We are super glad we did NOT follow through with Douglas homes after reading all these horror stories. The sales lady Jacquie at Crimson Ridge was clearly unprepared for our initial meeting. She was also dismissive of some of our questions and seemed slightly annoyed. Upgrades were also wildly expensive and they were VERY stingy on the price. $800 to have horizontal staircase spindles. Another $800 for all black doorknobs. We wanted to get the basement in LVP instead of carpet and was quoted a number. In the counteroffer they added $4k for "floor leveling". Since the build comes with a finished carpeted basement, shouldn't it already be leveled? We ended up adding about $7k in upgrades and asked for $5k off, they countered by adding $4k due to the leveling and only $2.5k off. We accepted the $4k but stood hard on the $5k. They said no. We walked away. Keep in mind this was a $900k house with under 2000 sqft and a small basement. So it already felt overpriced in our opinion. My experience -- from the initial visit to their showroom to months after possession -- has been riddled with poor communication, lack of professionalism, and ongoing unresolved issues. I cannot express enough the dissatisfaction with the experience I've had with Douglas Homes (DH), beginning from my very first visit to the Cochrane showroom and continuing well past my possession date. The level of professionalism, communication, and overall customer service has been consistently disappointing. Sales Experience: The problems started early when DH's realtor refused to submit an offer on a home I was interested in, only for the price to drop weeks later. Attempts to escalate were ignored or rerouted back to the same realtor, who acted rudely and dismissively. Transparency & Pre-Possession Issues: Leading up to possession, I was blindsided with threats of extra charges unless financing was finalized within a narrow window -- this after already providing a 10% deposit and an additional payment just days before closing. At the walkthrough, the project manager pointed out deficiencies himself, encouraged flagging issues -- then completely dismissed them by possession day, handing it off to the warranty team with an eye roll and unprofessional comments. Post-Possession Problems: Within days, I reported a roof leak -- and was told it wasn't an emergency and would have to wait for warmer weather. Other outstanding issues were met with vague responses or silence. When repairs were done, they were often rushed or caused further damage. One instance involved work being completed without my knowledge, despite my request to be present. Trades Days -- Poorly Managed: DH scheduled "Trades Days" to address outstanding deficiencies, but these were disorganized and ineffective. Contractors arrived unprepared, lacking materials or even awareness of what needed to be done. Warranty reps often claimed they hadn't received important inspection reports, even when I had direct confirmation otherwise. Appointments were wasted, and the homeowner's time clearly wasn't valued. Contractor Morale & Work Quality: Trades openly voiced frustration with DH, citing payment issues and poor treatment -- which reflected in their work quality. Repairs were frequently botched or incomplete. A third-party inspector was brought in to provide an independent deficiency list, but DH routinely ignored key recommendations, making the process feel performative rather than meaningful. Lack of Accountability: Throughout, I was promised follow-ups that never happened. Warranty managers and staff consistently failed to deliver, often deflecting responsibility and citing how busy they were. As a paying customer, I fulfilled my obligations -- but Douglas Homes failed to meet theirs. There is no enjoyment in this homeownership experience. What should have been an exciting milestone in life has been overshadowed by delays, miscommunication, poor workmanship, and a total lack of customer care. There is a consistent lack of customer service, professionalism, pride in workmanship, and respect for the homeowner's time, money and energy. If you're still considering Douglas Homes, do not give them any money until the home is fully complete. I purchased this triplex home in May 2024. A window well was to be put in. When the work person came to put it in, he said it was too wet so therefore too difficult to complete. I been after Douglas Homes to complete as this partially done well is below the grade line. I have sent them numerous emails and was told the gravel has been ordered. Here it is coming to the end of June, and still no window well. NOW MY BASEMENT IS FLOODING!! Still no landscaping. AND A LIEN HAS BEEN PLACED ON THE GARAGE! Do not buy a Douglas home. Worst quality, worst service, absolutely no oversight of their trades and they will argue any issue you have. I bought a house last year and it is riddled with issues that they still have not shown any interest in resolving. (Broken window, crooked walls, water damage, all the paint on my doors is coming off 6 months after possession + most of the trim on the house looks like it was painted by a child, all of my soffit was installed crooked, my lot never got a final grading, cracking all over on casing and drywall. There is no workmanship or respect for what they are building. I am only now writing this because I have been patient since June when I took possession but being patient has got me nothing. Any emails you send to their warranty team for defects will get a reply "due to higher than normal email volume- please allow 2-3 business days for a response" and then you won't hear from them for a month or more. (They have built over 10 houses on my street since I took possession so clearly they have the trades available) My experience is not a one off either. All my neighbours have the same issues. What started out as excitement for our new home has quickly turned to we made a mistake. I wish I had read all the reviews thoroughly before signing the contract. Douglas keeps no tabs on the contractors they hire, so the quality and pride in craftsmanship is poor or just non existent, and the evidence clearly shows. They seem to have a never ending revolving door of employees, it's been two years and my deficiencies are still outstanding. He asked for an I.D , the driver's licence was provided, then he asked for a picture of the passport. I would not recommend Douglas Homes to anyone looking to purchase a home. One of the warranty coordinators got in a verbal alternation with my husband over minor damage that was caused during one of their in-home visits for warranty repairs. This individual threatened to physically assault my husband and came at him with intent of violence, he also called him swear words and demeaning names. We have filed a police report in regards to this incident (no charges were made) and we no longer feel safe in our own home. I am emotionally upset and regret purchasing my home from Douglas Homes. I won't get into all the details since there is a list of repairs which is to be expected from any new build and I was prepared to go through the proper processes with the warranty team. This company is horrible! They do not learn from their mistakes and continue to treat people like garbage. Tons of deficiencies in the house after the fact! During their "walk thru" everything seems fine but it's not. With in the first two months stuff has started to break. They harp quality and award winning homes but I wonder if that's just bought PR. They don't wire the homes properly either, if you do anything other than Shaw you have to run your own Cables. I have a recording of this!!! Make sure to record your convos with these crooks cause they lie.(it makes me sad to have to even write this) They also boast very powerful microwaves!!!!!(booming superhero voice) k cool would be nice if they didn't blow every second damn day.... OOPS! Siding on my DH is grey-blue and on my garage built by DH it's brown!!! Neither is the correct siding as per the architectural control signed off in the contract. My contract says if they were to substitute anything that wasn't available it was to be done via change order which both parties signed which, didn't happen! With the color of siding being similar to the house next door and the garage being brown and a color I didn't agree to on the house, it's not a great situation. Although there has been resistance the management team has now agreed to meet next week to talk about how we might NOW work together to ameliorate this and some other problems. I will keep you all posted on how this goes and if we come up with a remedy to fix this and some other problems. It's in both our interests to work together to fix these problems and I f we can work together toward building a solution that works for both myself and the company I will gladly provide that information here and reassess my review. True horror story that my family experienced this month, May 2021! 3 months after taking possession of their brand new house from Douglas Homes, the toilet valve in their masters blew causing to flood their entire house within minutes!!!!!!!!!!!! Their warranty coordinator Michelle have apparently escalated the issue to the management including the owners of the company and they have made a decision that my mother is to blame for the extensive damages for not shutting the main water line after the valve/pipe ruptured!!!!! They questioned my mother why a phone call to 911 was her priority!! Their emergency plumber should apparently have been notified ASAP! Not only they can't honour their warranty policies, they also don't care about the lives of people in danger!!!!!!! Horrific! This company goes against their vision!!!!!!!! our story does Not end here!! importantly, if you have recently (2020-2021) purchased your home from douglas homes please contact them and ensure that your toilet valves are not defected!!!!! I have been in my new Douglas home for about 2 1/2 months. I love my house and i am really enjoying my new neighborhood of Coopers Crossing in Airdrie. I have purchased 3 new builds in my life and, by far, Douglas Homes has been the most challenging and stressful to deal with. The building of garages and landscaping is only just finished now, we were told it would be done months prior, never an explanation or word of when things would happen. The foreman of the Coopers Crossing project has absolutely "0" communication skills. He is argumentative, defensive and completely unreasonable when asked a simple question. When asked about fixing a problem on the outside of the $500,000.00 house that i have purchased from them, he argued and told me he was going to make it functional, but not his job to worry about esthetics. My husband and i try to be patient, sending emails with questions that go unanswered, waiting for things to get done gets extremely frustrating. I know i will enjoy my new house for years to come, but unfortunate that the beginning and building process has to be so stressful. Communication and a foreman that had any customer service ability would really go a long way for Douglas Homes. read more

It's not very often that I give a one star review on Yelp, because generally speaking, most places do a great job. In this case, if I could give this business a zero star rating, it would happen. Having a house, particularly building one, is generally something that takes a large chunk of your time and financing. It is one of the most important things you do in your life. You can expect a few bumps along the way. Certain things are not always going to go smoothly, but with Douglas Homes, our issues seem to be continually compounding. Even though we are in our house, the nightmares of dealing with significantly large and smaller issues are continuing to plague us. What our saga is boiling down to is a couple deep seeded themes that seem to pop up on a continual basis, that not only we have experienced, but also many of our neighbours. Most importantly, is customer care. If we have a legitimate issue, it isn't faced with concern, it is met with excuses or outright disregard. I guess at the end of the day, I figured that when issues we experienced began materializing continually and began significantly impeding the building process, Douglas Homes would have cared enough to ensure that things didn't continue to fall in the crapper. Another issue is a huge lack of organization. Over and over we've had to have issues dealt with by the same tradesman on numerous occasions, when the issues could have been taken care of with a clear task list outlined by Douglas' area foreman. Numerous visits not only waste the trades' time and creates scheduling inefficiencies that affect every single build they have, but it also wastes our time having to hang around home, away form work, to wait for them to arrive. But that really is not the hugest issues we have faced with this house build. We are not strangers to house builds. This isn't our first rodeo. Our build experience with Douglas Homes is not what is to be expected on a house build. The same goes for many of our neighbours. The stories I could relay are more than horrifying. When you are declared "the winner" by your fellow neighbours, that have also built with Douglas Homes, for having the most nightmarish issues out of all of them, it is not something you particularly want to be a winner of. And let's be honest, I'd rather be hanging out with my wonderful neighbours and discussing how great our experience has been, not bonding over what a crappy job Douglas Homes has done to each of our homes because of pure ineptitude and contemplating picketing in front of Douglas' show home. I hesitate to go through the laundry list of issues we have faced on a public forum because it results in a huge catch 22, where you are damned if you do, and damned if you don't. For now, I'll choose the latter because this could result in an edit to this review regardless of what I say. What I can suggest to anyone looking into Douglas Homes as a builder is to do your homework. Actually, go knock on the door of a few people who live in a Douglas Home and ask them about their experience. They will be easy to find out here in Chestermere since Douglas Homes proudly cemented a metal plaque with their logo into the concrete of our driveways. Ask any of us. If I could give Douglas Homes a minus 5 rating I would. Douglas Homes is unscrupulous and care nothing for their customers once they have your money. We have identified many items and deficiencies with our home through out the first year of ownership and Douglas Homes has either refused to address them or just plain ignore them. The workmanship is very poor from all their trades. Douglas Homes does 24" centers on their framing...who even does that anymore??!! We are having electrical issues which again they refuse to do anything about. Hopefully our house doesn't burn down and we die in the fire. Like I said Douglas Homes does not care about the well being of their customers. If you are considering building or buying from Douglas Homes, please do your research, I wish I would have. I am understanding that something's could go wrong but we have had so many I don't know where to start. The WORST being that there is no customer service to be found... starting from the site foreman to the office staff, nobody is there settle your mind and get things done. There is no accountability in place. They contract all their work out. They offer a lot of excuses and come at there own convenience, with no care of your time. I had a contractor come numerous time for the same issue and still it not be fixed right. I am at a point of going to the media now.... because things aren't getting better. PLEASE PLEASE PLEASE..... Do not buy a house from this company. There, I have said it. We bought a house from them - fabulous design in a great community and at a good price. What could go wrong? Well, pretty much everything. Once we signed on the dotted line, things went downhill. Customer service is non-existent; the site supervisor is rude and arrogant. We ended up overpaying for a corner spa bath that is damaged and unusable. Right now they have not fixed the bath (4 months after moving in) because they say the damage 'may' have caused by us. Actually the damage was caused by THEIR builder's rubble being dumped in a brand. new. bath. and the house was so dirty when we moved in (including the bath) that we could not see the damage. Not only was the house filthy when we moved in but we had no appliances, there was a workman fitting the stone around the fireplace, the carpet had not been completely fitted and the paintwork was in a terrible state - lots of dents, scratches, marks etc. And there were LOTS of 'etc'. We are still waiting for some basic work to be done - front door & garage surround to be painted, window well to be dug and completed, damaged kitchen unit panel (we have given up on the paintwork and will do that ourselves). And the grading . . . they will always be here 'next week' and have blamed the winter, the spring rain, the Calgary floods, other developments. Funny how the other builders in the area have completed their grading. Once they have your money, they refuse to answer telephone calls & emails. Absolute cowboys. Of the three builders on a new estate, we decided to go with Douglas Homes. We were told by the Realtor/Salesman that they had done such a good job on Phase 1 that the other builders were jealous and they had not been asked to build on Phase 2. Despite being skeptics, we fell for that and for their other assurances & platitudes because we really liked the design of the house. We should have stayed skeptics. Once the contract was signed, the problems started. As we worked through specifying upgrades, they would quote for items (such as a jetted tub or water heater) but would be unable to tell us what we would actually get - make/model, for example. Their staff were generally uncommunicative, ill-informed and even downright rude in some cases. Their whole attitude was that we should just go away and stop bugging them until the house was finished. Well, we were glad we checked up regularly as there were a series of mistakes and quality issues we had to prompt & almost bully them into fixing all the way through the build. There were contractors still working on the house for days after we took possession, and even now, several months later, we still have a lot of work waiting to be completed or issues fixed. It appears their approach to customer service is to continually make the same excuses for delays, and to tell you what they think you want to hear whether it's accurate or not. Dealing with Douglas Homes has not, by any means, been a pleasant experience, and it still isn't months after moving in to the house. The happiest day of my life will be when I don't have to deal with Douglas Homes again, but I refuse to let them off the hook for not doing work they were contracted to do and that we have paid them for. If you build with them......you need to educate yourself to make sure they are building properly. Watch them every step of the way. Remember they don't care about you or your house just your money. They short cut everything to save them money and don't care about building you a great home. We thought if we went through a small time builder he would do a great job. Hahaha. We now 23 years later are having major foundations issues that will cost a fortune to repair. We tried to get a hold of them to discuss this fact but they don't care that they built us a shitty home. They told us that the structure of our home would out live us. Yes sure......we have had inspectors look at our issue and they could not believe that they built our foundation this way. They said had Douglas Homes built it properly our Home would have had no problems. But when you are cheap and don't give a shit whether your work is good or not and that your clients are happy. If I could give a zero rating I would. Horrible business, run by a horrible husband and wife team. We were told our home would be ready in nine months...it took TWO YEARS, and it was a fight the entire time about everything. For example the exterior Color of our house was to be grey with white trim and we were told a year and a half in that it had to be a different Color and we had no say in the matter because the developer said there were too many greyhousesalready in that area. And the day before our possession date (which had been movedtgreetimes already), we were advised it would be moved again for another 30 days later!!!! We had all our belongings in a u-haul, we're giving up our rental at noon the following day, and had two cats and a dog - and no home for 30 days with no notice. We got a lawyer involved and DH ended up having to pay us $3000 but the lawyer fees were $2800 so beyond a brutal situation. When we finally moved in the finishing on the home was terrible. For example the spacing on the tiles around our fireplace and tub would go from millimetres to several center meters...after over a year of issues we lived in the house for a few months and then sold it. This was supposed to be our first house, a wonderful, exciting time in our lives, and DH made it a nightmare. read more

If they are building homes around you make sure all of your belongings, including vehicles are no where near them. They hit our truck while landscaping a yard beside us and deny doing it. Now we are stuck with having to pay to get it fixed. Last year their people used our water while stuccoing the house beside us and we ended up with an 800$ water bill and they also denied that. Tried to call and talk to someone and was just given the runaround, "well our people say they didn't do that. The floor plans are well thought out and the staff at douglas homes worked with me to ensure it was exactly what I wanted, within my budget. Building a home is a time consuming process no matter what builder you choose, and I found the staff at Douglas Homes to be very helpful and quick to answer all of my questions. We purchased a spec home from Douglas Homes. We were fortunate enough that we were still early in the building process that we were still able to have a lot of say in the decorative choices, like tiles, colour and granite. We moved into our new home in April 2015. We have been very fortunate because there were only a few minor things that needed attention. Jason, the warranty expert has been great to work with. Everyone that has seen our house is very impressed with the quality of work. We are very happy with our house. Would we do things different if we would build our house ourself? Maybe in some areas but all in all we have been very happy with our new Douglas Homes. I would definitely recommend them to others looking for a house. read more

We have been dealing with Douglas Homes and our home building experience for the last 6 months, and so far all I can say is "BUYER BEWARE..... Do your homework by talking to other families dealing with them before you sign anything!!!!" if these reviews on Google, Yelp ect were posted previous to us signing and handing over more than $50,000 to them, I would have never, ever, ever "got into bed with them" We are far from a possession date and dealing with deficiencies (lord only know... but I'm sure there will be many) and my "little voice" is telling me this is going to be a HORRIBLE experience. It already has been..... starting with a lack of information, a complete lack of customer service and the lame excuses and blatant ignoring of every question or detail we have asked about. They treat you like you are an inconvenience, and will eventually email you with a round about answer that dismisses you!!! No details are discussed until design and review and by then they have your money and there is no turning back. You don't even get to see a single detail of your house plan until that meeting, then you have approximately 4 hours to go over every minuscule detail, sign off and if you want to change any thing, I repeat anything, after that it is a change order (with a minimum $250 charge not including materials and labour) This adds up VERY quickly and no matter how sure you are of your wants needs and tastes, I guarentee there will be many of these in your future. Every negative things you read or hear about Douglas Homes is true! They are not a "perfect fit" for anyone, the only thing that fits perfectly is your hard earned money in the owners pocket and a house full of problems, cheap materials and bad craftsmanship! read more

surely there is something that the homebuilders assoc can do to correct all these complaints re douglas homes. i am not a customer but am well aware from acquaitances about their poor service/ethics. has anyone ever contacted a lawyer re this builder? have you all sent letters to the homebuilders assoc? i know they charge everytime they come out to check on a complaint and they seem to favor the builder but surely if there were significant complaints they would have to sit up and take notice. maybe you need to contact some arm of provincial govt for help. service is truely appalling and very unfortunate for people who are planning their "dream" homes and end up with a really bad taste in their mouths. read more

I have never before written a Yelp review, nor ever felt the need to, and just now created an account SPECIFICALLY to review Douglas Homes. All of these other posters are 100% correct. DO NOT BUY A HOME FROM DOUGLAS HOMES. I will admit that we are to blame in that we read some reviews on other websites and signed anyway, giving them way too much of a benefit of the doubt, thinking "it's our first house, this is something we could actually afford, maybe they've fixed these problems and it's okay now?" No. Let me tell you right now as the most recent post that they have not. The key point that every single one of these posts has in common is a lack of customer service or concern for their customer's needs. It's basically a money trap. They say all of these great things to get you to sign, hand over your deposit and down payment, and then all of a sudden things that are "not upgrades because they're just standard in all of our units" is not true. We picked a specific lot and end unit BECAUSE OF an extra window we were told was included from the get go (which we specifically asked and clarified multiple times that that window was included - getting "yes" each time) and all of a sudden, no, it's not included. I wrote a very angry letter to Douglas Homes, and they ended up putting a window in (much smaller and not even comparable to the show home) and then had the nerve to ask me to write a counter letter about how they resolved the issue and everything is okay now. Don't try to buy me off. That's a fail in my books. Now, months later it's close to possession (at the time, about 10 days away) and their lawyer contacts us saying our possession date is coming up and we need to start getting paperwork going - would we like to use them or our own lawyer, if our own, who should they send documents to? This being our first time building, we assumed this was standard procedure. Nobody has told us otherwise or asked us earlier than 10 days before possession to get this paperwork going, so we sent off our own real estate lawyer's information. Lo-and-behold Land Titles is 12 business days behind and we can't move in until we are officially registered, taking us a week and a half past possession. Being told by our lawyer that "Tenant at Will" is a common thing, we signed some papers stating we'd be happy to "rent" our house from the builder until we're officially registered, to still move in on possession day (because we're not stupid and have utilities, TV, internet, movers, a moving van, and cancelled our storage unit for our possession date). Does Douglas Homes provide this, from what I've been told, extremely common courtesy of Tenant at Will that almost every other builder in the world apparently provides? Nope. They want all of their money and they want it now or nobody gets to live there. Not only that, they've put the blame on their clients (us) saying that had WE sent them our lawyer's information earlier they could have sent documents to them earlier and if we went in and signed THE VERY SECOND our lawyer's received those documents, then maybe this wouldn't be an issue. So not only are we supposed to just know timing of things that need to get done, we are supposed to drop everything in our lives to go sign papers because Douglas Homes is bad at their jobs (my fiance was out of town working the entire week this was going on, unable to come home at the drop of a hat, and I'm a teacher that can't just leave at a moments notice for a 2 hour long appointment). If you read these comments and still decide to proceed, albeit very ill-advised, please know that it's basically a requirement to baby-sit them every step of the way. We showed up every single weekend to check on our house and pointed out many big problems. Call and email often on a weekly basis, be a pain in their butts, and let them know that you won't be pushed around or taken advantage of. You are investing a lot of money in your home. It should be perfect and there is absolutely no valid reason it shouldn't be. Don't let them bully you or ignore you or just shrug you off and tell you otherwise. Also know that they are of the opinion that it's okay to insulate and drywall your house before siding it, even at the end of winter/beginning of spring (it rained an entire weekend before we had siding - so we used our own lawyer basically because we now expect mold in our insulation).
