I'm a contractor and truly appreciate working with a high-level professional inspector. Residential projects are now part of my past but a part of me remains skeptical of inspectors until I'm convinced otherwise. Charles has met and exceeded all expectations in his role as home inspector of a house we are purchasing from out of state. His communications have been timely, detailed, and clear. He was always open to discussion about our general concerns or questions. What's more, his reports were presented in a detailed, interactive format that was easily navigated and provided the creation of a repairs list (including many pictures taken during the inspection) to share with other parties in the purchase. His fair and comprehensive assessment of the conditions on the property and the ease with which his reports could be reviewed resulted in a smooth and more secure purchase process with no opposition from the sellers (including the repair request) or concerns from either agent. Lastly, the service included multiple inspection reports - sometimes required by insurance companies - and a lengthy phone discussion about the findings. His fee, especially when considering all that he offers, is a great deal.

I would recommend to anybody local. However, I cannot say I would for anybody purchasing a home from another state. A little background: I am relocating to Cape Coral, but was still working and living in NYC. Because it's expensive to fly back and forth, I wasn't able to afford flying for the inspection. My realtor was kind enough to accompany him for the inspection, and relay back to me any issues. Although my realtor did a great job summing up everything that was wrong, and the inspection report was very detailed, I still had some questions. I knew the house was empty for awhile, but I was thrown off guard to how MUCH was wrong with it! The clock was ticking on when we were able to give notice to the sellers of anything they wanted to fix. He did the inspection on Saturday, and the notice was due on Monday. No, we didn't wait until the last minute - it was the only time slot available for inspection. Sellers were only giving us a week. So, Sunday afternoon I called to see if he could get some questions answered. I also had emailed him the night prior (and never heard back which is why I called). So, he emailed me back and I assumed he was working - I mean, answering work emails to me is kinda working, right? So I called again, hoping I could catch him. No answer. Ten minutes later, I got a somewhat rude email back "It is Sunday. I am hosting a get together with friends. I would appreciate if you could please cease calling me until tomorrow." I felt awful for bothering him, but also felt that I didn't deserve that either. OK, so I might have been a little annoying I will admit, but 2 phone calls is not over the top. And also in my defense, I assumed the number was a business phone number, and not his personal cell phone. But, I complied and didn't call him again. I figured that he would call me on Monday to discuss my 3 EASY questioned I wanted answered... but I never heard back again except for the bill. Buying a house is a stressful process, especially one that is in a bit of disrepair. I felt that I deserved to be treated a little friendlier as a paying customer who is also a first time home buyer. I blame myself for not being able to be present for the inspection, but I do believe that the customer service could use a bit of tweaking. This was almost a year ago, so they may have changed things around a little bit. But, if you don't want to be bothered on your personal cell phone - shut it off during company because customers are gonna call!!! Bottom line: Good service, good pricing, thorough, report is spot-on, but customer service is lacking.
