We were looking for a property management company at the end of last year. Eagle Property Management was doing ads around that time with a promotion of $65 monthly fee, so we hired this company to manage our rental house. After 8 months of headaches and financial loss, we had to switch to another property management company. Our tenant wasn't paying rent most of the months. Eagle Property Management transferred the late fee($133 per month), insurance service fee and Resident Benefit Package fee which the tenant was responsible for to us by deducting the funds from the partial rents. If you are looking for a property management company, I wouldn't recommend Eagle Property. read more

If I could put negative stars, I would. Do not rent from this unorganized, lazy company. I get monthly letters saying I owe them rent plus late fees because they just simply lose my on time payment or someone from their office is stealing them. Not only do they lose money orders and cashier checks, they lose paperwork that was initially required to sign the lease in the first place. I don't know where to start...when I first approached this company, I knew the unit I wanted, but it took nearly 4 weeks to get a basic showing of an empty unit. I literally had paid a deposit before getting a chance to see the unit I wanted, and it was another week plus before I could sign a lease. I chose a unit downtown, and was simply not told about the parking situation - the information I was given was 5+ years out of date. I came to discover that parking is$70/month, and neither the parking people nor Eagle are willing to make any kind of deal for residents. They both blame the other company. I was also not informed of impending construction work, which lasted 5+ months, and started before 7am 6 days a week. Then the city decided to install massive air conditioning/heating units literally on the other side of my main living area wall, the result being more than 2 months(so far) of loud, constant vibrations and noise. I've been told for several weeks now that they're 'working on a solution' but Eagle has told me they won't help me find another unit with the same lease conditions. Two months without a quiet night, coupled with the parking issues, has left me very unhappy and looking for a new residence. Some of the staff have been pleasant and tried to help, but they're limited by the rules of the upper management, apparently, and overworked to boot. If you go through Eagle Property Management, I strongly suggest you spend a great deal of time researching the building and inspecting, and ask many questions. They don't even deserve one star! I moved into the property located on 12th Ave. SW in Cedar Rapids in February of 2014...I was told the apartment was "move in ready" and took there word for it. This was a blind move for me, I moved up here from Houston, and I tried to take care of everything before I got here so it would be an easy move. On the day of my "walk through" the walls had not been painted, nails and nail holes were still present, writing in crayon was all over the closet doors and stickers were on the kitchen walls. There were no drip trays for the electric stove and the refrigerator/freezer was old and had no shelves in the freezer. Needless to say I was mad as hell but couldn't do anything because I needed to get settled quick since I was starting my new job in a few days of moving up here. I will be moving out by the end of October 2015. There are several reasons why I'm moving, here is a list of just a few: 1. Nasty, horrible winters here in Cedar Rapids. 2. Southern California is where I'm from and where I belong! 3. No night life, decent movie theatres, malls, variety of food. The town is closed by 9pm. In August of 2015 Eagle Property MGMT. offices were broken into and rent checks were stolen. Did they report this to any of the tenants...NO, instead they issued 3 day notices to all the tenants who's checks had been stolen, I was one of them! I flipped out because my rent is paid by my bank with a certified check on or before the first of each month...when I called my bank to find out what was going on they had no clue, so they called Eagle and was told what had happened and the bank re-issued another rent check. A few days later Eagle sent out letters to all the tenants who's checks had been stolen explaining what happened and that we should take "appropriate action to prevent this from being an issue again"...WTF?? How am I supposed to prevent someone from breaking into YOUR office?? IDIOTS!! Needless to say that was the catalyst for me moving out! I wouldn't recommend them to ANYONE!! read more

IE( lazy people) you can't get details and when I asked for them to choose a safe place for a single female for me to look at as I had to repeatedly call in... Grandson and fiance tried to rent an apt in Springville from them. They had only seen outside of building, and asked for upstairs apt...to agent 4 times they had a dog...agent talked them into signing agreement and paying deposit (first time renting )....when they went back to get keys to move in, were told they were getting basement apt, and an additional $400 deposit required for the dog...they went to see apt...very small...had 2 dehumidifiers running, but very damp and musty smelling...they are expecting a baby, and didn't want exposure to health hazards from mold...they returned keys, and rejected apt, but were told they can not get deposit back read more

The staff are incredibly reluctant to be of any help whatsoever. Any phone call I ever made to them came with a very snide tone on the other end of the phone. Every time I stopped by to pay a rent check I had to wait by the desk for at least five to ten minutes while the desk worker was yelling on the phone with some other tenant making threats to him/her and then sharing that tenant's story with me after hanging up the phone. They never came to fix the issues that we submitted maintenance requests for the entire time spent as a tenant with them. Throughout the entire lease contract they would tell us how much we owe and we would pay that amount. When we went to submit our intent to cancel the lease they made us aware that we underpaid ever rent check (which they told us was correct at the time) and they would be charging us interest on the unpaid portion at 5%. The fact that we had the burden of being penalized for their mistake and that they charged us an interest rate that is double what they could actually expect to see in the market means they are just looking for ways to make a quick buck off the tenant with the assumption that they won't have the knowledge/capability to do anything about it. And to cap it all off, they never did a walkthrough of our place after ending the lease and moving out of state. It has been over four months and they still have the deposit. Horrible company and it is worth paying more to live somewhere else. Find a building owned by literally anybody else. Even stay your in-laws perhaps. read more

This is the worst slumlord rental company I've ever worked with, one day on July 1st( onset fireworks) we had a couple of friends over to watch the show from our 30ft deck that over looks onset harbour, a free days later we got an eviction notice to vacate in thirty days, mind you were have a voucher not through housing, and eviction makes us loose it she knows this, and the reason was having unauthorized guest's, and not asking Jamie's permission, but we told everyone in the building a month prior, then she comes knocking one day wanting to talk I told her my husband was in the bathroom and our studio is tiny so she pushes her way in, and starts spouting about how she heard from a good source that we're trying to start a"class action suit" against the company (not true, yes we're speaking to a lawyer, but no class action suit) and she starts yelling over anything you say so she's they victim and ur yelling at her, she starts flailing her arms so I day jamie ur scarying me I feel like your trying to hit me, and sit on they other side of the room, she sits on our floor we offer a chair but she's fine I guess on the floor, and we make up(so we thought) at the end she ended up discussing our lease and how we wanted to move, and she was renewing our lease sheet left giving hugs... Then two days later or social worker said I gotta talk to you, and he says so we gotta start looking for a new landlord, we we're like what no we're signing a new lease work epm, he said umm no she's not signing a new lease, she emailed him the same day she came to us for information, and lied hey way in, but really already online she's not resigning... Horrible company, they need a big slap of reality... She also thinks if she's having a bad day ( looking at her hair, everyday must be a not so good one) ahahaha... After being displaced from my apartment due to a fire I tried Eagle properties. They own so many properties here and I liked many of them. I called and asked questions about their process and explained as well they I did not want to start with them without knowing ahead of time if my credit would be good enough because I had a few issues from the last year. I gave them my score upfront. I was told that they could work around anything maybe charge higher deposit etc. I started the process. From second one this was a frustrating company to deal with. They showed me one apartment that was side by side of another in as interested in. She unlocked the door and stood there. Told me nothing about the place and I had to prod her for information. Then she says the second one I wanted to look at had been locked from the inside and she couldn't show me until the downstairs tenants where home to go through the house from another way. I got a bad feeling about this company but needed a place fast. I ignored it. I paid 40 dollars for an application fee and here we go 4 weeks later!! Constant phone calls to this company at least 3 times a week no updates other than in process and we will call you which they never did A huge debacle and constant back and forth about my previous landlord's phone number not being able to reach etc when I was told she had received no phone calls from them and now application denied due to credit. If you have a urgent situation and not much patience this is a bad company. I think I am happy to have been denied in hind sight. The only redeeming aspects of this company is that they allow pets in most apartments and because of the sheer number of properties they manage there are some nice places. This was a hellish process and I have been hearing bad things in general. I am now a month behind of finding another place when this could all have been settled within a week. A bad choice for me. The whole experience I had with them was not worth the head ache. I couldn't even get through the application process without having issues from the moment I walked into the door. I was drawn to EPM due to their affordable prices and seemingly decent apartments. I would show a couple of the locations to coworkers who told me to run, because the locations are in the worst parts of town. I figured I would apply anyway (who could pass up a 2 bedroom with dishwasher, patio and fire place for 400 a month?!). It's not worth it though. You do get what you pay for here. When I first arrived at their office I was ignored by the receptionist. After waiting for more than 20 minutes for even an acknowledgement, a gentleman walked in and the receptionist greeted him right away. When I walked up and asked to be helped first seeing as I had been waiting for over 20 minutes, the woman ignored me again and walked away. After finally getting her to acknowledge me, I had several questions I wanted to ask before signing a lease or giving them my 50 dollars. However; almost every one of my questions were answered with "I don't know". So after getting fed up, I signed the paperwork and went to pay with my MasterCard (after all, they do have a sign saying they take MC and Visa). The woman told me that it would be better if I just paid in cash or check. I told her I had neither and with the time crunch (because they closed in under an hour) that I would just rather pay with card. She handed me my application and told me "why don't you just bring this back when you can pay the application fee" - even though I had payment (that they accept) and was ready to pay. After driving across town to get my checks I went back, I was almost turned away at the door. They ended up taking my application after a little rant on my end. The next day I found an apartment in my budget and with a company that could answer my questions with ease. I called EPM and told them I would like to withdraw my application and I will be in for my check later that day. They told me that if the application had already been submitted that there was nothing I could do because the deposit is for the credit check. After arguing with her she said that she would leave a note so they wouldn't go any further with my application and to have my check ready. When I went in the next day, not a single person knew who I was or why I was there. After explaining I wanted my check back and who I spoke with, they had the entire office (I counted 6 people) looking for my check. It took them over a half an hour to find it. I would not recommend EPM to my worst enemy. I advise that even if this is your last resort, to run and find something elsewhere. A hotel that charges monthly would be a hell of a lot better than EPM. read more

Eagle Property Management is one of The providers of affordable, or shall I say, non-astronomical housing in the Cedar Rapids Metro Area. It is difficult to find a one bedroom under $600+ without using them...unless you are talking about Kelly Property Management. Kelly is known for advertising super low rates, then signing tenants at higher rates because of unestablished or imperfect credit scores. Eagle rents at the advertised rate and they work with assistance agencies, as well as (often) urban housing (section 8). Because local property holders go to this agency and want to offer a low rate, I get the distinct impression that their employees are not well paid. Thus, Eagle's resulting tenant experience is Not Good at best. Most employees are unprofessional & VERY lacking in customer service skills. The agency's environment is disorganized and disrespectful. Employees will not even give you their full name. Other points to know: - Maintenance requests are given a 7 day window to be completed, anytime. + Most residences will allow cats as pets! - Pet deposit is $400 per animal - Sometimes messages are garbled or lost because of employee inattention - Maintenance must be requested only during the week within regular business hours - There are extra fees if you need maintenance outside business hours / emergency + Can tour property before renting You can expect the following from non-management Staff at Eagle: * Condescending looks from 20 somethings * "I don't know" as a regular answer to your questions * Appointments to view rentals where employee is late, or a No Show * Contradictory answers on policy depending which employee is asked * Slow to answer calls or walk-ins due to high volume of clients per employee read more

10 years ago, my wife and I moved into what we thought were some really nice apartments on 1st Ave and Jacqueline Dr. SW. They were nice apartments at the time, and we were sorta happy there, having just moved here from out of town. One night we were quietly sitting watching TV, and there was a loud knock at our door- it was the cops. Apparently someone reported that we were making too much noise- the cops literally laughed because we hardly had the volume up on our tv. I should mention the previous week or so before, the neighbor downstairs knocked on our door because apparently our sock-footed footsteps sounded like elephant's feet....so we knew right away who called the cops on us. My wife, the cops and I laughed it off, but then a few weeks later we weren't laughing when we got an eviction notice because we had gotten a formal complaint filed by the CRPD for our quiet tv viewing habits- they literally gave us two weeks to vacate, and we were not even given a chance to tell our side of this ridiculous story. So when the day came for our final check out inspection, the gal treated me like an absolute criminal. THEN tried to stick me with a bill for $1200 to replace the drip trays in the stove, and a couple smudge marks in the closet from my shoes, stating that the whole apartment would now need painted...even though we never hung any pictures, and kept the place absolutely immaculate. My point is, don't rent from these crooks unless you want a place with paper thin walls, ghetto nasty people for your neighbors, and if you intend to get your deposit back! read more

I strongly discourage renting from EPM. I had avoided renting from EPM, but they acquired the property I had been residing at from my former landlord. My experience with them was been poor, and I cannot with a clear conscience recommend EPM for a rental agency. I have to question EPM's commitment to providing safe housing to its tenants, as the laundry room was broken into back in January 2019 (police were on the scene when I attempted to leave the apartment that morning). Fast forward to August 2019, and all common areas of the building (including the laundry room) remain accessible without a key. I also have to question EPM's capability of fully informing its tenants of its, "policies." In my experience, they did not fully inform me of their policies. After reading other tenant reviews it seems characteristic of EPM to misinform tenants of their "policies" (which, by the way, are not available online). Communication with their office staff has been the most deplorable part of my experience. They don't consistently respond to e-mails. I have to question the knowledge of EPM's office staff, because one employee's response contradicts another employee's response. For instance, one employee stated that they do prorate, and I would be reimbursed for days remaining in the month where I was not occupying the apartment (after a walkthrough and relinquishing all keys to the apartment). A different employee, subsequently, brashly told me that prorating has "never been EPM's policy." Simply put, office employees at EPM contradict themselves in regards to what their own policies are. Maintenance: snow removal was, initially, non-existent during the winter of 2019. After persistence and insisting that snow removal be done, snow removal was usually done a day behind the snowfall for the remainder of the winter. Unfortunately, EPM set the tone of my poor experience with them, and I strongly discourage renting from EPM. read more

We had a trash can in the laundry room that someone urinated in and it took Eagle property 5 days to get it removed. The security front door lock on the building has been broken. Probably the worst place to rent from, by far the worst I've rented from. Don't expect anything and don't ask for anything. They are rude, and will make up anything they can to keep your deposite. My advice, if u have to rent from them which u shouldnt. Gateway Gardens is a lot better. Don't bother cleaning up your unit or fixing anything, they are gonna charge you hundreds of dollars for anything they can find an excuse for. Eagle property management is one of the worst management places in Cedar Rapids. Do Not rent from these people. They try to blame all the repairs to their crappy apartments on the tenant. It took them too years to fix the fan in my bathroom. They never returned phone calls, they lost my rent multiple times and still tried to charge a late fee. Then they sold our property and didn't even give us a new number to contact the new owners. I am still here, and I hope the new owners do better then these dummies. read more

Just an update. I've been without Internet for 2 weeks now. I've been living in the same apartment for 5 1/2 years. Some new renters moved in above me and somehow "got permission from the owners" who are friends of mine and would never agree to this, to DRILL HOLES in the OUTSIDE of the brick building to do Internet drops. I was told we couldn't do that. The other renters in all 5 of the other units were told "no" by the owner as well... But "somehow" these renters managed to get the "owner" to call on their behalf??? NOT. We called and asked the owner. He did not authorize it. Eagle Property cuts corners. If a tenant can't pass a criminal background check, they'll put a relative on the lease instead. They got a grandma and her 2 grandkids to rent the apartment above us, but "grandma" is there maybe 20% of the time. The parents of the kids are there a lot, and they're completely disrespectful to all other tenants in the building. The walls are thin, and these people stay up until 3am or 5am, laughing and CONSTANTLY yelling at their toddlers to "shut the F up". The bedrooms of all apartments are directly below or above other bedrooms. Common courtesy would be to take your party into the living room so you aren't keeping your neighbors awake. The kids roller skate on the kitchen floor and run and stomp all through the apartment ALL DAY and into the night. It sounds like a herd of elephants. I can't sleep. The people above them can't sleep. We've complained multiple times and nothing gets done. The internet cable which supplies Internet for all apartments through the walls and is fed through the apartments via the HVAC/water heater closet was disconnected in the apartment above me 2 weeks ago when they were having some work done. I have asked Eagle Property to fix it (because their maintenance person is the one who disconnected it) and they won't even respond to my request. I now have to work from the library, since one of my jobs requires me to work from home. My cellular data plan is going through the roof because I still need to check out emails when the library isn't open. No one gives a crap about me, they just want their stupid rent money. read more

If I could give them a 0 star, I would!!!! This company is ABSOLUTELY HORRIBLE!!!!!!!! I paid rent with a money order at the beginning of October, and they LOST the money order... Then 2 weeks later, they put a court ordered FORCIBLE ENTRY on my door because THEY LOST my rent. Now, it's not even the 1st and they want NOVEMBER'S rent PLUS the rent THEY lost for October, AND THEY WANT ME TO PAY THE COURT FEES, or I get kicked out. What happened to giving warnings that rent wasn't paid (even though IT WAS), and then a 30 day notice???? They are worthless. I am a teacher with student debt, a single mom, and they did not even think twice about giving me an eviction notice. I can't afford to miss any more work to deal with their crap, I don't have money to fight them, they prey on the poor whether legally or illegally. This is ABSOLUTELY ridiculous.
