In the end, I decided to trust his judgment, and I couldn't be happier with my decision. The entire team was easy to work with, responsive, and made the building process much less stressful than I expected. My home turned out beautifully, and I'm so happy with the final result. I would definitely recommend A&S to anyone looking to build a home.

A&S Homes used to be the prestigious Winnipeg home builder, now everything is about the bottom line and customer service became non- existent. After 3 summer seasons of waiting to get the exterior deficiencies repaired on my house with excuses that the trades people will repair when their schedules allow, they have now ghosted my emails. Issues of main concern: 1) Whenever it rains or snows, I have standing water or ice on my front porch. In the winter, this poses a safety issue, as anybody coming to my front door has the possibility of slipping and falling on the ice. Also, the one repair that was attempted to rectify only made the puddle bigger and when dry is a cheap looking patch job. Not something you should see on a $550k + home. See pictures 2) My garage door is not sealed properly as flashing is warped causing weatherstrip to buckle, (weatherstripping is broken and cracked due to many attempts to repair) still letting snow and rain come into garage. See Pictures 3) the stucco job was below par. When mixing new batches of stucco, different colours were used, only thing we can think of that would cause the striping effect. Stucco is splashed over all the trim, brick work, windows and downspouts, disgustingly poor workmanship. see pictures RUN, DON'T WALK, RUN, RUN, RUN AWAY FROM A&S HOMES !

    We built with Hilton Homes and I would never do it again. Poor customer service from start to…read morefinish, and they don't stand by their product after possession either. RUN, don't walk, RUN AWAY from Hilton Homes. We have been in this house just over a year and there are so many issues that they pass off to us as (and I quote) "regular home maintenance is our responsibility". This includes: 1. Our shingles peeling up less than 6 months in, which we had the company who installed our Christmas lights take a picture of to show to Hilton. After several months of emailing they finally replied with a note that they'd send their roofing contractor to look at it. Nothing was fixed and we reached out again, only to be told that the roofers had looked at our roof and said it was fine. And it was clearly not because you could clearly still see the shingles lifting from the street. We ended up paying someone else to fix it and it took less than five minutes to correct - as it was because the roofing company left safety pins in the roof and merely shingled overtop of them instead of taking them out when they were done. 2. All of our downspouts blew off the house in the first three months of possession because they weren't installed properly. The straps to tie them up for winter came off first and then we lost the spouts themselves. We found the pieces in a nearby empty lot come spring and requested Hilton Homes to send someone to fix them, and nobody ever came. So we will end up paying someone else to do it in the spring. 3. Our final grading fell by two feet at the back. It was completed in late October and by spring you could clearly see it had fallen off. We contacted Hilton to have it corrected and we're told that "home maintenance is your responsibility". Yes, believe it or not I am aware that home maintenance is my responsibility as this is my third house, and my newest house, and also the one I've had the most issues with. Stand behind your product and fix the things that are clearly an error on your part. Again, after months of emails and phone calls we just paid another company to fix the grading. 4. We had to practically beg to get a walk through prior to possession. When it clearly states in our contract that we get one two weeks from possession to review any mistakes or corrections. We had to take time off work to do this. 5. We have never been contacted by Hilton to review the house for nail pops and drywall cracks a year from possession like our contract states. We have several doors that won't close at all or won't stay closed as a result of the house shifting. Why did I spend so much money on piles for the house to move so much? 6. The guts of the house - namely the furnace, hot water tank and AC - are bare bones basic. When you spend this much money on a house you expect something better than a hot water tank I can buy at Home Depot for $300. The very basic AC unit was a $5000 hit on our offer letter. The house comes with dual pane windows (when everything you read recommends triple pane) and a 100 amp panel which would barely run a house. We paid to upgrade the windows and panel, but felt like the Hilton realtor considered us over the top and we had to "convince" her to quote those items for us. Now they are also trying to keep our full Impact Fee from us, which the City of Winnipeg just refunded to all the companies who pulled the permits (so the builders). The owner of Hilton even said that he felt it was an unfair tax on new homeowners but Hilton Homes still passed it on to all its homeowners, it's even listed as a line item on our offer to purchase. And now they refuse to give it back, with no explanation as to WHY they feel entitled to the money. So they're basically trying to make an extra $11,000 off us, that they did nothing to earn. That alone should tell you what they're like.

Hilton Homes did not return the full impact fee, in fact they haven't returned any amount yet after 30 days of waiting. Consider alternative builders, like Ventura, who returned the full impact fee to all of their customers. 2. According to the owner of Hilton Homes walkthroughs are not a "contractual obligation", so don't feel you have the right to see the progress of your own house before possession, even though it is stated in the contract. 3. During the COVID-19 pandemic, walkthroughs weren't allowed by Hilton. Hilton had said they would keep purchasers updated with photos of the progress of their home. We can confirm we received a total of ZERO photos. 4. Do not waste your time picking an ideal possession date with the Hilton realtor. There is no obligation for Hilton to complete your home on that possession date. We gave Hilton ample time to complete our home (around 13 months), but it was still delayed three months because of holidays, unforeseeable cold weather (we live in Winnipeg), and various permit issues. Hilton has a lack of project planning capabilities in this regard. 5. There was a major lack of communication in regards to our possession date. We weren't told our possession date was going to be pushed back three months until after we listed and sold our current house. Hilton informed us of the delay at the last minute, which only gave us three weeks to ensure we had somewhere for our family to live. 6. As mentioned above, Hilton does a poor job of communicating the status of your home. It's pathetic when you have to reach out to Hilton suppliers to get a better idea of the project timeline. 7. The delay in possession of our home resulted in the appliances from The Brick being discontinued. There was a lack of communication between The Brick and Hilton Homes, so we were not aware of this until three weeks before our possession date. Unfortunately, The Brick stated they were unable to get in our re-selected range and fridge on time, so we were left without those appliances on our possession date. 8. Once we finally obtained possession of our home there were still many unfinished items. One big item that wasn't completed was our ensuite shower. It is unfortunate that you have to pay for a full mortgage when Hilton doesn't provide you with the full product. 9. Please keep in mind that Hilton is not obligated to finish the exterior of your house by your possession date. Be cautious if your possession date is in the Fall as you could go all winter and spring without a finished exterior. 10. The plumbing accessories are very basic. You cannot bring your own plumbing. If you want to upgrade any of the plumbing accessories, Hilton will not provide a credit for any faucets or trim and their mark up is around 50%. 11. Do not purchase the air conditioning unit through them. For us, they priced an AC unit at $4,950. NorthWest Ventilation's quotes was $2,000 less than Hilton's. 12. Limit upgrades that are done with Hilton. They charge a massive markup. Do what you can after the build. 13. You will have to be available during business hours throughout the building process. Any design or drawing meetings with Hilton must be done during business hours, so be prepared to take some time off work. 14. Before booking your design appointment, obtain quotes for interior and exterior design choices. Also, do your research on design options as Hilton does a poor job of displaying your options during your design appointment. If you are not prepared with all of your design options, you will have to redo your design appointment at a cost of $250. 15. We do not recommend using the included interior designer named, Carolyn. We had a terrible experience, as she wasn't knowledgeable about all of the exterior options for our home. At one point, she recommended that we paint our stucco, instead of providing us the option of acrylic stucco. Don't request a price estimate from her as they are far from accurate. 16. The majority of the home model mockups on their brochures and website do not include standard exterior materials, so be prepared to pay a lot more if you want your home to reflect the model. 17. The final walk through is on the day of possession. This isn't standard practice. You should be receiving a walk through before the possession date to determine if you want to fully close with your lawyer. We weren't afforded this opportunity and had to hope our house was fully finished (which it wasn't). 18. Hilton's communication skills were the worst aspect of our home build. Many times we were left months without responses. Timelines kept changing and there seemed to be more excuses than solutions. We have given Hilton Homes enough time to rectify all of the above issues, but our communications have been ignored.
