    Security Deposit Statement - Charges
    Andy Z.

I fully echo Bob B.'s review-- I also lived at 1671 N. Prospect Ave., up until October 2023. It was an absolute waste of money and time. Thankfully I lived there for just over a year, but I still saw all the issues with management and upkeep of the building. The unit itself was constantly freezing outside the summer months. The heater was extremely loud but did nothing to keep the tiny studio warm. I had to run my space heater nearly constantly. The thermostat always read higher than the actual room's temp. They want over 1000 dollars a month for what amounts to a concrete cell with no air conditioning and not even a ceiling fan. On top of that, the parking situation was insanely bad. They want to charge $125+ a month for you to parallel park between two other spots alongside the building. They showed their truest colors when it finally came time for moving out: They insisted on a 12pm "walk through" on my final day. My next place wasn't able to let me in until 3pm that day, so I called and asked well ahead of time if they would possibly be able to afford me an extra hour or two to vacate. They told me no, they had absolutely no "wiggle room" on that. So I ended up having everything out and cleaned by 1pm (an hour late), while a Dominion Properties employee was there waiting (for about 15 minutes, they did not show up right at 12). Standing next to me in person the worker actually told me it was no problem and to even take my time, after I assured them I'd be done and out by 1. At most I expected a $50 late move-out charge, but I got my security deposit back today and they docked me a full $100 for "Administration Charges" for the purpose of "Reschedule Walkthrough". They tacked on an extra $40 to remove what I'm sure was 1 or 2 items from the kitchen and bathroom, one of which I'm certain was the toilet brush that was there when I moved in. Unbelievable. These people will not so much as lift a finger to help you, but they'll do anything to take as much from you as possible (and then some). Dominion Properties is run by greedy, stingy, and overall worthless leeches. Just another predatory "property management" company trying to suck as much money as they can out of their renters. I've rented from 9 different property companies in my life and these slimy lizards are down there with the worst. Dominion, wipe that thick caking of clown makeup off your ugly faces and try making money through honest means for once. Do not rent from them.

I had to move into a place stat as I was unexpectedly getting the boot from my Walkers Point…read moreapartment so someone from Chicago could facilitate gentrifying the neighborhood and jacking up the rent. I found this apt. on 6th & Mitchell weeks before leaving for Europe for 2 weeks, signed this lease sitting in a London hotel room. I'm thankful that I was able to find this place. It's updated enough to feel nice. Max was very helpful to me as new units became available. The two I saw were actually not the one I ended up moving into as he told me of another unit available while I was overseas. I took his word for it and electronically signed without seeing the actual unit. I'm glad that I did because the one that I ended up with was a better space! So, I appreciate the heads up I was given. The worst issue with this place is the laundry and I would say windows/lack of light. Some units do have space for in-unit laundry, like mine did - there was a huge closet off of the kitchen, but they just don't offer this amenity. The laundry in the building has it to be the cheapest, low-end laundry machines. $1.50 a pop to use them and often one dry does not suffice, so really $3 just to dry totalling $4.50 per load. The second dry on high might scorch your clothes, too, so another thing to watch out for. And then there were some inconsiderate, lazy neighbors who don't get their stuff out (golden rule, people! If you don't know what that means google it) but gladly, this didn't happen too often. It was more the condition of the machines that was the worst. It ate up on of my bras, and then there's that time when someone who used the laundry machine before me who left gum in it (of course I happened to have washed something with fringes that day) what a mess! Having had my own washing machine in my last three apartments, this is a first-world pain in the rear. Sigh. But, the rent was super affordable. The windows in my apartment were also massive and heavy. I had to get on the ledge itself to have any shot at opening and closing them, using all of my body weight standing up on the ledge. I couldn't just open/close as I normally would for any window, without having to risk a hernia. They really need to do something about those. My last apartment let so much light in, I felt like this place was a dungeon. I think the top units are a lot brighter, but I've never been inside so not sure. The units really differ a lot within the building. I saw around 4 in total and all were different. The construction of the apartments is cheap. They look pretty, though. The paint on the walls for Pete's sake of you so much as bump it, you'll leave a mark. It's like primer was used, it's really matte, and just shows every scuff possible. Not enough layers of paint and needs a good thick gloss finish or semi is needed so it doesn't stain so easily. I once tried lightly buffing out a stain in the bathroom and the wall peeled off, like PAPER. I did this with a soft wipe that is sensitive enough for a baby's butt and it peeled their wall. They just need more paint and quality paint. When I asked for scuffs to be touched up on the walls when I moved in, (this should already have been done!) they dump a CAN OF PAINT at my door. I'm serious! They expected me the renter to paint? Um, no - not unless you're giving me a free month of rent! The walls are so thin. But, I guess the happens in apt complex living. I'm sure there are ways to help prevent this with the quality and quantity of building materials, but that's a cost thing. It's the right thing to do but it just doesn't often get done. The stove is electric, boo. And electric will cost you more every month. I saw an increase in my utilities bill after moving here. Although, it was offset by the lower rent. Good things: It was great to have the gated lot for parking. Break-ins are well known to occur in this and the surrounding neighborhoods, so this lot really prevented that. It's walkable to the popular areas of Walkers Point and Bay View, only takes 15-20 mins. Not something I did much of at night, and even got cat called during the day when I was near this building, but less once I was out of the Mitchell Street neighborhood. It's a short Lyft or Uber ride back from many Milwaukee destinations. I never had to turn my heat in all winter long! I was on the second floor, so not sure if the units' heat above/below is what did it, but it was always around 70 degrees in there! Maintenance is fairly good at being responsive. I complained about the laundry a few times, the FOB system facing the lot rarely worked (but you have a key), the door handle CONSTANTLY broke off, but minor things in the grand scheme of things. The rent is inexpensive, there is no cost for parking in the lot (at least not at the time of me writing this review), good location, decent remodel... I wouldn't "not" recommend it to anyone but tell them to understand what they're getting for the price.

I moved in April 2019 and now it's April 2020 the end of my lease. out of the 6 apartments I've lived in this is the worst. the tenant in apartment 10 has been a nuisance, I've had to call west allis police several times about excessive noise and him fighting with his homeless friend after hours as the tenant's wall is next door to where I sleep. i signed a 12 month lease and had I signed a new lease it would be 14 months, I did the smart thing and chose month to month for $635 a month. I chose this apartment without exploring other options,I truly regret choosing this place to live, no doorbells and thin walls you can hear every time someone takes a shower or closes a door in their apartment,I would not recommend this apartment to anyone.

I would not rent through this landlord/company. We (my roommate and I) rented from them for a year…read moreand it went well since neither my roommate nor I were around much. Pretty much was a place to store our stuff. We renewed the lease and they had upped the rent which is normal. They decided to make a kitchen update that we did not ask for and this was to be done while we lived there so our kitchen was down for a month. Not only was our kitchen down but our whole living room since everything was pushed up against the walls and covered in plastic to avoid dust or anything else. We were told that the workers would be working while we were gone at work and on several occasions they were still there for hours after we got home. All in all the kitchen was nice to have after it was done but no compromises or deal was made that since they would have our kitchen torn up for a month and that we would have to eat out more that they would take a hundred off rent or something. Next after a year of living there black mold was growing heavily in the bathroom since there was a wooden window in the shower that didn't open and there was no vent either. We had put in several work orders for it and nothing was being done. After 2 months of being told a new window is being ordered I called more sternly and it apparently never got ordered. Finally, after three months they replaced the window and pretty sure just painted over the mold. The new window allowed for us to open a small portion and get air flow. That helped with the mold problem but it was always an ongoing thing. We would scrub with bleach and other cleaning supplies but still it would come back. Either way I had gone to the Doctor earlier that year for headaches, dizziness and sneezing...turns out it was Sinusitis. This can come from dirty or moldy environments (Our bathroom). I was treated for this with antibiotics and having moved am better and don't get this off and on like I use to. Lastly my roommate and I got new jobs and significant others and asked if we could work with them to move out earlier than our lease. They seemed fine at first then they flipped a switch. They would show the apartment and not even contact me to tell me they would be entering. They found someone to rent the apartment for June 1st and we would be out April 30th. They told me it was all good to move out April 30th but now are telling me after I moved out that May rent is due and that I can move back in if I want for that month. Even though they are doing more updates ripping up the flooring and such then the next tenant wanted to move in a week or two early since that would help her get into this new apartment and out of her old they are stating they are taking all of the security deposit and its because rent is due. Having said they would work with us and everything was falling into place we thought everything was fine. Except now they stated we need to pay for all of May rent and to keep the electric on for them (while they work). Chelsea in the office is horrible at communicating and will play games like only contacting one tenant. She never contacted me until she wanted to inform me that May rent is now due but never for any other updates. In the entire time we lived there we never were late on rent and kept the apartment in great shape and were polite to them. They are money hungry and are very rude to the younger crowd. As far as we know they are taking are full security deposits even though they should only be taking $400.00 for a fee for ending our lease early. Office staff does not know what they are doing and the owner Joel will side with it since its more money he can have to update his properties.Take my advice stay away and rent through another company. I am just glad to be done with them. I have lived in Milwaukee for 8+ years and this is by far the worst landlord I have had.

It's a small and *usually* quiet building, and there really wasn't much to complain about. Management was fair and understanding, and they were always kind when we had to reach out to them. They also understood that everyone has specific circumstances and were willing to accommodate within their professional means. Our building was a little older, and we encountered a few building and neighbor-related issues that I won't delve into specifically, but Bell was always prompt in responding to inconveniences. Only thing I cannot comment on is the security deposit return because we won't receive it for about a month, but I'm sure it'll be carried out properly. It's in a great location, and the price isn't outrageous. At least in the Lake Park unit, you're looking at renting a pretty average unit in a smaller building, but the management staff really pushes it ahead - and we never had any complaints about the maintenance crew, for what it's worth. 4 stars because it's certainly above average. Lastly, I noticed that the other three reviews here are extremely negative as opposed to this one. I'm not invalidating those experiences, but they're a bit dated at this point in time. I don't know if it was under different direction or what back then, but our experience was generally positive and is more recent. Take that for what it's worth.

A few weeks go by, after paying for it again, and I get a call from the receptionist saying a cleaner found my missing check under the accountant's (kiera) desk. This was not the first time they lost our payment OR the last. When we moved out they sent what was left of our security deposit to our old apartment. The one we just rented from them; the one we just moved out of. They had at least one forwarding address on file but that doesn't matter because how does this make any sense at all? My roommate and I both moved out of Milwaukee, so it was a process trying to contact both the USPS and Eastmore. We finally received our deposit almost 3 months after moving out. They took nearly 70% of our security deposit to pay for "painting/cleaning" and "large item removal." There was nothing left in our apartment and we SCRUBBED that place. Also, after living there for so long, isn't paint considered normal wear and tear? Obviously we didn't fight it as we're tired of dealing with this for so long. Second, I showed up in yoga pants because honestly most days that is how I roll. I did not feel judged or uncomfortable, I just felt like I was in a beautiful building. The lobby is beautiful, I felt like I walked into a resort in Las Vegas with beautiful chandeliers and gorgeous seating. I was greeted by Hussaun and he made me feel very welcome. Lydia took me on the tour and she was very friendly, knowledgable and answered all of my questions. The building is breath-taking with gorgeous views of the lake and the city. The units are finished with beautiful finishes, and everything is high-end. I do wish that they were a little more spacious but, the quality is unmatched from everything I have seen (and I have thoroughly searched). In the end you cannot beat the views and the finishes. Even though they are smaller, they were designed for a lot of storage and are so light and airy that the space feels big. Also with all of the amenities and events you are out of your apartment more than you think you will be. Now let's get to the amenities. Fire-pits, sports lounge, sky-view roof top, business vignets, virtual golf, outdoor terrace pool, dog-walk, not to mention a quick walk to the Historic Third Ward, the lake, and Jazz in the Park around the corner. After living here for almost 4 months now, I can tell you that it is exactly how they represent it to be on your tour. The staff is incredibly responsive to the point of spoiling you. On the few minor issues we have had they have fixed them within hours (Nick and Carmello and the rest of the maintenance crew are very responsive, nice, and fast). Garrett, Andrew and Tyson always greet us with "Welcome Home" when we come back from our travels. If you ever need anything they are always happy to help or answer questions. The staff puts together social events monthly (cocktail hours, meet and greets and charity events), and brings in vendors from around the city to host food and learning events. We are always out of town for the events, but are looking forward to being able to attend the October Fest Happy Hour. The views from the units are unrivaled.....if I sound a little excited about the place, it is because I am. 7Seventy7 works for us because we travel a lot and we always have the security of knowing someone can help if you are out of town and need to have deliveries or maintenance issues addressed. After we got that, he set me up with an MLS automatic listing so I would be emailed the detailed info (way more detailed than Zillow or Trulia) about various places that include pictures, taxes, etc. I would email or call him on what places I would like to see and right away he would have a schedule of places we would see in a day or two. Norm always picks up the phone no matter what day it is or the time and is always willing to talk to you about whatever it may be. He used to be (may still be) an Inspector so when it came to walking through duplexes he knew what areas were big concerns and what were small issues. He could even roughly estimate how much or at least point you in the direction of an expert to get an estimate. Norm also performs Energy Audits so he will know how energy efficient various appliances and the house are. He is very patient as it took around 5 months of seeing places with my girlfriend and brother to finally find the right place. When the time came to make the offer, he drafted up the paperwork right away. He is very detailed on all of his paperwork and it made closing way easier.
