    I hope this helps you, if you are deciding to stay here. It's an outdated "resort" type. Most people hear RESORT and they think sparkling, prestine, etc.... This is not this. However, what it IS, is a place where all the rooms from the 4th to 8th floor have spectacular, unobstructed ocean front views. Two large balconies off the living room space and large bedroom. ** This is why we come here. We can lounge, eat, read, and enjoy the ocean from the balconies. There are two bedrooms, a living / dining room, kitchen, two bathrooms, and washer / dryer included. (Be advised) We use the back bedroom with two twin beds, tv, and closet as the place we store all our items because we feel it doesn't get enough a.c and is hot. Instead we bring a blow up mattress and have people sleep in the living room. It works out great.) It's easy access to the beach. The pier down the street is fun. There are cute restaurants here and there but it's a slow town, so don't look for fancy dining. If you are staying here, the pool and pool area isn't really impressive; nor is the attached tiki hut restaurant. But, they serve a need. I like to go to the pool during the "off" times to avoid the kids and crowds. The staff is old school and a little on the rugged side; not the "resort type" at all. lol However, I like them. They mean well and have been here forever. LIke us. We've been coming here since 1988. We know what it is and how we want to use it. So it works for us. But, if you are coming from across the states or international waters; you need to know what you are going to get.

    Relax and Unwind at the Discovery Beach Resort (and I know it says "Tennis Club" (and they also have a basketball court next to that) but I never ONCE saw anyone playing Tennis while we were there. The pool was spacious and because of how sunny and shallow it was--it was nice and warm. They also have a hot tub and I know it says "for ages 12 and up" but our 5 year old nephew got right in it--he was calm and liked the bubbles. The Ocean is within walking distance and, I believe, because of the way the Resort is set up that EVERYONE gets an ocean view. We had a ridiculously nice view on the fourth floor. Everything was SUPER CLEAN! No smells of any kind and NO BUGS of any kind (thank god). The weather in late October can vary greatly but temperatures for the days we were there were excellent-mid 70's. Although the first day it was calm, no clouds and a slight breeze, while the next morning was overcast with 30mph winds all day and rough surf (that was the pool day). Still we played in the sand on the overcast day-and a lot of people went walking. The staff is super friendly and always says "hello" walking by. They even do courtesy calls in case you are in need of anything. The front desk area also has "Playtime supplies" in case you want to play basketball, tennis, boogie boards etc etc etc--they had a LOT of stuff. They also have a tiki bar (it's a full bar) on site that even serves surf and turf. We didn't try the food though since there are a LOT and I mean a LOT of 4 to 4 1/2* rated restaurants within 5 miles of this spot (at least 30 from what we scrolled though on YELP). Apparently Cocoa Beach is an AMAZING FOOD GETAWAY as well.

    We just stayed at the Discovery Beach resort for 5 nights. First up, I work as a maintenance person at a time share on Cape Cod, so I know how things should be. We found this resort very nice, clean, fairly quiet ( few kids), and quite comfortable. The staff were very friendly and courteous. All rooms have a water front view, but will speak more on that later in this review. Each has a balcony. The resort is a block back from A1A so you can walk, run or bike away from traffic. Pros: beautiful pool area, plenty of shade, with access to adjoining outdoor bar/cafe. There is a restaurant which we ate at one time and was good.There is a fairly large gym area and game room. Dunkin' Donuts is a short walk up the street, and Publix is very close. There are numerous places to eat and drink. Covered parking lot. Internet is fair, but free. Beds were comfortable. Mid week tidy up included. They rent beach chairs and other water/beach stuff. Cocoa Beach Pier about a block down, but we did not find that overly special. Con: not much to say negatively. I would strongly urge that when booking you get a room on the 4th floor and up. There are palms and sea oaks between the beach and the resort which may hamper your view. We were on the 4th floor and it was perfect. We unfortunately missed a rocket launch which was scheduled the day after we left. Perfect view from the balcony I would think. Overall a nice friendly place with all you need.

    Stumbled across this place and love it! The staff is so friendly and helpful. Condo was really well organized, large size and clean. Full ocean views are spectacular. Paths to access to beach. Pool is well maintained. Lots for the kiddos to do. Restaurant food is spectacular. Definitely would stay here again.

The bad... since you can't control ignorant guests that let the heavy doors slam, the hotel needs to figure out how to stop it. They slammed all night long. The beach... Hilton has a huge parking lot this is open to the public for $25. The influx of people that would otherwise beach at the Motel 6, was never ending. Suitcase size radios with competing music was exhausting. Pool.. nice that it was heated in March and the splash pad is thoughtful. The actual pool area is small, chairs are tired. Beach bar .. nice view, lousy drinks. Overall a costly and enormously disappointing weekend.

Hands down one of the worst hotel experiences of my life. This "hotel" is more like a BUG-TEL. Sure, it has beach access and a nice view, but that's bait. Do not fall for it. The so-called "upgrades" are lipstick on a pig, and once you're inside, it's all downhill. Check-in was a joke; the front desk woman was curt, dismissive, and borderline rude. No welcome, no hospitality. Then I walked into my room... and it was over. Once I got in bed, I was eaten alive by bugs all night! It was like trying to sleep in a buffet--for the bugs. I couldn't rest because every time I tried to close my eyes, I felt something biting me. My son and mom (in a separate room) were asleep, so I literally sat outside on a chair all night long, reading just to avoid being attacked. The next morning, covered in bites and running on zero sleep, I told the front desk what happened. Did I get an apology? Nope. She actually acted like I was the problem. As if I would invent a story about bugs and being awake for 36 hours just for fun. Yes, the sunrise was nice. Yes, I saw two rocket launches and some cute little crabs on the beach. But no amount of "Florida charm" can make up for a night of torture. Bottom line: this place is a bug-infested, customer service-optional nightmare. The cheap price and pretty view are a trap. Pay more. Stay anywhere else. I am a Central Floridian and I know for a fact there are better options than this dump.

We were able to get to the hotel at around noon and check in even though our room and check in time was at 4. They let us know as soon as our room was ready, which was two hours early. The elephant in the room........ I don't know how else to explain it, but underneath the citrus/coconut/beach'ish fragrance in the room was a very slight kind of sewage odor. I also smelled what seemed like a faint smell of sewage in the hallway and outside of the hotel. However, I am VERY picky about smells in my hotels to the point of annoyance with my wife. She didn't smell anything. Otherwise, this place was great. A 2-3 nights stay seems perfect.

Check-in was quick and easy, and the free parking was great. The property itself was well maintained. The pool area was nice, featuring a lazy river and even a big screen where you can watch movies while relaxing in the water. One thing to note is the pool towels are not very good so bring your own. There's also a nice sandy lounge area with tables and chairs, plus a grassy space with games like Connect Four and cornhole, making it fun for both families and adults. I also enjoyed the on site bar and cafe, which offered reasonably priced food and drinks. The complimentary breakfast exceeded my expectations, with a great variety of options and plenty of seating both indoors and on the outdoor patio. One of the best perks was the free beach equipment rentals. The hotel offers umbrellas, beach chairs, surfboards, and bicycles at no extra cost, and i definitely took advantage of those amenities during my stay. My room was a basic two-queen setup, but it was clean, comfortable, and surprisingly quiet. (See room tour.) This would probably be a great place to stay if you were in your early 20s to 30s and had small kids you would probably enjoy it more than we did. The location is nice and you feel somewhat safe.

From the moment we arrived, it was clear that this place does not live up to its advertisement claims or standards. The check-in process was handled by a female clerk who was extremely curt and rude. It was our first impression of Cocoa Beach, and honestly, it left a terrible taste. To make matters worse, we saw a woman with a teenage child checking in before us--despite the inn claiming to be an adults-only establishment. The clerk gave a dismissive speech about keys and parking passes, and when it was our turn, she asked, "You heard all of that correct, so I don't have to repeat it?" as if we were bothering her. She completely ignored a comment about her adorable fur baby walking behind the counter, which felt dismissive and unprofessional. We received a metal key (not a key card), and when we arrived at our room, the smell hit us--like mothballs or old linens. There is no elevator to access the second-floor rooms, so we had to carry our luggage up two flights of tiled stairs. The hallway was cluttered with construction boxes, which made the walk to our room less than welcoming. The biggest letdown was the so-called "beach view." The property falsely claimed to be on the beach, but the view was obstructed by tall brush and a parking lot, requiring a walk through the grounds, pool area, over a wooden bridge, and through brush to reach the beach. It was far from the direct, scenic beach access promised. The room itself was tiny--an efficiency size with a ceiling-mounted modem that blinked neon green all night, keeping us awake. The bed was the hardest and most uncomfortable I've ever slept on. The bathroom was minuscule; I could touch both walls with arms outstretched, which is astonishingly small for two adults. Their "free breakfast" was a complete sham. What they called "free" was more like a snack bar limited to a muffin, a tiny piece of quiche, a slice of toast (if you ask), a small shot of orange juice, and some coffee. The poached eggs and hot water setup for cooking eggs was ineffective--the water was never hot enough to boil. The toaster was broken, and the entire breakfast experience was a joke. The property was in severe need of updating, with construction materials cluttering the hallways, and the overall cleanliness and maintenance lacking. The parrots kept at the inn were beautiful but seemed stressed and shy, likely due to the poor conditions and neglect. Overall, this inn was an unpleasant, outdated, and misrepresented place that I would strongly advise avoiding. My husband had booked this inn for our 16-year wedding anniversary through Expedia and USAA. Since we did not get a name from the clerk who checked us out and took our keys, we were unable to get a refund. This location was so horrible, that we are fine with not getting a refund as at least we were able to stay at a better location for the remaining 3 nights we were staying in Cocoa Beach. This inn charges top dollar to stay here for false advertisement and to sleep in a broom closet that are old & extremely outdated, uncomfortable. After just one night, we checked out early and moved to a reputable hotel nearby, which turned our stay in Cocoa Beach from terrible to enjoyable. Save yourself the frustration/money and look elsewhere for accommodations.

There is a mini bar to order your drinks while lounging by the pool. There isnt many seats by the pool but it wasnt that packed. If you go to the beach, you will need to rent a chair or umbrella unless you have one. The only shade provided is sitting under/beside the pier. But even then random water falls and from where it dropped did not look sanitary. The room was quiet except when the neighbors kept slamming their doors. There are elevators but it does have many stairwells to get up and down from your floor. Breakfast was nice. They had bi uits and grave, bacon, potatoes, eggs, cereal (4), yogurt, boiled egg, oatmeal, juice, coffee and waffles. They also have fresh fruit that we took to go on our way to NASA JFK center (only 30ish minutes away) There were a few places to eat nearby without having to get back on the main road.

I am still waiting on a refund from booking.com because of this double booking. Front desk was not much help and did not explain things thoroughly and clearly. Made it seem like it was my fault that they could not verify my ID properly. This was a very frustrating process because the hotel was not any help with explaining why this happened or helping resolve the issue. The rooms were pretty nice though. Service 2/10
