I am currently living in a home that D&H Property Management is currently managing and they took over from another Property Management Company that used to manage the home i'm in, and they were horrible .D&H Property Management does an Outstanding and Amazing job as far as getting the issue resolved and fixed expediently, they are very professional, and they hire experienced professionals to do whatever needs to be done pertaining to repairs. They reached out to me and apologized as well as explained the situation which triggered my negative response which, to me, made perfect sense. Never leased, or rented from them, however my landscape company had a long great relationship ! All properties seemed well maintained, before we took over. This place has TERRIBLE maintenance. You put in a work order and it takes forever to get things done. I literally waited 2 months to get several things wrong with my apartment done, after they lost or misplaced my first work order and had to make another. The office manager is NEVER in the office. The supervisor gets an attitude when you call and ask about why things haven't been fixed in your unit. Every year for past two many of us residents have suffered the loss of storage in the basement from consistent sewage floods that smell extremely bad. The free heat is great to have during the winter but during the summer, the ventilation system is so bad that you have to decrease the thermostat all the way down to 70 to get the house cool. Also, you have to run the air for a VERY LONG time to get the house cool, but that's only downstairs. It takes even LONGER to get the upstairs cool. With having to run the air that low and for so long this causes your energy bill to be VERY EXPENSIVE. It's been costing me over $200 every month during this summer. PLEASE PLEASE, if you can afford to, explore other options before moving here. It seems like a good place during the first walk through and visit but its not. I'm NOT DISGRUNTLED I would just hate for someone to experience the things myself and other tenants have gone through. We are all planning to move once the lease is up. Bad experience as a potential tenant. My husband and I were ready to put a deposit down on a home and sign a 3-year lease (we actually planned to stay much longer). We had trouble getting ahold of Fran Higgins throughout the whole process and she ignored our calls the day before we were supposed to meet at the home and give her the deposit and application. The day we were supposed to meet she finally called me back and told me that another couple that had lost interest in the home suddenly wanted it again because their other choice for a rental had a flooded basement. So she signed the lease with them that morning...which explained why she was ignoring our calls. She went with them because they were willing to move in sooner, (probably paying more out of desperation) and didn't care that the floors were in horrid condition (we were going to put in new carpet). Business is business I suppose, but Fran just had a sucks-to-be-you attitude and didn't even offer to see if her management company had anything else available that fit our needs. I told her I was a little concerned this might happen as I had found some poor reviews about her company (that named her) and that we gave her the benefit of the doubt and hoped we would be an exception and be able to write their first positive review. I also told her unfortunately she just gave a lot of credibility to those negative reviews and that I would be adding another. Her response was literally, "Oh well". That's the kind of people that you will deal with here. I actually feel a little relieved because I couldn't imagine having to work with this company for the next 3 years. They are clearly not concerned about their reputation or satisfaction of those they encounter. They should realize every person is a customer whether they end up doing business with you or not. Please take this and the Google reviews seriously, and remember that nothing is more honest than an online review...not even a BBB score. read more

My family and I had a horrible experience with D & H - especially with Fran Higgins. Very unethical organization and individual. We had signed a two year lease with one of their clients, but was forced from the home when the owner had to sell the home. Quick to bring court proceedings which tied up my families monetary funds effectively forcing my family from the home. No communication from D & H prior explaining the home owners situation, so that I could have made other plans to house my family. Absolutely horrible property management company. They lie about everything! We would get no phone calls or texts about inspections and then they would call saying they have been trying to schedule an inspection for over 5 months. Once again, I reviewed all texts, phone calls and emails and not one from them. This wasn't an isolated incident, it happened every single time they had to do an inspection. On to the REAL problematic issue with them, they tried to steal our entire security deposit after we moved out AND charge us $2800 on top of it for new carpet. They didn't even try steam cleaning it, just sprayed ozium on it and said welp this didn't work, we need new carpet. Ha! We threatened them with lawyers and they changed their tune, the ozium DID work. Hmm...shady as f*ck!! Stay away from them! Absolute crooks! read more

Let me start out by saying my experience with D&H Property wasn't horrible. After reading the reviews I was nervous. This company took over a home that I was renting from another property management company. Whenever I called or emailed with a question Joanne and team were professional and timely with their responses. I will say that was not the happiest with having a lockbox placed on our home immediately after we notified D&H, BUT that was how the contract was written. I blame the homeowner. Had such amazing service from Brad, what a great guy. Once the contract is signed and the company staff takes over, it's another story. As a renter, you are somehow seen as a 2nd class being that needs to be "handled". Mrs Higgins lacks the finesse that is needed to deal with the public. So disappointed. read more

I purchased the house solely for an investment and after interviewing several management companies, I chose D&H because Fran Higgins made me feel very comfortable with the process. It's been over 20 years that they have managed my property and I'm completely satisfied with their work. During this time, I've only had 2 tenants, one for 8 years and one going on 13 years. If there was a worse rating they would be the first. This is a warning to all perspective homeowners and tenants. This company is the worst company to manage your property. They placed a tenant in my property who could not afford the rent so as a result the tenant got evicted and stuck us the home owners with over $10,000.00 in expenses/ and repairs to my property. And furthermore tenant was taken to small claim court for damages and to date had paid nothing . Had D and H done a proper background check this tenant would have never qualified for this property. As she had a bankruptcy on her record two years prior to renting this property. So this tenant had filled bankruptcy again in 2015, and we where never notified by D and H that this tenant filled bankruptcy again to discharge this debt. So just be very careful when dealing with this incompetent company. read more

If I could give no stars I would. Fran Higgins is the WORST of the WORST. Lazy, does not respond to repair requests. She will let your property go to the dogs if you let her manage them. Save yourself the headache and go far, far away from this company. I went to look at one of the properties she was managing and the doors were busted, carpet filthy, kitchen nasty. Do not rent from these slum lords! The house we moved in on day 1 was deplorable! The stove and refrigerator was so disgusting that we requested that they remove the appliances out of the house! They charge you a nonrefundable cleaning fee of $200 and the unit was not cleaned. Its was crayon writing on the walls in 2 bedrooms. The house was not cleaned at all. The work orders that we put in were closed out, but never completed. It took contractors months to come out(after several emails), and most of the time the work was not completed. The staff is completely rude and unprofessional! They want your money, but they expect for you to be ok with disregarding work orders and concerns. They are extremely passive aggressive and dismissive! Upon move out, make sure you take pictures and videos because they refuse to do final walk throughs with the tenants. Rent at your own risk. Also, they failed a city inspection because the house was not kept up. It want until the city forced them, that they fixed the issues that we had been requesting for months. They are awful! Brad Higgins is an honorable man and is wonderful to work with. If you have an executive property you would like leased out, call Brad. He will get you a wonderful tenant and is a great property manager. He handles the property like it his own. He has small children, is a devoted father and husband and wonderful ethics. I feel now after years of knowing him that he is a friend. Wonderful company and they have a huge list of clientele and lots of beautiful properties to choose from. Julie in his office is so helpful, you can just pop in if you need help or call her. They even have toys in their office so if you bring your child in to talk with Brad or Julie they are occupied. I had my Property managed by D&H for 3 years, and they did a good job, providing updates on the status of the house and never had a problem with late payments from the Tenant. Areas of improvement are: repairs for any damages that need to be fix, were expensive. The closing inspection needs improvements, I found some damages in the house that probably should had been paid by the tenant, and last item, please make sure the you are very specific on What is expected in regards to your Landscape Status Prior to Renting and after the end of contract. D&H has managed my property since 1999 and every year since, they have been extremely professional and forthcoming. Each time they have shared what nearby rental properties are renting for so I can work with them to set an amount from which to start negotiations. Background checks are thorough and no one rents without me being fully informed. We set an amount below which they have authority to contract without my approval and above which, my approval is required. They forward me all feedback from showings which has allows me the information I need to decide if renovations are required (which I have done). I receive emails on a regular basis on matters requiring my input and responses are immediate. Reviews of the property are done as promised. I could not be more pleased with their performance and highly recommend them to anyone considering a property management company (which I have done to the satisfaction of those that have taken my advice). read more
