In today's world of mortgage regulations I understand the complexity. But, if you are seeking a mortgage and get assigned to Dakota Appraisal Services, and specifically Randall M Tucker, I would strongly encourage you to pull your application and 'draw again'. Minimally, I would try to work with your lender to see if another appraisal company and most definitely another appraiser was an option. If not, change lenders. I ended up having to get three appraisals by the time I could finish refinancing our house. Two were within $2500 of each other. Randall's, the first, was lower by well over $100,000. Again, in today's world, where your lender picks your appraiser out of a hat and won't go to bat for you on an inadequate appraisal - please be ready to pay for multiple appraisals or change mortgage lenders. read more
