My Partner and I purchased our first home through D.R. Horton in the Jasmine Heights Community. I want to be clear here, they are absolutely great! Herman and Carla followed through on everything they said they would do. The Construction Supervisor Luke was helpful as well and even fixed a few minor things that needed addressing after we closed on the home. I sincerely was worried when I signed the sales agreement that I would be taken advantage of from the builder based on all the reviews I've read online. There are countless "nightmare" stories but let's be honest... every builder has their negative reviews online if you truly dig in. The many happy customers typically don't post reviews because they are happy! In our process, there was one communication issue that occurred where I was scheduled to inspect the home with my private inspectors and the electricity or utility was not setup yet. I did not receive prior communication on this so we ended up wasting the private inspectors and my time. Granted this was near the holiday season. They are people too and they apologized and admitted to their mistake. Carla quickly handled the situation and we got us back on track to closing on our new home. Some things to note: The community has a mailbox near your home. IT IS NOT in front of your home. That is determined by the Post Office not the Builder Always get a private inspector to inspect your home prior to closing as we found a few things that needed addressing, things I wouldn't have known if i didn't do the inspection. The builder was quick to fix once we furnished the report. HIGHLY recommend getting a private inspector on ANY home purchase even if it's new. Ours was missing some insulation and a few roof stapling issues that were fixed right away. Any cosmetic stuff is marked via a blue tape during the Engineer walk-through. You will need to purchase your own 30-50g trash can to put outside your home. Tuesday pickup. Friday is trash + recycle pickup. Picked up by Best-Trash If you're in a two story home, I was informed that cracks WILL definitely occur in your first year due to the settling of the house. They informed me that D.R. Horton WILL come once in the first year (they recommended on Month 10 or 11) to fix ALL drywall cracks in your home. I think this is awesome and appreciate the upfront communication here. Smart Home - The Security Smart Home company will try to sell you on their monitoring plan. I decided to go with it. Reason you should not move here...the amount you pay for a home you should be getting more for example a home in this neighborhood is roughly 181,000 for that price I believe you should. 1). Get a personal mailbox the kind you where you walk outside your front door...here you literally have to walk to the mailbox like you would an apartment. 2). Be careful about installing an alarm because there is 75 charge because DR Horton decided it would be a good idea to build a neighborhood in what they call an unincorporated area. 3). The whole experience was horrible and it came at a price. The sales reps were quick to rush us to sign before the house was even completed. Even though we blue taped the house 5xs and we still were finding problems with the home not completed. The home was rushed and the builders lacked in craftsmanship and integrity. Still do this day we are finding issues with our home and our neighbors can agree. Probably the worse part is having our children step on nails and other hidden sharp objects in the carpet. The builder Riley stated "we don't clean the carpet". My kids are paying the price. read more

Think carefully about buying a Dr Horton's home. I was wrong when I bought Dr Horton's home. Bad customer service. Before the Final Walk, I went to check the house for the next day closing. A lot of places need fixing and finishing but they say "sign the final walk so they send the papers for the next day closing. But after I signed closing, they gave me the key to the house and the house is still not fully repaired. but 4 months now, no one has come to check and fix it yet I called them many times and they still lied. I have saved all the images that need fixing. A lot of places in my house needs to be completed. If you wanna see my bad house. Text me and I will send bad pictures of my house for you to see. I am a real estate agent and have sold several DR Horton homes to very happy customers. DR Horton has products at different price points that match the community they are in. It is unfair to say: 1. You don't get a main box, this is not DR Horton's decision this is the post office. The USPS owns the mailboxes and decides what type of mailboxes a neighborhood has. 2.- They charge $70 for the alarm. Baloney, DR Horton cables the house for alarm, who do you want to go with is your problem. 3.- the houses look like 5th ward? not sure if this is a compliment or insult but as I said in the beginning, DR Horton offers houses for entry level, first time home buyers as well as the more expensive for more sophisticated taste consumer, you get what you pay for. The homeowner's association here is not good. They are sending out violations for things that are not violations, and excessively so. This has been recent since September. When you call the number, they have to get someone else to get in touch with you within 48 hours. I got 4 notices dated the end of September, that I did not receive until mid October - they held on to them before mailing them. One of the notices I received was for a piece of yard art (very subtle by my garage, not colorful - but granite and small) that had been there for two years! Also received a notice for having a flower pot in the front yard - what? How is that a violation, to have a small flower pot with flowers. read more

D.R. Horton Jasmine Heights, Katy, TX-Truly a horrible experience from the beginning to end to current. The sales agent, Adrianna Reppond, was the absolute worst ever with terrible customer service and unable to help with information. She never kept me up to date on anything, I always had to call and email her to get any information. I have many questions and concerns about the house that have never been answered. I have been in the house 4 weeks and there are still plumbing issues from the 1st day. My toilet was installed incorrectly which causes it to rock when sat on by anyone (child or adult). This was supposed to be a great experience as a 1st time home buyer but it has been a nightmare instead with the D.R. Horton Jasmine Heights sales agent, Adrianna, I was given and would have never chose. I would like for a manager/owner to contact me on all these many issues I have and can't seem to find the right person to help. Paying for HOA, but can't seem to find any information for them to communicate. No name, phone number, or address. Also, very hard water, will need a water softener system and have to purchase a trash can in order for the trash company to pick up trash. read more

The houses themselves are very nice. But the representative that spoke with me, Tracy, I found to be condescending and uninterested in talking to me. She asked more than once if I could afford the monthly payments, which is nothing any other rep from DR Horton has ever asked. She was clearly eager to be done with us. She offered to let us walk around and look at the houses ourselves but said it was too busy to go with her (the office was not busy). She completely turned me off to buying anything in this neighborhood. read more
