    I had two opportunities to use the Cooley Team's services (Bill Cooley and Pamela Hardy Cooley)…read more One in 2020 to purchase a home in Tellico Village and another in 2025 to sell the same house. So I saw their performances two different capacities: a buyer's agent and a seller's agent. In 2020, I sold a home in GA and purchased a home in Tellico Village. I lived in Tellico 5 years. In 2025, I sold the Tellico Village home (102 Depew Drive Loudon TN 37774) and purchased a new home in GA. The best thing about these two transactions is the fact that I was able to close my selling and buying transactions on the same day in both 2020 and 2025. I emptied the old home and moved into a new home on the same day. In terms of setting the close dates, Cooley Team was very helpful. In 2025, this team brought an offer in 3 days of listing, and actual contract was signed in 10 days from listing. Tellico Village realtors, including the Cooley Team, do not mention important factors for some reason. 1. Tellico Village water quality is not very good. There are many probable reasons for that. High quality water softener costs about $8,000 these days. There are cheaper ones available, though. 2. Many homes have "crawl space." Crawl space requires high maintenance costs in retrospect. Moisture level and radon level are two conflicting elements. It takes substantial investment to control both elements -- ranging $10,000 to $20,000. Either seller or buyer will end up with absorbing this cost. This element can turn out to be very tricky, troubling issue during the sale/purchase transaction. 3. Neighborhood issue (legally, realtors are not allowed to mention) is rather significant. Of the 8 houses surrounding my home, 3 homes changed ownership during the past couple of years. In all 3 cases, souring neighborhood relationship was one of the major reasons for selling their homes. Cooley Team, of course, did not want to be involved in these issues. They took a rather passive approach. There seems to be some reasons for that. But they could have done better in the area crawl space matter. Due to their passive approach, I ended up with throwing some money on the table to address "future, potential" crawl space issue. I provided some money for crawl space repair (actually, an improvement project in my eyes), asking for accounting when the repair work is completed. Almost 2 months passed since I moved out of Tellico Village. I have not seen "accounting" for that money -- pictures of the completed work along with pictures before the work, vendor invoices, payment records, etc. Even today, I am waiting for the proper accounting of the money. This is actually related to the agent's fiduciary duty toward their client. Cooley Team has not discharged this duty so far -- 2 months after the close. They might have some excuses, but sufficiently long time passed. "Unaccounted" money is the same as "stolen" or "embezzled" money. Both buyer's agent (Zach Miller and Cindy Nash Miller at ReMax) and my agent seem to be cooperating with the buyer's improper action. Additionally, I have several comments on Cooley Team's performance, feeling that somehow, 2 cents are short in their business services and dealings. 1. Languages shown in the property description seem to be very flat. 2. The team was careless in the initial preparation. My house square footage was 2,850 sf, but their number was 2,580. It seems to be a typo. but the wrong number was the basis for generating a comparable home price. 3. During the inspection stage, I found that the buyer's agent put a lot of effort and care in preparing "amendment" document to protect his client's interests. However, I have not seen such effort from Cooley Team. Their writing was also very flat, not showing thorough protection for me. In my opinion they need to improve their writing skill to add more detailed, specific, and thoroughly addressing potential future issues. 4. The team did not make sufficient effort to improve my interests when there is some disagreement between parties. But rather, they tried to put pressure on me to accept the buyer's term. I obtained an impression that they want to close transaction fast even at my (seller's) expense. Strength of the Cooley Team: They seem to be one of the high-volume agents in the area. Thus, they are able to work for a less commission. This enabled me to accept the lower offer than the desired price. The team was also very helpful in some practical ways, because they reside in the Tellico Village. I appreciated them from time to time. January 2025 was a hard time in Tellico realty market. In the tough market, Cooley Team brought a result and I was able to move into the next chapter. I leave this review as a kind of annual performance review used in the corporate world.

Now I've moved back to Knoxville and needed to purchase a home quickly in this difficult market. He found the perfect place and negotiated for me to buy it (with many competing offers) in FIVE days. He also got a closing in FOURTEEN days. Again, miraculous in this market. He has even provided references for excellent contractors to remodel the home in a reasonable timeframe. The most amazing thing about Blake is that he cares. He truly cares. It doesn't matter to him if you are a buyer or seller or if you are a $200,00 buyer or a million dollar buyer. You are treated exactly the same. I'm so grateful for him. I believe he has realtor superpowers and the heart of a giant. You cannot go wrong with Blake Rickels.
