As a current resident of Copper Beech Statesboro, I am satisfied with my decision to move here. The leasing staff has been here to assist me whenever needed. Everyone I have made contact with in the office has been above and beyond amazing. I am not sure why the rating is so low for the property but my advice would be to come in person and see everything that Copper Beech has to offer. Maintenance is also great here. I have only had to contact maintenance once since being a resident and that was for my toilet. Since then I have had no more problems. The apartments are well-kept and maintained. The community team does a great job of maintaining the property. Since I have been here they have put a lot of money into the community. There is security and plenty of security cameras throughout the property. They have put new roofs on our units and rebuilt our patios. Our gym has recently been updated with some more upgrades. If you like peace and quiet and want a place to study it is all here. I can go on and on about the pros of this community. This team is hands down and up one of the greatest in the area. Lived here for a year--terrible communication from staff the entire time. My roommate went a full month without a working shower, and we constantly dealt with roaches. The carpet was filthy when we moved in, and now after moving out in May, they're charging me a cleaning fee for it--even though it looks better now than it did when we arrived. I helped my daughter move into a unit on Aug 6th, 2023; upon arrival, the unit smelled like cat urine or a powerful marijuana smell; we did our best to eliminate this, but it was not easy. Under her bathroom sink, mold was present (I have pictures). Moved my daughter in this weekend and had to leave her there for the second day without a usable bed. They promised her a bed yesterday before we shut it down for the day. We went to office and they said they ran out of beds and would get her a new one today, Sunday. We go to the office today and of course, they are closed. Carpet was not cleaned and needs replacing. It was 100 degrees and the air did not work. They changed the air filter but didn't clean the grates. It was so dirty so all we were breathing is dirty air. Ceiling had a leak before we arrived and was not repaired properly. Her closet door sticks and does not open unless you hit it hard. One of her roommates does not have a bed either because it was so filthy. The townhouse is unsecured because the downstairs windows do not lock in one of the girls rooms. There were so many parents and students in the office with complaints. One of her roommates was there for the summer and we tried to address some of these issues but could never reach anyone in the office. They finally returned one of my many messages and emails saying everything would be ready by her move in date. I feel they take advantage of GSU students. I wish I didn't have to leave her there especially without a bed, but school starts Wednesday. What are we to do. When you call, you just get the AI, never a person. This particular establishment practices predatory leasing and tends to have no morale for placing extra fees on ignorant tenants for things they aren't responsible for. -They offer a subpar maintenance team who in most cases Jimmy-rig maintenance tickets and lie about completion. -The pools from my experience over the years is usually very dirty with excessive debris from previous swimmers with a very random cleaning interval. -There is a floating chance that your vehicle will be towed even if you are a resident due to office failures to organize resident drivers. -The leasing staff is usually very open and polite except for the management team; You can expect conniving and classist behavior from them with no grasp of societal reality. All though our unit was not best when we moved in and my roommate's were not happy with the cleaning they did before with our carpets and stuff, the maintenance team especially chase did everything to help us and repair what we needed and replace furniture and anything else we needed. the office people nice when we went in and got a package, mainly I wanna shoutout Owen for always being nice and helpful in the office while we lived there. I do not recommend living here at all. I moved here because of the large bedrooms and space, but the cons that come with it are ridiculous. When I first moved in last year, my unit was not fully cleaned. There was a leak from the HVAC unit, and they kept trying to say it was the washer. When they finally opened the HVAC in my unit, it was flooded and mold was growing. The carpet was not replaced nor was the mold cleaned up. maintenance is awful. They never fix anything and will give you the run around. Our air was broken for 8 months, and they kept saying they couldn't replace it. Instead they overloaded it with liquid to work. Utility charges are another issue. I have been overcharged with no explanation. When speaking to office management about the issue they do not have an explanation. I ended up having to resign my lease here, and then I was double charged on my first months rent, pet fees, and extra fees. The office once again could not explain the issue. When my oven caught on fire, and I called emergency maintenance for help. They responded they could not come help due to them not being allowed overtime. They do not replace the carpet in units, so you are bound to end up with stains and outrageous smells. It is ridiculous. They have went up on there pricing every year, but the units have not been upgraded or changed. You will have a roach infestation no matter how much you clean. I requested pest services, and they rarely come. Roaches continue to pile up. My air broke again in August, and when they came to fix it. The HVAC had overflown again, and maintenance did not do anything to get the water up. There was literally mild growing. I have since requested maintenance to come clean the HVAC unit, and no on has came. Staff says they will send someone, but they rarely do. The company that owns the complex is based out of Chicago, Illinois. They do not care about students at all. You're better off living somewhere else even if the unit is smaller. read more

I would strongly recommend looking elsewhere for apartments. I moved here because the apartments are spacious and rent wasn't that bad, but those two pros are not worth the countless cons. We knew we made a mistake when we moved in. The DAY we moved in, my roommate's closet had ANIMAL FECES in it. So they obviously don't ever clean. The apartment complex also reeks of cigarettes and weed. The ROACHES are my biggest complaint. My roommates are I put extra care into keeping our space clean and food stored away and we still have gone through multiple bottles of roach killer. We have begged maintenance to do something about it and they ignore us. Which brings me to my third complaint, maintenance is AWFUL. they will lie about fixing things or just flat out ignore you. Our washing machine broke, it took MONTHS to get it fixed. It was only when we started to bother their staff by calling every day until it was fixed that something was done. Our neighbor's apartment has flooded three times, destroying their belongings. Break ins are also common, so if you have any belongings you cherish I would recommend storing them elsewhere. They also overcharge for utilities almost every month. My roommate and I are both out all day almost every day, and go out of town often. These constant extra charges make literally no sense. This seems to be a problem a lot of people have so definitely take it into consideration. Moving here pretty much means throwing money away every month. read more

I am constantly having an over charge for utilities up to 50 dollars plus a month when I am barely home. it took over a week to move in my belongings because the space was so dirty not to mention we got moved to two different units because they were just so nasty when moving in and when found the third unit it was still dirty and took awhile for us to move in. upon moving in it took almost 2 weeks to receive our keys. we had to keep the door unlocked for eachother to enter the unit which was unsafe. the management team is terrible at resolving any issues along with maintenance requests being unfulfilled. read more

Copper Beech is managed poorly and they have no problems targeting college students. This place have any and everybody living in them. Copper Beech is managed by the Scion group out of Chicago Illinois and they will not fix or repair their apartments. Apparently they have budget issues and pass the problems on to potential college students by charging excessive fees once move in. I have never seen an apartment community management tell a new tenant something isn't in their budget to be fixed or replaced when it's their responsibility. Copper Beech use young unexperienced people to maintain their apartments. You will move in on top of animal hair and pet stains on the carpets, potential damaged and broken furniture as well as filthy appliances where there's no cleaning job performed before move in. Copper beech is probably the worst complex I've lived in. I was so excited to move in here because of the space but that was quickly turned around when I moved in and saw how absolutely disgusting it was from previous tenets. It was never cleaned in between and reeked of wet dog, the couch was disgusting and I spent two weeks begging them for a new air filter until buying my own. I also had to deep clean the entire place, they offered to send a cleaning crew but I didn't have the means to stay in a hotel last minute when they were booked up with other residents who's apartment wasn't cleaned. If you have a pet and tell them upon signing the contract and upon move in day they will stay silent until inspections and then charge you $200 for not registering your pet despite not giving you any information on where or how to register them. I even told them I had a pet upon move in day and when I signed my contract. The management is shoddy at best. This apartment complex has roaches, shootings, and terrible management. It's a cockroach haven here. I walk past a certain tree every night in the parking lot and hear scattering. One day I shine my flashlight and see probably 200 roaches. They're ALL in the bottom of my drain, and they are always making their way into the apartment even though we keep it spotless. They still haven't given parking passes after 2 months of being here, so there's never any spots at my apartment. I have to park all the way down the road at other apartments. Copper also does exactly what the other reviews say. They overcharge like crazy (one month when me and my roommates were gone for the entire 30 days, we left the lights and AC OFF). We came back after break and the bill for that month came back saying we went $15 over each person. That's physically impossible. They also changed the lease and made it more expensive. Last year I only paid $415 for a 3 person, this year it's $455 for a 4 person. And the apartment quality is worse because the $455 is the "old apartments". Gotta ph $475 for the newer ones, assuming you do 4 people. 3 person or 2 person is around $500 now. Probably the only thing they're good about is if you call for maintenance regarding a toilet issue they show up the same day typically. But other than that it's pretty bad. It's a shame because I really like the layout and spaciousness of the apartment. Too bad they can't fix their issues. Making me find a new place for next year. read more

Do not rent an apartment here at Copper Beech, because they have all kinds of hidden charges, like charging you for renters liability insurance, parking fees, administrative fees for the staff, reassignment fees (in case your roommate does not like the fact that you have a pet, even though you have signed a lease for a so-called "pet friendly unit", service fees for administration billing for utilities (this is a fee in addition to the actual utility bill). If I could give Copper zero stars, I would. Let me start by saying that I was guaranteed an early move in date, due to university requirements. When I showed up on said date to get my keys, my apartment was not ready and I ended up having to take my room is. When I asked why this happened, a member of the management staff said that the date on my lease was incorrect and asked me, "well, can you not read?". LOL Continuing on, the room I took as is was gross. The girl before me had a puppy, so things were destroyed. I noted all the charges on my move in sheet. The next two years in copper were a string of car break ins, attacks, feeling very unsafe in my apartment, and even a murder-suicide less than 30 yards from my apartment. Did copper do anything to increase security? Of course not. Halfway through my second year living here, they changed the way rent was paid. Yep, you read that correctly, they changed their system halfway through my lease. Their communication system was spotty at best, so I never received anything letting me know this would be changed or how to login to my new portal. I received late fees....... because they changed the way rent was paid halfway through the lease....... and neglected to let me know. Great. Finally, when it was time to move out and move my life halfway across the country, I simply asked them to not enter my apartment until mid-July because I had already paid a cleaning crew to enter and deep clean the place. Because, remember I took my room as is and moved in with a friend, so our apartment hadn't been professionally cleaned in 3+ years. Copper denied my request to leave my room open and walk through at the end of my lease. They did my walk through when I still had an entire month in my lease, that had been paid for on time, charged me for damages, and locked my door. The damages I was charged for, you may be wondering, were from the previous tenant. Yep, the damages I reported on my move-in sheet. After calling the front office more than ten times, being placed on hold repeatedly, I received a collections notice and ended up having to pay for charges that were not mine. PAYING FOR MY ENTIRE BUILDING's WIFI After living here for 3 months, I just received my utility bill (for July). The billing is 2 months behind. You don't get a bill from the power company but though the use of a middle man billing service called "Conservice." (This company has 100 reviews and only 1 star on here) I had a $300 power bill for one month! This did not make any sense. Upon further inspection of my unit, I found metal 3'x2' cabinet that makes lots of noice and radiates a lot of heat. The leasing office told me It's a newly installed fiber optic Ethernet switch for the new internet provider, Whitesky Communications. I called Whitesky to ask them about the box and if it is connected to my power. She told me to verify with Copper Beech, but that it's supposed to run off of the "House Power" (Copper Beech's meter) and warned me to not open the box or touch it at all but she would have a tech call me back to help answer my questions. I complied & left the cabinet alone. In the meantime, I turned off the all the lights, the A/C and unplugged refrigerator & everything in else in my apt. I went outside to check my meter and it was still running at a good clip. This is just not making sense. I went back inside and just turned off all the switches in my breaker. I left it off and called my father to talk about the bill. About 5 minutes later I receive an email from the property manager stating that I had tampered with the internet box after being told not to and that the entire building lost internet. She threatened me by saying if I didn't plug the switch back in immediately , I would be fined and evicted. She then called both my parents then finally me (my mom said "I don't know you and hung up lol mom). The property manager started to scream at me and threaten me. I kept trying to tell her I didn't touch the box but only flipped switches in my breaker. She didn't believe me and told me the internet is powered by the "House Power" and that they pay for the power the internet uses. I asked her why the internet went off after I flipped MY power breaker and she scoffed and said she wasn't an electrician. She said that she would come check it out her self on Monday but in the meantime I am not to touch any of the switches in my breaker box (fingers crossed there's not a fire or other emergency that would need power turned off). I flipped all breakers back on and went outside to check the meters again. I found the meter labeled "HP" (The "house meter" that the property manager mentioned) and saw that it was not only still, it read 000000! NO POWER has been charged to Copper Beech, At least In my building. This looks very bad. it appears they are stealing power from residents & I am personally paying to power the whole building's internet! Either the Property Manager is lying to me or whoever installed the internet in my building, cut corners and lied to the Property Manager. Either way, I'm still stuck paying the overages or risk eviction. Don't sign a lease here until you know what you're paying for. read more

I cannot do homework, or watch a movie without the internet cutting out and having to restart my computer. Over the summer my car, as well as my neighbors cars were broken into. They told me they were taking safety measures to ensure it wouldn't happen again, but I haven't seen those "safety measures" implemented yet. We have an actual roach INFESTATION and copper has done nothing to help the matter. Despite all of these issues Copper Beech has the audacity to up our rent every year. DO NOT SIGN HERE!!!!! Do NOT allow anyone you know to sign a lease at Copperbeech apartments. I signed a lease months ago with this complex for a three bedroom. I opted to pay extra for the bedroom at the bottom and my move in date was set for 7/7/17. On 7/8/17 I arrived to the complex to get my keys and move my things. I was unable to move in on 7/7/17 due to being on vacation and I had previously got the okay from the front office. Here I am on 7/10/17, still unable to move into my apartment because of the problems with the first apartment. For starters, the apartment was dirty. A leg was missing off of one of the couches and the other leg was just about off. The couch was ripped. The mattress provided by this complex had "red stains" on it and MOLD was growing in the closet. I was initially told nothing could be done about the mattress because it wasn't an emergency and it was the weekend. Fast forward to today, I spoke with an assistant manager who said she would find me a different apartment. She found me a different apartment that was much cleaner but unfurnished. I am paying for a furnished apartment. She advised me that furniture would be moved in on 7/11/17. She told me that this was the best option because the other empty apartment on their property had the same "water stains" in the closet. Upon my inspection of the new apartment, although it was clean you could tell these same "stains" in the same place in the closet were present before they were painted over. When I mentioned this to the staff I was told "there is not a perfect unit on the property" as if asking for an apartment WITHOUT mold is perfect. THIS EXPERIENCE HAS BEEN A NIGHTMARE FOR ME AND I HAVEN'T EVEN MOVED MY THINGS IN YET! If zero stars were an option they have earned it. The management has little to no experience in working inside residential business and would benefit from cleaning house. I regret my listening to the reviews because they missed nothing. They changed lease policies in the middle of the leasing year an expected more payments asa result of these changes and have filed a report on the guarantor's credit because we complied with the policies we originally signed and dated. The lady in management right now has no sense of customer service and has undoubtedly distasted myself and every one of my roommates from ever using copper beech in the future. I would not recommend these towne homes to any student coming to statesboro you'd be in a better position to commute than to work with this poorly ran business. Will be reaching out to corporate to pursue the idea of cleaning house and hiring and turning their numbers and customer satisfaction around. I don't feel the need I go into details further than listen to the star ratings that they have. They're honest and greatly reflect my experience with Statesboro Copper Beech.
