I found rick when I was researching how to test the basement in the house I'm renting for mold and…read moretoxic air. He came and did a house assessment and it was well worth the money! He confirmed my concerns but backed it up with evidence, pictures, a report and was available for phone calls to ask questions. Turns out the basement in our rental was highly toxic and the HVAC was leaking the air into our air system and it was making us sick! I am lucky that I had a homeowner willing to deal with everything and I really did need Rick and his report to get her to understand the severity of what was going on. Rick is exceptional and when I'm ready to buy a home here I will be using his services before I purchase. I highly recommend hiring him. At one point one of the people that came to seal the HVAC saw the report Rick gave me and was amazed at how thorough and detailed it was. He said he was incredibly impressed and that he's been in the business for 30 years and wanted to have Rick's contact information. When you hear that from another business owner that is in a similar line of work you know you found someone great! Not that I needed anybody to validate that for me but it feels worth repeating.

This is by far the best investment I have made in my home…read more Rick Bayless is an amazing inspector. Not only is he certified in many fields, but he has practical experience that makes all the difference. One of the reasons why I picked Rick is because he only does inspections. He does not do actual repairs. This is wonderful because I know he is free of any bias or interest in discovering expensive issues. Rick started out by asking us what our concerns and issues were. We initially wanted him to inspect for mold that was causing health problems. That was just one of the many things Rick did for us. Rick did a complete top to bottom inspection of the house. He looked for problems with energy efficiency, health issues, comfort issues, etc. He not only identified problems, but sat down and explained the best and least expensive way to address each issue on our own whenever possible. He told us what we need to do and offered to help guide us on any projects we might have to undertake in order to improve the quality of our house. He also prepared a full report with pictures so we could identify each issue. After the inspection Rick has continued to provide insight and advice on how to tackle each issue that was found. Most of the repairs would've cost us a lot of money if we had outside contractors do it, but Rick told us how to easily do these things ourselves. He has checked up on us several times and has provided great assistance in getting some of the items we needed, but were unsure how to procure. Rick has been nothing but helpful and his service far exceeds the modest price we were charged. I will be sure to have him inspect any new home we may ever have or even to assist with any major remodeling of the house. I will be recommending him to all of my friends. If I could offer one piece of advice for any homeowner, potential buyer, or even someone looking to have work done on their house it would be to first call Rick and have him do an inspection. You would be amazed at the things he would be able to tell you that other inspectors would not even care about. For the modest price he charges, you would be a fool to spend full dollar before having him look your home over. Remember he does not do any actual repairs or work with referrals so you know you are getting an unbiased inspection. The only bias he has is to help you live in the best environment possible.

Not once but twice! Kudos to our Inspector, James. I have had the pleasure of meeting him in August…read more2019, with the sell of an investment property in Easley, SC. He arrived on time and was friendly and professional. Very thorough with the inspection and the report was specific and detailed. In September 2019, luckily, we had James AGAIN for a property we are purchasing in Lyman, SC. Arrived on time, actually he was waiting on me before the assigned time. After a brief intro he got to work doing what he does best. 2-3 hours later we got a verbal summary of findings in order to proceed to closing. If seeking a thorough, knowledgeable and efficient inspection; I'd highly recommend Advantage Inspection. Ask for James if possible. I might add that the cost is highly competitive. THANK YOU JAMES HUFFMAN. You can count on us using their service for a property we are selling in October 2019.

I wanna share the worst experience I've ever had with an inspection/inspector in my life (and I've…read moredone several inspections before). I made the mistake of trying for first time Advantage thinking it would be good, well Adrian showed up to inspect a home I wanted to buy, the same day I had a roofer coming to give a quote for the roof, so Adrian decided to assume I was waiving his side of the inspection to replace it with the roofer which was not doing an inspection, only a quote, and also like I paid Adrian for HALF and inspection and not for the WHOLE HOUSE!... at no point he bothered in asking if I was okay with his assumption of him not inspecting the roof, a roof that clearly needs to be replaced. At this point after the report is done with no notations on the roof of course, I have zero grounds to negotiate with the seller. After this, I try to get in touch with him, he completely ignored ALL my calls and messages just to call me 3 days later to tell me he didn't inspect the roof. But they were very happy to charge me for the whole inspection! I wonder how many more things were inspected under this level of quality and professionalism or not inspected at all. You could be costing me a whole new roof that I could have negotiated with the seller IF ONLY YOU WOULD HAVE DONE THE WORK I HIRED AND PAID YOU TO PERFORM! I guess if I would've had there an electrician and a plumber to give me quotes too he would've not inspected any of that either! UNPROFESSIONAL is a very gentle word to call them, worst service I've ever had from a business of this kind. I would give you a zero star if I could.
