Over time, management began allowing tenants who were not able to maintain basic community standards. This led to frequent noise issues, unauthorized gatherings, and even instances of neighbors facing eviction for non-payment. The overall environment declined significantly. * Lease & policy changes: Mid-lease, management added unexpected fees, including $100 for an additional parking spot, with threats of towing if not paid, some tenants got towed! I parked in the same spot for nearly two years with no problem, and suddenly it became an issue. This kind of inconsistency feels more like a money grab than fair policy. * Maintenance concerns: The building itself was new but not built well. We dealt with a leaking roof and soaked rugs and walls, and when new tenants moved in next door, cockroaches appeared for the first time in our unit. The amount of lighting in the community, good luck getting sleep. Issues like this were disruptive and unacceptable for the price point. * Move-out process: Before leaving, I paid a professional cleaning service out of my own pocket to make sure the apartment was spotless. Despite this, management still deducted a cleaning fee from my security deposit, which comes across as a standard practice rather than an honest charge. * Amenities: For a property marketed as "luxury," having only two grills for the entire community is unreasonable. Simple things like this show that management is more focused on cutting costs than providing livable amenities. Be prepared for the security guard driving around speeding constantly!!! In short, what begins as a nice-looking complex quickly reveals itself to be poorly managed, with declining resident quality, constant policy changes, and hidden costs. If you're considering Ewing Town Center, be prepared for frustration and disappointment.

I visited the office multiple times and often had follow up questions and everyone was so knowledgeable and friendly. Evelyn and Bree in particular really made me want to sign with this community. I broke up with my fiancé and wanted to take over the lease and she assume I had poor credit! She was real QUIET when she found out I was in the 800 club. Her apology should have been LOUD as her DISRESPECT! I highly don't recommend residency at the Carlton apartments. They don't keep up with anything! All inquiries fall on DEAF ears! I have pictures of black mold in the bathroom ceiling and underneath the kitchen sink. If you call them they half ass fix the solution. They paint over BLACK MOLD to cover things up. Next step for me to report them to NJ Department of Community Affairs. I recently asked for a new refrigerator and someone was moving out and they gave it to me without cleaning it out and remind you it's COVID and the refrigerator they gave me was worst than the one I complained about. The only positive thing about the complex that it is a safe and comfortable environment but the management does not fix anything! Don't let me start on how disgusting the laundry rooms are Don't walk....RUN away from this place.

The buildings were built in the 60's but are well maintained and updated. My unit was recently updated before I took possession and I believe they are doing the same for all turnovers. The exterior is very well cared for and updated and modernized as needed. The complex is fairly quiet inside and out. The community looks out for each other and everyone seems very nice, friendly and respectful of each others space. There's plenty of parking and the grounds are all kept very well. The shared laundry room is usually available because there aren't many units in the buildings and are kept well. If you enjoy the outdoors, there's large trees on and surrounding the property. The Delaware/Raritan Canal trail is right behind the property which just a mile north is the Scudder Falls park where you can enjoy a beautiful, relaxing view of the Delaware River. During Fall, the change in leaves were an amazing experience on my daily walks. Annette runs the property and she was so helpful right from the start. Whether it's a formality or if there happens to be any issues, she always makes herself available to answer your calls and to help get things resolved. She's professional but even more friendly and helpful in all ways. I once needed help with getting onboarded with a new work-from-home job and needed a witness to confirm it was me and she went well out of her way to help me with the process. She is great at her role and she shows pride in the work that she does. The maintenance crew is always there to do repairs when needed and they are always courteous when working. There is a process though the renters portal to schedule any repairs and in my experience the work was done by the next day. They work around your schedule and what you're comfortable with, whether you prefer to be present or not. They are trustworthy and will make sure the job gets done right and to your satisfaction. They too are very friendly and professional in their work. If you're looking for a nice and quiet place to call home, I highly recommend coming to Scudder Falls!

First off, the on site management and maintenance are very nice and helpful people. Our issue was with the property management company and their response when our A/C unit failed over the course of two summers. The first summer we spent in the apartment, the A/C stopped cooling and the maintenance person was dispatched. He did something and the A/C worked ok the rest of the summer, but it didn't cool quite right and our bills were extremely high. Fast forward a summer later, and the A/C breaks again. This time a technician from the contractor they use is sent out, and tells us he had recommended the system be replaced a few years before. Clearly that didn't happen and the A/C just died. Over the course of four weeks management dithered in figuring out how to fix the problem. This was during July and the apartment was routinely in the mid 80's and humid. Despite repeated calls and requests to replace the unit from both us and the HVAC technician sent out, management did nothing. Eventually they put in another temporary replacement and we decided not to renew our lease. I can only feel terrible for whoever moves into our unit this summer.

So, I'm tired of dodging bees (yes, stung by bees because the trash compactor was full.) so, tenants bring their trash to the dumpster but can't put it INTO the dumpster. Our cost for trash is going up because of tenants? It wasn't removing the trash dumpsters and getting one for an entire development? Pass the cost onto us? Approached whatever her name is at the leasing office and say, tired of getting stung by bees. What do bees have to do with anything? "I was stung bc of all the shit sitting around the dumpster." "That's why we wrote the letter." The compactor is FULL! Shall I bring the trash down to your home? Or should I bring it back to my house. Sense. They are ill equipped for logical anything. I would have liked my ceilings painted as I requested. (Over 5 years ago...after the ceilings were reinforced, spackled, and left unpainted!) The maintenance team was the only positive thing about living here. I truly feel sorry for them having to try to maintain these awful "cheap" so called apartments. The rents go up every year and the utilities are based on occupancy and go up frequently. There are no separate meters for actual usage so you pay whatever management says you pay. Garbage bins are always full, drafty apartments, cold downstairs, hot upstairs because they are not properly insulated. There are gaps in the door frame and around HVAC unit and you can see daylight allowing bugs to come in. Sidewalks flood every time it rains . Management promised to have this addressed and fixed for many years and finally fixed 1/2 of the the sidewalk in our building but the other half of the tenants still had flooded sidewalks.

I was placed in an apartment I did not inquire about, despite the unit I originally wanted being available within my desired timeframe and later rented to someone else. The situation only changed after I disclosed my emotional support animal, at which point I was told the unit I was placed in was my only option. Given the timing, I felt pressured to proceed. Throughout my tenancy, communication was one-sided and often hostile. I received threatening emails regarding noise complaints but never a phone call or attempt to resolve issues directly. When concerns were raised on my end, responses were minimal or nonexistent, despite email being their preferred method of communication. I was charged for a plumbing issue after a storm, where a small piece of debris was reportedly found in an exterior sewer drain. My unit was not affected, no proof of a blockage was provided, and the item in question was extremely small. I paid the charge but never received clarification when I questioned it. I was also charged a late fee for rent paid on the 8th--my first late payment--despite clear communication and efforts to resolve it promptly. Through conversations with neighbors, I later learned similar fees had been waived for others, which felt inconsistent and unfair. During move-out, I was charged for additional days despite being fully moved out and was asked to return to remove minor items. Even after doing so, I was still charged for insignificant items such as water bottles and socks, which felt excessive and nitpicky. I received less than one-third of my security deposit back. Charges included carpet replacement for carpet that was already two years old and due for replacement, and a sink replacement due to silicone failure. The sink itself was in excellent condition. No receipt for a new sink was provided--only a screenshot of an Amazon listing. When I requested proper documentation and clarification, I was told all further communication must go through an attorney. Unfortunately, this experience has been stressful and disappointing. My advice to future tenants: read your lease carefully, document everything with photos and videos, keep all communication in writing, and advocate for yourself. I would personally not rent from this company again.
