According to the app used to control the pump speed, it is much more efficient than I expected. I have never had a pool before, so learning how to correct the pool chemicals has been a learning experience, especiallybwith our private well water, but was able to it to get all tests to pass. First, there was confusion regarding the spa system. The contract explicitly specified a blower, yet I was repeatedly told it was a venturi system. I had to repeatedly defend and re-explain my own contract until they finally confirmed what was already documented. HOA submission guidance was also contradictory. I was initially told to reject incorrect materials, but later informed that "generic" selections would be used to gain approval. This raises serious concerns about their process, and I believe HOAs in the San Antonio area would be interested to know this approach may be used. Second, project coordination was inadequate. I had to repeatedly remind staff about irrigation sleeves under the patio, which would have been missed without my involvement. The concrete subcontractor was unaware. While I was told it was "documented," it clearly was not communicated to the field. Anything beyond a basic scope required constant oversight from me. Third, design changes were poorly handled. Adding steps was discussed early but deferred. When included via change order, the drawings were incorrect, resulting in an unsafe step height. Even when sub-contractor flagged it before the pour, no action was taken. When I raised concerns that evening, responses were delayed and dismissive, including unprofessional communication. Fourth, the spa masonry work is unacceptable. While the stone was fine, the top caps and waterfall tile were inconsistently installed, leaving large gaps and visible caulking. When I asked if the caulk line could be reduced, the mason began to agree but was interrupted by the owner, who insisted it was "standard." Corrections were later acknowledged, but the proposed fix exposed further errors. I agreed to a quoted change order, but the final price was increased. There was no accountability or effort to honor the original price. Fifth, site management and closeout were poor. Multiple requests were required to remove debris, leaving my yard in unacceptable condition, resembling a gravel pit. The pool was also turned over dirty despite repeated requests to clean it before pool school. Finally, I was concerned by the company's conduct outside the project. After anonymously seeking advice online, the owner inserted himself into the discussion and attempted to control the narrative despite not being identified. Overall, this project showed a pattern of deflection, poor communication, substandard work, and lack of ownership. I strongly recommend others proceed with caution. Update to Staycation Response: Kelley argued rather than reading the contract-poorly handled. The HOA concern is not misleading, and I did not request anything on a rushed timeline. You deceive HOAs to get approval. Claims that I requested extra work "during" construction are false; I discussed a Phase 2 patio/sidewalk after completion, and with you as well. I never berated anyone over $100, and all change orders were paid in full as shown. I have documented evidence (I'll post), including time-stamped photos (today), supporting all my statements and showing final conditions. I never threatened with a 1-star review for no-cost. Documented evidence shows how you handled this gave you a 5 to 1. You fabricate, lie and misrepresent to discredit me. Conduct outside the project refers to the public Facebook response, which speaks for itself.
