We have lived here since The Met apartments opened. My son was attacked by our downstairs…read moreneighbor, who was subsequently evicted, requiring us to live in fear until our door was replaced, we moved to another apartment, and he was gone. We then had to go to court. During this time, ownership of the property changed and Rebecca Lubiejewski took over as manager. We have had 2 overnight visitors (one was the car of my older son) have their cars broken into with one of the windows smashed. More recently, my son-in-law had his SUV stolen from this gated community, and it was eventually recovered by Purvis Police Department filled with multiple assault rifles. They watch EVERYTHING on camera, but they would not assist with the stolen vehicle when asked about cameras. Maintenance makes up bogus requests to insist on entering rooms ("the bathroom fan might burn up if it runs too long"). This week I was awakened by K9 dogs barking and searching throughout the complex. Per Rebecca, this was because of the report of the smell of marijuana throughout the complex. I don't have any marijuana, but it was just signed into law as medically legal 2/22, so I expect we will all be smelling it soon. It is terrifying to be here now. This all really got worse when my son married his husband in November. I will also say that I am a grandmother who has been a nurse for 28 years. My son is in medical school. We thought this was a very nice place to live, and it was until Heritage Properties, and more specifically, Rebecca took over. RUN AWAY!!!

I lived there for a year and had many issues from the poor infrastructure of the building,…read moremaintenance requests approximately once a week. They paint the outside apartment floors and close off all entrances, unreasonably expecting you to not leave or go back at any point during the day until it is dry. The worst part was that they charge most people $400 plus in move-out fees and for damages that were present when we moved in (which we had documented and sent over to them but they ignored our request to at least take away the damage charges.) We called them for weeks to dispute this charge but everytime we requested to speak to the manager, she was "out of office" every other day for about 3 weeks. This continued on until we spoke with them again and said they had already sent the notice to collections. They are horribly unreasonable and will give you significant charges upon moving out. The front office manager is rude and obviously does not care about the residents, which was made clear multiple times. I would never recommend the Met and am talking with my school to end recommendations to students for living to the Met. They also tell you that certain renovations will be done when you move in (study rooms) and they don't follow through. They also said they hold events and have white boards and such to support students and medical students but they never did. We also had a lock break one night so 2 roommates were stuck inside and couldn't get out and another was locked out.

As a relatively new tenant at The Cottages, I feel compelled to share my experience. My biggest…read moreissue: the place is infested with roaches and other bugs. But let's start from the beginning. Management allowed me to move into a filthy and broken living space without a second thought, yet they were quick to take my security deposit, which was the equivalent of the first month's rent (plus additional rent). On my first day, none of the lights on the first floor worked, and the floors were in such bad shape that I preferred to keep my shoes on indoors. Some sockets didn't even have light bulbs. I was scheduled to move in at sundown, so we had almost no light to see. There is a large piece of wood shrapnel protruding from the staircase guardrail, which could easily stab or cut someone. This hazard was noted during the move-in inspection, but it remains unfixed. When we brought up these concerns, management argued that they were only responsible for our designated rooms. However, my room had black mold in the vent right over my bed, the carpet was so dirty that my socks turned black from walking on it, and there is paint bubbling on my walls. Every wall on the first floor is dirty, and there are still holes from where the previous tenants mounted a TV. But all of that pales in comparison to the ongoing pest problem. Since day one, I've encountered roaches and other pests throughout the apartment, especially in the kitchen. Management has shown little interest in resolving the issue. They called pest control once that I'm aware of, and the technician was here for all of six minutes. It took me four calls over the past month to get them to even acknowledge that it is still an ongoing problem. As of today, September 3rd, 2024, I still find roaches and bugs in the kitchen, and they're even getting melted in the dishwasher. Management seems to treat every concern as if it's at their discretion to address. For example, when I reported an extremely rusty and dirty bathroom vent, they told me they don't handle rusty appliances. Unbelievable. I've documented the roach incidents in videos: the first was on August 15th, the second on August 19th, the third on August 23rd, and the most recent on September 3rd, 2024.

I've lived here and loved it... until now. Recently, I was told I'd have to move out of my…read moreapartment for two weeks due to "cleaning," even though I have class and need to stay in Hattiesburg during that time. I'm still being charged full rent, even though I'll only be able to live there for one week. On top of that, I'm now forced to spend over $1,000 on a hotel or Airbnb just to stay near school. That's a huge burden, especially for a college student. My family chose The Cottages over cheaper options because of the safety and great location. We were okay with rent going up $100 this year just for peace of mind. But this situation feels like we're being taken advantage of. I've reached out to management asking for a fair solution--prorated rent, early move-in, or help covering housing costs--but nothing has been offered. We've recommended The Cottages to so many other students in the past. Sadly, this experience has completely changed how I view this complex.

It is now called The Park at Mayfield. The newest management team has been the worst. The constant deterioration of the complex itself coupled with the uncaring staff is unacceptable. We were model tenants and were never late on rent. We took care of our own unit and left it better than we found it. We even moved out a week before our lease ended and they still found a way to keep our deposit. Do yourself a favor and look elsewhere. They overcharge for rent on units that haven't been updated in over 20 years. They charge you for pest control that doesn't exist which is evident by the constant insect problems. When I called a month after we vacated to check on our deposit, they didn't even know we had moved out even though I had given our written intent to vacate months before and had also turned in our keys. If you want to live somewhere that is worth the rent they charge, choose Breckenridge Park Apartments. The Park at Mayfield is disgusting, from the deplorable apartment conditions to the staff. DISGUSTING. I have decided to add pictures for your viewing pleasure. As an example of two major issues we had, the tenant above our unit literally dumped so much birdseed in his patio to feed all the birds of Mississippi that we had to put up tarps to catch it because it was showering our patio. We made countless requests with pictures to the office and nothing was ever done about it. Once the tarps got so full and collapsed, we could no longer use our patio. Also, we had water damage from a busted pipe in our kitchen and they took so long to address it that the molding started growing black mold. What did they do to fix it? They simply painted over the mold right before we moved.

Now, there is loud music and groups of people gathered in the parking lot talking loudly at 2am, trash EVERYWHERE, a stale stench of cigarettes and marijuana 24/7, and loud cursing right outside our door that my young sons hear on a daily basis. This place has become a ghetto frat house and I cannot wait to move! My husband and I have complained to the leasing office with no result. This place is a DUMP. Not worth $873.30. Yeah, the rent went up too. STAY AWAY!!!!!
