Aggressive telemarketing company. I refused to take their calls or call back, and they still call daily. I left them a message asking them to stop calling, and they still call daily. I BLOCKED them, and they still call daily. Maybe they will listen now and quit calling? They found my number on Google, I don't own a home, and they still hound me to no end. Might have to change my number because of this company. My parents are selling their house and REFUSE to go with this company because they have no customer service, no ethics, and magically can't pick up when you want to get in touch. Run, run, run. If I could give negative stars I would! This is the worst realtor I've ever had the displeasure to work with. We are in the process of buying a home he listed and he has been purposefully withholding information from the beginning and refusing to communicate with our buying agent. He has been verbally abusive and extremely unprofessional throughout literally every step of the process right down to the final walkthrough in which none of the agreed upon repairs were done because he never communicated that they needed to be done prior to closing! Smooth talker that is all that, just talk. Does not follow through with what he says he'll do. Very poor communication. Left everything up to his "team" to update us, who would keep telling us that she's the buyers agent for them, not the sellers. So why is she the one talking to us and doing all the work of getting feedback, etc.? He didn't sell my home but new agent after him did soon after listing and we had multiple offers! read more

We purchased a home that Dave Silva listed as being on a green space area. He said it in the listing and there was a picture from the back yard showing the green space. We asked our realtor to find out if the space was protected from development. She spoke with Dave Silva about it who assured her it was owned by the city and would not be developed. So we paid $10,000 over asking price for this reason. When we moved into the home we were told by neighbors that the city did not own the property and the owner of the green space was in the process of working with a builder to develop the property for homes. This plan had been in process for the past 3 years. Dave Silva fraudulently represented the property we bought. Now we are in a legal battle with the sellers but Dave Silva is protected because of the way Calif. Real Estate purchase agreements are written. It would cost us double the legal fees to go after Dave Silva. So BEWARE of using Dave Silva especially if you are a buyer. He will give you fraudulent information to make a sale and get his commission! read more

I'm writing to you to convey my utmost respect and admiration for the world's greatest Real Estate agent, Dave Silva. Dave entered our lives when, due to financial and medical hardships, it became apparent to my wife Susan and I, that we no longer would be able to afford our existing home. Susan read about a program that, if we qualified, would allow for a short sale of our current home, then purchase of another property that fit our new financial situation. As luck would have it, Dave was the first real estate agent we met face to face with. We explained our situation to Dave and our desire to use this program to find another property. Although he did not know personally of this program, Dave was not deterred in the least. Using his impressive network of resources, Dave determined we did indeed meet the parameters of this program and got us qualified for a new loan at an equally impressive interest rate. "There's nothing short about a short sale" was the one thing Dave wanted to impress upon Susan and myself, and boy was he right! Six months and three buyers later, we still hadn't closed a deal on our home. I know Dave had to be as frustrated as we were, especially since a lot of his own time and money had been dedicated to this process. But, Dave never wavered and remained just as committed as ever to resolving our situation. Then finally it happened. We found a buyer that didn't walk! The "easy" part was done and now it was time to sell the deal to the bank on the first and second mortgages. This is where I feel Dave truly shined. Never once did he lose sight of who he was representing. He masterfully fought hard on our behalf and sought any and every creative solution to each hurdle we faced. In the end, Dave not only negotiated a deal that Susan and I were comfortable with, he managed to save our buyer thousands as well! During this whole time, Dave had also been showing us properties we wanted to look at. Our target area was so large I think we forced Dave to purchase a vehicle that got better fuel mileage. On one day in particular, I know Dave put well over two-hundred miles on his truck while showing several properties in the valley and foothills. And yet, never once complained. Unlike experiences others have had, Dave never once tried to sell us on any property, regardless of how convenient it would have been for him. Dave went so far as to scout out potential properties, eliminating the ones that wouldn't suit Susan's particular needs. We found Dave's philosophy on finding a property to be dead on as well. "It's not about finding your dream house, it's about eliminating what you don't like and picking the best from the one's you do." Once we found a property we liked, Dave worked his magic and managed to close both deals close enough to each other so that the transition from one to the other was relatively painless. Hold on, Dave wasn't done! On moving day, Dave showed up with pizza's in hand and started helping move boxes and furniture for the next hour. I remember my sister saying in amazement that her realtor would never do that. Needless to say, Dave impressed all that were there. Looking back on the whole process, there is no way this deal gets done without Dave's leadership. It would be easy to say "Well that's his job", but that would be unfair to the incredible job Dave performed where others would have given up. Statistically, Dave pulled off a miracle! In the end, Susan and I are grateful to have met Dave and thank God for placing him in our lives at our time of need. Dave took our family under his wing, and at times, carried us through the minefield of legal and procedural obstacles. Not surprisingly, Dave has earned our trust, friendship and loyalty.
