It cost me $150 to have my heating company come out after he reported I did not have filters in my brand new HVAC system. He did not know where to look for them. A non operating light fixture in my crawl space was a burned out bulb. He broke the blind in my bathroom and stuck the piece he broke off above the window frame rather than owning up to it. My buyers then wanted 4 k for 'repairs". He almost ruined my sale and I had to keep paying money to prove things were not wrong. There were a few minor repairs, which I was willing to fix. if your buyer wants to use this inspector I recommend you refuse to let him into your home.
