    Warn Others -- Poor Service and Unprofessional Practices at ClearView Escrow…read more I want to warn buyers, sellers, and agents about my recent experience with ClearView Escrow. If you're considering using them, think twice -- their handling of a recent closing raised multiple red flags. What went wrong - Non-responsive after receiving funds: ClearView accepted a wire transfer but didn't acknowledge receipt. No confirmation, no update -- just silence. That should be an immediate warning sign for any escrow company. - Excuses about "system downtime": That excuse came at a critical time and prevented timely corrections. Repeated references to system problems felt like an attempt to buy time for sloppy work. - Incorrect documents sent to buyers: The agent Wendy sent closing documents with incorrect figures at signing closing. She failed to include the home warranty and other fees in the figures she provided for the buyers to sign. That's unacceptable -- inaccurate closing paperwork can cause serious confusion and liability. - Buyer asked to agree to pay outside of escrow: Because fees/warranty were omitted, the buyer was told they must acknowledge paying outside of escrow. That defeats the purpose of using an escrow company to handle and safeguard funds impartially. - Delay in receiving final checks: It took three days for the office to receive final HOA/assessment checks and commission checks. These unnecessary delays stalled post-closing processes. - Overall lack of service and accountability: The staff often didn't acknowledge emails or calls. When they did respond, the message was that they had many escrows to close and were "preparing" -- while clearly neglecting our file. The repeated lack of ownership and transparency was frustrating and unprofessional. How this affected us - Stress and uncertainty during a time that should have been smooth. - Extra follow-up and coordination required from the buyer/agent to fix errors and verify funds. - Potential liability/risk from signing or acknowledging payments outside escrow. - Loss of trust in the escrow process and the company's ability to protect parties' interests. Recommendation Based on my experience, I would not recommend ClearView Escrow. If you must use them, proceed with extreme caution: get written confirmations for every wire, double-check every document they produce (especially CDs and closing statements), demand immediate acknowledgement of received funds, and avoid allowing any payments to be handled "outside" escrow. Consider using a more responsive, accountable escrow provider to avoid these types of problems. (If you had a similar experience, document dates and communications and consider notifying your agent, lender, and if necessary, state regulatory authorities for escrow/settlement services.)

We went with them because they were the seller's choice for this transaction, but I will be seeking them out the next time I have a need to.

Shan Roberts could see those possibilities and passed that vision on to the prospective buyers. He took a personal interest in getting the best deal possible for us but always with integrity and honesty. When our home didn't fly off the market immediately, he never pushed to low ball the price in order to make a quick sale, a tactic I have seen used by other realtors. He stayed with us and held many open houses till the sale was made. Having lived in our home for 38 years he understood that moving was a real challenge but he treated us with patience and concern. I can't say too much for Shan Roberts and IE Homefinders. He is extremely knowledgeable in both sales and financing which is really helpful, especially now that he is working to find our next forever home.
