Moved into a brand new unit that was said to be "move-in ready." The heat didn't work. I was told…read moreit would be fixed that day, then I was called and told it was confirmed it was fixed. I came back a few hours later to check and the unit was still in the 50's. I called and reported it. Turns out the guy had just come out and saw air was going through the vents and hadn't actually checked to see if it was hot air. Finally got it fixed. There was a shed on the property and I asked if that came with the trailer and I was told it did. A couple of days after I signed the lease I was told I needed to come in to sign a lease for the shed and it was $50 a month. So not exactly "comes with the trailer." It's also curious to me that if I'm paying to rent the lot, and I didn't opt to use the shed, wouldn't they owe me to store their shed on the property I'm paying for? Anyway... Cut to a few weeks after I moved in. I was called and asked if I was home because they needed the inspector to come through and approve the house. Remember how I said I was told it was move-in ready? Weird that it could be move-in ready and not approved to live in. So anyway the inspector found the back staircase (which has about an eleven degree tilt away from the trailer) didn't have a railing, so it wasn't ADA compliant. Also there was no vapor guard below the home. He gave temporary approval given that I was already living there. They came at 8am, unannounced and very loudly connected a railing to the staircase and did just about the most amateur work I've seen. Staircase is still slanted by the way. The air conditioner people came by to install a unit, which required access to the interior of the home. I discovered this scheduled activity when they told me they were dropping off a unit and would be back the next day (Friday) to install. Thank god I hadn't planned to leave that weekend, because at no time did the park manager inform me of this. Just two strange guys who don't work for the park coming by wanting to enter my house. Last night my water pipes froze. The pipes I was told had heat tape and it shouldn't be necessary to keep water dripping to prevent freezing. I did anyway, but the pipes froze nonetheless. The park manager has had a sign on the office door since at least opening staying "gone to run errands. Be back soon." With a phone number to call if something was needed. As of 3:30 this afternoon that sign was still hanging. I've texted the number twice and called twice, each time going straight to a voice mailbox that is full. I cannot have a plumber come out without the park's permission and the park manager has made herself completely unavailable. I spoke to a neighbor about it and I was told that's very common with this manager and that you just have to hope to catch her on rare occasion she's in the office. The company has taken steps to ensure you cannot find a phone number to contact anyone else, and the corporate structure is so obfuscated you need to be a detective to find anyone to speak to. The park is nice, and mostly quiet minus the factory noise next door, but the management is incompetent and frequently absent, so hopefully you don't have any emergencies come up or your just out of luck. I have to imagine the five star rating is from someone who works here. This place has very little positive going for it.
