    I was tenant for a property that this agency was working with for 4 years…read more When we got the property it wasn't clean as expected and had a lot of rubbish from the previous tenants including an old mattress left there. We had to clean and sort all of this. During these 4 years we were also 5 months without hot water because the boiler wasn't working and it took then 5 months to replace it! Even with all of this we tried to be good tenants, paid every month in time, had a cleaner cleaning the property every 2 weeks. The house was better when we were living there than when we moved in. Then we bought our own property and left this one.. and they claimed they needed us to pay around 260 pounds to clean the property professionally even tho it wasn't clean when we moved in, we refused and cleaned it ourselves. We left the property in really good state, way better than when we got it. But they weren't pleased, they wanted to get some more money from us. So they claimed that a couple of things weren't clean properly and forced us to deduct 125 pounds from the deposit to clean this items. They even sent pictures of items saying that they weren't clean even tho the report said they were. Don't fall for their LGBT conversations or their ideas of being fair and helpful because they ain't. If you can find a property using another agency, please do so.

Unprofessional and incompetent with every interaction with Outlet was painful. They are useless when it comes to reporting problems with the flat you rent from them. Renting through this agency will be the biggest mistake you make !. Avoid them at all cost they are probably the worst letting agency in London.

With me, when I viewed the room there was a mattress protector on the mattress, and I made the mistake of not looking at it. Of course, when I moved out, they found a stain and charged me £100 for a replacement mattress from my deposit. They are disorganized, NEVER respond to or even read emails or phone calls. They have NO cleaning except 20 minutes every TWO WEEKS They ignore rat infestation in their apartments. If you are successful in getting yours back through this method in the future, please copy and paste for others who might benefit. - Keep track of all of your emails sent to Sterling De Vere requesting your deposit. Email is better than phoning the company, as that way you will have an electronic paper trail for your requests. - After one month, if you still have not received your deposit, locate your tenancy deposit certificate. In our case, we were not provided this by Sterling De Vere, so I had to search online for it myself. Ours was held with Tenancy Deposit Scheme. This site is reasonably straight-forward to use, and provided you have the deposit amount you paid, and the date you took residency at the property, you should be able to locate your certificate without too much hassle. There are other tenancy deposit protection sites, but this is where ours was kept, so I am only guessing here that this is where yours will be too. - Provided you have taken all measures to ask for your deposit back from Sterling De Vere, you may register online with Tenancy Deposit Scheme to create a dispute. You will require your tenancy deposit certificate details to create your dispute. - After the dispute has been raised, Sterling De Vere will be given 14 days to either advise Tenancy Deposit Scheme that they want to dispute the amount to be paid, or they will provide you with your rightful refund. The main thing to remember with this, is that you need to be able to prove that you have requested your refund, and also that Sterling De Vere had agreed to provide you with the refund originally. I strongly urge ex-tenants to fight for your refund. Sterling De Vere appear to have got away with a lot of money from people who have given up, and I get the feeling that they bank on people giving up. Provided you have left your flat in good condition, there is absolutely no reason that they should be able to keep your money. It is rightfully YOURS. * And if you are considering this company, please AVOID at all costs. As other people here have noted, if you do your research, you will find that the majority of the five-star reviews here on Google are from accounts that have been set up to post fake reviews to 'bump up' company ratings. This is ILLEGAL, and goes against Google reviews' guidelines. As I have limited space left, I will just say - our three bedroom flat share was not up to a healthy living standard. It was only cleaned ONCE in the common areas by their 'professional cleaner' in the four months my partner and I were there. We were told on signing our agreement this would be done bi-monthly. The shower was covered in mould to the point of no return. It leaked through to the bedroom of another couple staying at the flat, and rotted the wall in their room. This was 'fixed' by someone from Sterling De Vere coming round to dig out the rotting part, fill it, then paint over it. I am no 'tradie' but I know that this will not have fixed the heart of the problem. Our bedroom window sills had BLACK mould growing all over them. This had been painted over, but it continued to grow through the cooler months. Out of the four months we stayed at this flat, we were without Wi-Fi for one month. We were told by Sterling De Vere that the Wi-Fi is complementary and we would have to arrange this to be fixed ourselves at our cost. Without going into all the detail, these are just a few examples of how this company operates and treats their tenants. There are many reviews here that I can completely agree with here, so again - do your research, and AVOID!!! And again - I URGE ALL EX-TENANTS TO FIGHT FOR YOUR DEPOSIT. DO NOT GIVE IN TO THESE MONSTERS.

    Daisy Lets are an estate agent true to the reputation that many estate agents in London have -…read morenegligent, incompetent, self serving, money grabbing and slimy individuals who will do as little as they possible can to fulfil their responsibilities, accept no responsibility for their wrong doings and will hand you the bill. Possibly the most offending thing they did to us was to do with the bogus inventory they presented us with a few weeks before our tenancy ran out. We were renting the property for 1 year and it had been managed by Daisy Lets for 7/8 years prior. The landlord decided not to extend our tenancy so they could sell the house. Daisy Lets had neglected their duties of carrying out inventories between tenants during the entire time they had been managing the property. They told us that we would have to remove years worth of furniture and junk which had accumulated to get it back to how it was at the start at the 8 years based off an unsigned inventory we had never seen. They threatened to charge us a fee if we didn't remove the years worth of other tenants' furniture and junk. The landlord kicked off, quite understandably, because they assumed Daisy Lets had been properly managing the property to earn their fee. Daisy Lets then panicked and tried to gain access to the property for a 'pre property inspection' (yes this is complete bs and is not a real thing anyone does) just before the tenancy ran out so they could assess the situation and pass off the costs of removing the junk onto us. The last I heard the landlord was taking legal action against them for professional negligence. Good on them. I'm not sure what was more offensive between Daisy Lets blatantly screwing us over instead of accepting responsibility for their own negligence or the fact that DPS accepted their claim, passed the cost onto us and didn't return part of our deposit as a result. Daisy Lets really have no shame. Money is all they care about. Whenever we had an issue with the house they were terrible at resolving it. One time we had water leaking from the shower upstairs through light sockets in the kitchen. You'd have thought that the combination of water and electricity would jump start them into being proactive and swiftly resolving the issue, but it took from early Feb to mid March to resolve the issue. When their contractor came around he said he couldn't see any problem, and left the light dangling from its socket so it could 'air out' and we had to push back and endlessly follow up ignored emails to ensure the issue actually got sorted. The landlord got fed up after several weeks of Daisy Lets contractor failing to resolve the issue and had to use their own in the end. I'm sure they'll have a slick response to this message, because this is what they do to people on a daily basis. They screw people over, hand you the bill and move on to the next unsuspecting victim. I don't know quite how they sleep at night without seeing themselves for the scumbags they are, but hey ho. It takes many people to make the world go round and not all of us can be honest and conscientious. I could probably compile a 5000 word essay going into the intricacies of everything Daisy Lets did wrong during the 1 year I lived at the property they manage, but life is too short to spend any more time on this. I imagine they'll mention the rent arrears in their response which is a separate issue. One tenant left part way through the tenancy, didn't find a replacement and screwed us over. We'll be taking this tenant to court to reclaim the debt which is owed. The game is rigged and Daisy Lets know how to play it. DPS won't provide you with the protection you assume it will.

When I asked about logistics such as bicycles, they didn't give me any false reassurance, but said they would need to check with the landlord and other tenants so no issues would crop up. They did this with due diligence prior to signing contracts. Since then, we've had a few issues with boilers and intercoms etc, all of which have been managed in a courteous, professional and timely manner. I would highly recommend them to other tenants. We are still in our first contract so I cannot comment on ending / deposit return etc yet.
