Michael worked tirelessly with agents on both sides of the deals and kept us encouraged and informed at all times. I'll admit to feeling less than optimistic.     Like many other people in the current economic depression, we had to short sell our house recently…read more Bear in mind this is not something that I would have ever chosen to do - my husband and I literally got laid off from our jobs within two weeks of each other, and we had to make the radical decision to move to Las Vegas where my husband had a good job lined up for him at the time. I loved this house dearly and hated to see it go, but that's the economic reality. And no, we weren't deadbeats who couldn't afford the house. This was literally the weirdest sale ever. The buyer, and moreover the buyer's lender, had such severe problems that this deal was in jeopardy multiple times during the sale. We went through attorneys to delay the short sale, had document mixups, and experienced any other problem you can possibly think of, and Andy and his team still managed to wade through all the confusion and close this sale. This sale included issues with the buyer's lender fudging the paperwork to be $700 short which caused a week's delay, the buyer randomly showing up with huge amounts of cash which required paperwork to be redrawn, and complete disarray in paperwork that no one but Andy and his team could possibly sort out. Despite all these things, Andy, Kamran, and the other people at VREG managed to navigate this nightmare and get this deal figured out. We had multiple dealings with attorneys which helped us extend this process, but the real noteworthy thing is that there was a point where our attorney told us that our sale could be delayed no longer. Despite this "official" legal advice, Andy and his staff pressed our mortgage holder, and managed to get a further extension which finally enabled this deal to go through. Andy and his team at Venture Real Estate Group are nothing short of miracle workers in the Seattle real-estate market. They managed to close what is, I am assuming, one of the most ridiculously complicated sales they have ever seen. I cannot recommend Andy Langsord and Venture Real Estate Group highly enough. They managed to turn what would have been an absolutely hopeless experience into one that worked.

I only intended to leave an honest review of our experience with IBA. I stand by my one-star review. As our broker, their job was to represent us and get us the best deal possible--not just push a deal through. The buyers already had their own agent. It became clear that closing the transaction quickly was the priority--not our best interests. That's not just poor service--it's unethical. Mortgage lenders need to know whether they're financing a home or a business. Blurring those lines to push a deal through isn't just questionable--it's potentially harmful. We were not properly represented, and we paid the price for it. I recently posted an honest review about my experience with IBA and noticed they still have a 5-star rating. I probably wouldn't have checked back--except I received a letter from an attorney representing IBA. Here's what it said: "They are chagrined that you posted an online review of IBA suggesting otherwise, and we demand that you remove the review you recently made of IBA NW Business Brokers on Google." To be clear, I shared a truthful account of my own personal experience. I did not name the broker involved, nor did I exaggerate any details. It was a simple, honest, one-star review summarizing what was, for me, a very disappointing experience. I don't appreciate being pressured to remove it. A company that can't accept fair criticism without resorting to legal threats raises serious concerns. There are many business brokers in the Northwest--I'd encourage others to do their research and choose one who values transparency and accountability. Original review: I recently worked with a broker from IBA to sell our business and home together, as the business operated on our property. My daughter and I had one chance to sell the small business we built and dedicated ourselves to for ten years, and unfortunately, we were met with disregard and a lack of respect throughout the entire process. The very first interested buyers ended up purchasing it. While it turned out to be a great deal for them, it was not in our best interest. We felt misled and unsupported from start to finish. If you're a small business owner, I would strongly caution against using this firm. In our experience, their practices were misleading and did not prioritize our needs as sellers.

    I have listed my home with Asa Shigley of Sterling Johnston, and have been very disappointed with…read morehis representation as selling agent. As an out of town seller, Asa assured me he could find local subs to take care of some minor, cosmetic repairs; "afterall, that is what you are paying me for". It has been 2-1/2 months and these repairs have not been made. With these repairs incomplete our home has reduced appeal, and likely confidence, for buyers and their agents to visit a property with these simple cosmetic issues left unrepaired. Any honorable real estate agent would be embarrassed with this situation. In this hot real estate market, we find ourselves with an offer at 10% below asking price (mid-point of Asa's research value). As there is no buyer's agent, Asa has increased his fee split % since "I'll be saving money vs having to pay a full fee". I have balked at this, stating his failure to find subs to make these repairs and demanded a reduction of his fee to the typical split (stated in our contract), and to reduce it more if he fails to find subs to repair the work during closing period. In response, we have received a revised offer which includes in the sales amendment the Selling agent's increase commission, as well as having 0 days in the Seller's Right to Terminate (30 days typical). This will guarantee Asa and Sterling Johnston a higher, and undeserved , commission while providing me no protection from upcoming failure to perform on their part. I feel I am in negotiations with my own representing agent rather than receiving representation services I am paying for. I expect Sterling Johnston to perform their work as promised, and at the commission per our contract.
