    Had a run-in with this shady Kafka-esque "screening" company that is unfortunately handling a lot…read moreof rental properties across America ... they want to position themselves as the Arbiters Of Who Gets To Live Indoors, but they apparently don't have to play by quite the same rules as the "big 3" credit bureaus, their criteria are opaque, and apparently their files are full of mistakes that you have to go through some lengthy process of weeks to dispute. These gems are from the "resident screening" portion of their website: * "Some properties use a scoring model which will generate a SafeRent score ... this score, while incorporating credit as a factor, is not the same as the score you would receive from one of the national credit reporting agencies ... It is generally much lower than a credit bureau score." - So not only is it pretty much completely fucking arbitrary, it hinges on criteria that are not available to you until you've already been rejected ... and then you have to go through a month or more of wrangling with these jokes to get an explanation and correction. * "Collections Alert - All amounts reported through the Collections Alert are for amounts owed that have generally not been reported to the credit bureaus" - In other words, not properly verified as being true or accurate by any reputable third party * "AppALERT®--Individuals hiding from the law most frequently seek refuge in rental housing. AppALERT is a fast, reliable way to determine if your applicant is a terrorist or wanted fugitive. " - Oh Jesus, they actually have an NSA "Do Not House" List now But don't just take my grousing for it ... check out the litany of complaints about this place at Consumer Affairs (http://www.consumeraffairs.com/finance/corelogic-saferent.html), and the Better Business Bureau (http://www.bbb.org/washington-dc-eastern-pa/business-reviews/screening-background-and-employment/corelogic-saferent-inc-in-rockville-md-152758023/), who have given them a D rating, and from whom they are not accredited. Ask a property first if they use this company as a screening service ... if they do don't even waste the app fee, just keep walking.

    Inaccurately reported a felony on my background check. They only search by names and DOB. These are…read morenot unique enough identifiers. I was rejected to move in to an apartment because of this report. Filing a dispute takes 30-45 days. Forced to couch surf with a friend and put stuff in storage until this is sorted out. The consumer affairs shows Corelogic with a 1.1 review rating and 58 reviews. Most of the reviews have the same complaint I have about inaccurate information. I will be filing a complaint with the Consumer Financial Protection Agency.

That decision turned out to be one of the most important protective steps I took in this entire process. Mr. Lorber was direct, honest, and thorough from the start. He did not sugarcoat anything. He took the time to carefully evaluate the hillside and structural conditions and gave me a detailed, professional analysis. He answered my questions seriously and made it clear that his focus was safety. Not sales, not convenience, not telling me what I wanted to hear. Safety. What makes this even more significant is what happened after purchase. I later discovered serious defects and dangerous construction issues caused by contractors I hired -- issues that are now the subject of an active lawsuit. Mr. Lorber's report and warnings were provided to those contractors. They disregarded them. They chose shortcuts over safety. But Mr. Lorber did not. He was the one professional in this process who consistently centered the conversation on structural risk and protection. He did not minimize concerns. He did not deflect. He did not rush. He documented what mattered. And because he cared enough to be careful and precise, I had critical engineering support and documentation when the damage and safety risks later had to be addressed legally. I cannot overstate this: but for his diligence and integrity, the scope of damages I am now seeking to recover would not have been fully recognized or supported. His work mattered. His report mattered. His professionalism mattered. After dealing with people who cut corners and ignored risk, working with an engineer who took my safety personally was emotional and reassuring. The home inspection company owner who I've worked with for years personally recommended Nick Lorber, so I tried him out. Nick was very responsive from the get go, and he was able to make it out for an inspection promptly. He spent a LONG time looking over the house and I received the most thorough inspection report that I can remember in my 10 years of doing real estate.
