Suddenly, this year (2024) got called and emailed that they couldn't open my unit door. I spoke the property manager and superintendent in person and explained to them that I never changed my door lock. But they kept saying that l've changed my door lock. l asked the Supt how did he enter my unit in the past 2 years when no one's home, his response "I don't know, I can't remember." I was told, without a working master key, they gonna break my door down in case of emergency (a very absurd threat). And I was told to replace the lock, I need to pay (I felt that it was not right because I have done nothing wrong). BEING FALSELY ACCUSED iS very disappointing and upsetting. I emailed back the building Property Manager, cc: Operation Manager, Board Members, Attn: to Property Manager, OLCM| RCM| CEO to complain, 49 MY STATEMENTS/QUESTIONS: That when I was not home, October 2022, November 2022, June 2023 and November 2023, they entered my unit without any incidents. Then all of a sudden (May 2024), they couldn't enter my unit? I didn't get any response about my statements/question. I just got email leaving me with no choice but to changed my lock at my expense. Saying also that the technician would be on the site to conduct the required maintenance and any rescheduling would also be a charge back to me! I am hoping that it wont happen to anybody else!!! Reading the earlier reviews you might be inclined to think that the reviewers are nothing but…read morewhiney complainers. Truth is they are being overly polite. The builder, from the owner on down, care nothing about their buyers. It's all about getting as much money from you as possible, including ridiculously overpriced upgrades, but delivering the lowest quality they can get away with. Forget about getting after-service, that's mostly non-existent. Only the threat of Tarion conciliation gets any real response, but that takes years, and means Tarion has to determine a deficiency is actually a deficiency. The builder hides behind Tarion, and drags out the process as long as possible so that the warranty runs out or the buyer simply gets fed up and fixes things themselves. And certainly don't try to talk to the owner...when the site super (only good person in the company but sadly now retired) brought the owner through our home to show the multiple deficiencies, indicative of all the homes in our development, I was advised not to try to talk to him. What kind of businessman won't talk to his customers? (The answer is one who doesn't care about those customers.) I could go on with numerous examples, but the review would go on for pages. We do really like the layout of the home (I suspect the home was designed by someone else), but that's the only positive thing I can say about the builder. Including the common elements this builder cuts corners and does only the minimum. Be prepared to spend your own money, for both your own home and the common elements if you do buy from this builder. Oh, and don't believe the low monthly fees they'll show you - they are designed to sell you a home. You'll likely double them within a couple years to ensure the exterior is properly looked after and enough money is invested in the Reserve Fund. That's the same for all,builders, but this one takes it to the extreme. So, do I like living here? Yes. Have I endured endless frustrations with this builder. Yes. Would I recommend buying a new home from him? Only if you have incredible patience and lots of extra money to fix his mistakes. (Oh, and don't waste your money on his upgrades (his "design consultant" will sell you all kinds of crap) but do your upgrades yourself after the fact. I wouldn't even let him install any flooring - I'd plan to buy it elsewhere and save money. Same goes for your kitchen and bathrooms. Of course you'd have to have a place to live while you put up with the delayed occupancy and ownership. On this last point do your research. Occupancy simply means you have to take possession, with potentially the minimum of fixtures. And you then have the privilege of paying the builder a ridiculous fee for his carrying costs, with no motivation for the builder to actually close the sale and give you ownership. Do your research on this one too. And no I'm not just a disgruntled owner. I speak for most of the owners here, having had numerous conversations with them. The only way this builder will change is by closing the business. Otherwise, they'll continue the same way they apparently always have. As a lousy builder.
