POORLY MANAGED!!! BAYLOR STUDENTS BEWARE!!! This place is horribly managed, and it trickles down the rest of the complex. On my move-in day, they completely forgot about me moving in and my apartment was not cleaned as it was promised. The apartments are poorly maintained as I had multiple broken cabinets/drawers, broken toilet paper holders and garbage disposal issues on move in day. If you wanna get something fixed, you'll have to wait about two weeks because the maintenance people are always super busy and have over 90 maintenance requests. I was told this throughout my six month lease every time I asked about why it was taking a whole week to fulfill my request. Of course, this is not true as I've seen the maintenance crew relaxing in the office and chatting with the office people throughout the day, hardly working. The biggest issue I had was with my windows. They were not properly sealed. The window pane was not sealed to the frame allowing dust, bugs and bird nests to squeeze through the window. I asked maintenance multiple times to fix this, but they never did. I had to take my own action and caulk the windows shut!!! The pool is a joke. After months of waiting, they open it and then the next day it is completely green. This happens often on for over a month!!! I do not recommend this place because of the poor management and employees! STAY AWAY!!! read more

BAYLOR STUDENTS - DO NOT LIVE HERE When I moved in, my unit had not been cleaned after the previous residents moved out. I had to remove their trash and clean the entire unit myself. Despite this being a cheaper-end complex, you would at least expect them to make your new home livable and put in light bulbs and smoke detectors. I had no air conditioning for the first three weeks of September. The temperature in my unit was over 90 day/night. Despite pest control, there are always roaches and wasps throughout my apartment. I wake up to roaches in my bed without fail every day. I clean and fumigate my apartment regularly, but this hasn't helped. The complex is overall completely unclean. Internet cuts out frequently - terrible for students with online exams. When I called the provider, they could not fix the slow connection, even after sending out a technician. The Enclave has fallen apart even more since new management came in. They no longer notify of packages being delivered and throw away packages after 72 hours of being unclaimed (a felony). Cheryl Hocker, the new manager, is unresponsive to nearly all emails and phone calls. I schedule appointments to visit with her but she is never punctual. She provides passive-aggressive replies when I finally meet with her. She promises to address my complaints but seldom does. The new maintenance man, Chuck, is incredibly rude. My washing machine has flooded my unit 5 times. His responsiveness is terribly slow and lazy. Some maintenance requests get marked as "complete" with no repair being made. He often curses at me when I don't get to the door quick enough for him or if I'm asleep when he comes by and my deadbolt is locked. Nearly all my neighbors smoke marijuana inside their apartment, so the entire complex reeks of that. Management doesn't take any action despite this being a lease violation. All of the gates are broken, so there is no sense of security. Parking lots are poorly lit. I installed a security camera outside my unit after waking up to banging on my door several times in the middle of the night, which revealed a homeless man living in the vacant apartment across from me (the previous resident was evicted for domestic violence and damaged the lock). Management did nothing immediate to fix this and vehemently denies it ever happened. (I posted this review on Google Reviews as well. Cheryl claimed there are "untrue" statements in the review and asked to meet. We did meet with her and she unfortunately wasn't able to indicate anything that wasn't true. I've lived here for a few months and had hardly had any problems. Recently my brother's car was towed he is on the lease and has the sticker on his car. The only prob is his tire kept going flat we have to order special parts bc the ties are stripped. But we air it up everyday and even moved it. It also has been raining nonstop the past week so I wondering why it was towed I never even received any emails or messages about it. Hello so like to start if your a good paying tenant it does not matter they'll push you out even if it cost more in the long run. I'm in my renewal period for my current apartment (current resident until 11/30) and deciding to move because rent got unreasonable for me. I was looking online and my current place is listed around $200 less at this time which I understand is for getting new tenants in the door, but then they always have vacancy for 1-3 months at a time after lease is up. I went and tried to negotiate with the office about the situation they were very professionals with me saying they wouldn't be able to "offer me a renewal with the new tenant price" saying that answer came from regional management two stars were knock off for this. One star was knock off for the roach issue I understand they spray, but there always 1-10 roaches a week I'll see even if the place is clean(I deep clean nearly daily cause of this). Two stars are given cause property management is nice and professional always have handle my issues and service request in a timely matter. Great place if you want something cheaper for the first year, but there is better apartment options if you eat the extra monthly cost with good amenities and higher quality neighbors with less smokers(my current neighbors are fine, but I have seen arguments/fights break out at other buildings). Edit: two original star review brought down to one star cause they change the original asking lease closer too my renewal lease online. They just want your money with out renovating anything majorly done to new lease apartments. "New" 2bed 2bath apartment(same one I have) all they did was change the floor and washing machine which they did not do for me originally moving in. I attach pictures showing the original pricing from one of there leasing agents via email "Mia" and not about a hours later when I brought the question up the prices go up via apartment listing website and on there actual website when you try to apply it comes to a similar price which it didn't before. I wanted to original negotiate a renewal with them but I won't cause of this. Your better off going to a different rental originally then coming here probably will have a better experience with that. From disgusting stair wells, poop infested grass and dog park, to the front bathroom tub being literally worn through the fiberglass "bath fitter" shell, and the kitchen...eeeek! I am no snob about rentals. I understand wear and tear but the staff are niv=ce until you move in then they will ignore your requests or tell you to fill out the form and conveniently misplace it. Great location next to stadium BUT this apartment was disgusting. Pictures look very different from what we got but needed a place and it was only for 6 mos. Thank goodness. It smelled like weed the entire time my son lived here. The gaps around plumbing were so big and when you opened the under cabinet door you knew exactly where it was coming from. The cabinets in the kitchen were like a kids hand painted them and some of them were just fronts and you couldn't use them. The washer / dryer in the bathroom was a joke. You literally could do laundry while sitting on the commode. It was a washer and dryer in one so it took about 3 hours or longer to do a load of laundry. The linoleum flooring was coming up around where I guess water had leaked from the washer. It is very run down and they essentially redid the flooring and slapped some paint on things to try and make it look better. As expected we didn't get security deposit back and they even asked for more money. We cleaned that place well before he moved out but got charged a cleaning fee. They will definitely nickel and dime you on things. considering how much you pay I would expect a little better. read more

My son just finished his lease. So glad to be done. The biggest problem with the complex is they have some apartments that sit directly behind dog parks. You must walk around the dog park to get into your apartment. They have signs about fines and they even supply little doggies bags. But no one ever picks up their dog poop. And no matter how often you complain, they never enforce the rules effectively. 108 degree days don't make for a pleasant experience. It is disgusting. Second, they have a towing contract and come at 2:30 a.m. on a Monday morning (Sunday night) and tow anything they possibly can. Even if you drive in at 11 p.m. on the night before you're moving and plan to sleep a few hours before loading and the parking lot is empty and you had to have a key to get in the gated drive and it is creepy out there so you park as close as you can (but still have to go alllll the way around the stinky dog park) they come in the middle of the night to tow your parents car. Of course this rule is highly enforced as opposed to the stinking dog park. The very polite young people who answer the phones can rarely answer any questions. The dishwasher was a disgusting sewage pile. If you're in one of the back buildings be careful entering that creepy gate where you are a sitting duck with your window down waiting for the gate to open because you must use your key to get it to open. They have the most useless washer/drier combos that take hours to wash and sort-of dry one load which is not what they show on their nice little diagram of the apartment. All of this is only my opinion, of course. Derived from having multiple children in multiple student housing apartments over the last 11 years. So just an FYI ... keep looking. I've lived here since August and I love it! Move in day I saw one roach but I haven't seen a single one since. Just keep your place clean. It's the cheapest place for a student to live at in the area. Maintenance is quick if you ever have a problem. Had my heater break in 30 degree weather and they stayed late to fix it so I wouldn't have to sleep in the cold. read more

I give a 0 to this property. The worst experience EVER!! Management is horrible!!! They gave my daughters apartment away before we got there from Minnesota. I arrived on 8/18/2020 a day early to find this out. I spent several hours in the leasing office and on the phone with their corporate office. Nothing was resolved except for them to offer a higher priced apartment. My daughter and family drove 17+ hours the next day and they still did not have an apartment for her!!!! This was her first apartment and it was a horrible experience and on top of that she is 17+ hours away from her whole family. Danielle the property manager was not willing to admit that they made a HUGE error and were not at all willing to give any sort of discount to my daughter for this error. Now she has to be in a higher priced apartment because of this error and they would not work with us at all. HORRIBLE customer service!!! I will never refer someone to this property. Its a dump. They have had to have pest control come out to the apartment 3 times in one month. That is unacceptable. The last 3 weeks they have been down a bathroom in their unit. Their toilet is in their shower and they have been telling us for 3 weeks that a plumber is coming. They still only have one working bathroom out of 2. Do you think they would try to make any effort to knock off some rent??????? NOPE The only person that made things a little better was their only maintenance guy Ethan, he went above and beyond in fixing things in my daughters apartment. They have him working like a dog. Do not live here! I had been living there for 2016-2017 and had worst housing experience ever! Firstly, AC was not working correctly during half year and they didn't fix it even when we asked for several times. AFAIK it is not working still after I left. Moreover, we (3 roommates) were paying $150+ for electricity. Basically, we were paying for non working AC. Secondly, dishwasher was full of dirty water. And yet, the maintenance did not fix it. So there was smell in kitchen and we had to rinse dishwasher everyday, even if we we were not using it. Thirdly, COCKROACHES!!! It was a disaster! We had to kill hundreds of cockroaches ourselves. And finally, they like fooling people. For example, they fooled my roommate that if he doesn't renew the lease right now, the price will go up later up to $500. But now people are getting the lease for $400. So he lost $1200. Also, I referred a friend who is living there for $400. And I was promised to get $200 gift card for the referral. However, they had been telling me "it will arrive soon" during 3 months. And every time I had different reasons for delay. But finally, they told me that I'm not getting gift card, because I'm not resident anymore. If you respect yourself and your rights, Enclave is the worst place to live. read more

I've only lived here 3 months and have had an insane amount of problems. I'm typing this review from a hotel room, since I can't even STAY in my 87 degree apartment because it's been three whole days since my AC unit has stopped working, and the Enclave has done nothing to fix it. I've called and gone into the office numerous times, and no one has yet come by to fix it. It's 110 degrees outside. And this is all in addition to the insane amount of cockroaches, the severe lack of storage, the terribly powerful water pressure (it feels like knives when you shower), AND they have yet to give me the cruise certificate I was promised upon signing. The people in the office are nice enough, but the apartment managers are the MOST INCOMPETENT group you'll ever meet. Don't fall for the low rent like I did, it's a run down place with even more run down management. They won't prioritize you. Not to mention there was a shooting a few nights after I moved in, and the only way I even heard about it was on the news. The complex never bothered to email us addressing it or anything. So shady. Update: They finally addressed some of these issues (after I posted this original review), and I sincerely hope they improve their communication abilities with their residents. For that, I've moved it up a star. Response: I didn't put in the work orders for the roaches, my roommate did. So yes, there were work orders, just not on my account. read more

My building is bug infested and the pest control company barely helps. It takes months to get maintenance work done. Not enough storage space. My apartment has flooded twice due to neighbors and it took weeks for management to do anything about it. Doing laundry here is a nightmare. They have a 2-in-1 washer/dryer machine without a lint collector, so all my clothes come out covered in lint and pet hair - something I have never experienced with other machines. In addition, since it is only one machine, it takes nearly 5 hours per load of laundry and you cannot have a load washing while another dries. Management does not seem to care about the residents or helping them; they only care that you pay rent on time. If you reach out to speak about a maintenance issue that has been outstanding for too long, management will act like it is a priority but never do anything until you spend weeks going into the office to speak to them multiple times and get lucky that they decide to come actually fix the issue. Do not live here unless it is the only place that is in your budget. Definitely don't sign for a second year as they will continue to ignore maintenance issues from the first year as you live there the second year. read more

WORST PLACE TO LEASE. First of all the towing was HORRIBLE & the visitors parking was a joke. Washer & dryer work only 1 at a time. Makes washing clothes take forever. The roaches are horrible. The remotes that control the fans break & the fans stop working just the lights. Door knobs were put on horribly. Ac unit breaks frequently. Pool is nice but only when it's open & not shut down. Spent 3 weeks in a hotel to show up again on move in day to discover yet again that the current renter didn't want to leave. Did not receive any call or email about the changes. They will not work with you if you experience problems with your living situation, they would rather send you to collections then be understanding. Let these apartments be your last last last option. It is not worth the headache. They try doing little events here and there to bring people in, but it never works. They've changed management like three times and the way they treat residents is despicable. They once threw a party in the club house which i assume must have been illegal since it was crowded and you had to pay to go inside, first time I've ever seen that in my life and I've lived in many apartments. Update 4/12/18 - These assholes sent me to collections over a $105 charge that they NEVER SENT ME. I spoke to a very helpful collections person today, informing me that I had $105 in charges from Enclave. They said that Enclave attempted to contact me after I moved - BY SENDING A LETTER TO 1601 SPRING STREET. First of all, my address there was 1511 Spring. THEY KNEW THAT. And second of all, I sent them my forwarding address WHEN I MAILED THEM BACK THEIR KEYS. Not to mention the fact that they had my email and my phone number and could've tried to contact me that way, but NO. They sent a letter to their own damn selves, knowing I would never see it, and then sent me to a debt collection agency. If i had know I had $105 in charges, I would've paid it immediately. And that's exactly what I did today. Y'all are a bunch of frauds, you are DISGUSTING. The majority of these 5 star reviews on Google are written by their damn staff! (Yeah, go ahead and facebook the names and see where they work - it's cool, I already sent a report to google with screenshots of reviews and facebook pages for the people reviewing proving they work at the Enclave - go ahead and watch those start to disappear). You guys tried to screw with my credit over a $105 bill that you KNEW I WOULD NEVER SEE. Update 7/17/17 - They're offering me a $100 credit for the month I lost of living in my apartment due to the broken a/c and cockroaches. Also, as I was moving out on July 15, the a/c they had JUST fixed broke again. This place is a joke. UPDATE 7/10/17 - On June 22, my a/c broke. I reported the issue on the morning of June 23, and heard nothing until June 28 when I called the office to see if they had fixed my a/c. They hadn't even looked at my maintenance request. After that, they put a portable fan in my apartment. It cooled down the bedroom area, but nothing else. I still could not live there because the living room and bathroom areas were extremely hot, and doing anything like cooking or running the dryer made it 10x worse. The a/c then was not fixed until July 5. I finally was able to get back into my apartment yesterday, and come to find out that because of the elevated temperatures from them not fixing my a/c for almost two weeks, I now have a cockroach infestation. I have lost a good amount of food, dog food, and some of my appliances that the roaches crawled into now. I have not been able to live at my place since June 23, and have been having to drive 45 minutes every day to work and back because the only place I can stay other than my apartment is several towns over. I have reached out to the apartment manager, asked to end my lease and get my rent for July back, and was told she would have to wait until her regional manager is back in town to ask. I have called the regional manager, left a voicemail and her voicemail said she would be with me within 24 hours, and never heard back. I have called the regional VP for my area and got voicemail and have not heard anything back. I am at the point where if I don't get to speak to someone today about getting my July rent back, I'm going to call the city health department and ask them to come inspect. It is completely unreasonable to go 2 full weeks without a/c (especially when the first week they just didn't bother to check maintenance requests), and now to have lost food, dog food, and appliances because the roaches were enjoying the warm temps in my non-a/c-ed apartment is just icing on the cake. I can't cook in my apartment currently because the roaches are mostly in my kitchen area, and any kind of movement or anything rustles them up from behind the stove/cabinets. My lease is over July 31, and as such I've been packing up my apartment. They are making their way into my boxes of stuff that's already been packed. All I have wanted is to get out of my lease, get my money back for July rent since I haven't been able to live there and definitely won't be able to live there with a roach infestation, and NOBODY WILL EVEN RETURN MY PHONE CALLS. This place is good. The finishes are pretty lackluster (for example, my tub and shower tiles have just been painted when there are scratches or they get dirty instead of getting replaced, or the floor under the kitchen cabinets is completely jacked up) but the place is overall nice. Not a lot of storage space, but that works decently if you don't have a ton of stuff. Love having a patio with lots of green space for my dog. Management is friendly and makes a serious effort to get everything addressed in a timely fashion. The bug bomb frequently which is great. Had issues with a few things upon moving in, and still having trouble getting cable in my bedroom, so if you're the kind of person who needs things done right then and there then this probably isn't the place for you. But if you're comfortable waiting a few days or weeks to get some things solved, it's a good place for the price. And management being friendly and helpful is awesome. read more

First of all, you have to take into consideration the fact that this property has gone through THEEE different management companies in the past six months. All without warning the residents about it. I've been living in this property for almost 2 years now--I was one of the first people to sign a lease when it first opened and among the first to move in. When I first moved in, the wiring in my apartment was so messed up that it took them a month to fix it--that was a whole month with no AC in the middle of the summer. I had to shower in the dark because half the light switches didn't work and had no internet. Let's not even get into how many cockroaches were literally crawling out of the walls. The only reason I renewed after my first year here is because of the low prices for a one bedroom--no way would I have renewed otherwise. Now with this new management company--the gates have been broken the entire time that they have been in control. There is still no clicker to open the gates. The call box doesn't work. So I have to get in my car and drive out to the gates to let people into my apartment (that is, if the gate is not broken and sitting wide open). You would think that they would consider the gates and security a priority because this location is in such a bad area--my own car has been broken into twice already. But no. Most nights the gates sit wide open for anyone to enter. Furthermore the new management company raised the prices by about 50%. Because I am busy and don't have the time to look/move to another place I figured I might as well renew, and I had hoped that these new people would be better and worth the price increase. But no. That's not the case. When I asked them if they would give incentives to renew they told me no. I wanted to wait but I was warned that renewal prices would increase by the end of the year, so I went ahead and renewed. Two weeks later and they're giving out expensive gifts for people who renew--with no price increase. But does the person that signed first and has been here for over 2 years even after a ridiculous experience and price increase get anything? No. I get told "too bad." If it weren't for the fact that I don't want to pay any penalties on breaking my future lease and prices elsewhere have already increased, I would have done so already. Clearly they're more than willing to strongarm and mislead their residents. After all their big talk I have yet to see any improvements in the property. I guess I'll be stuck here for one more year. It's not worth the price. If anything it's always loud during football season because the stadium is so close. It's impossible to drive in and out of your apartment on game day, and any day there's an event at the stadium--which is often. The closet in the one bedroom is about the size of a shoebox--I had to buy my own dresser and install shelves in the bathroom to fit my clothes. There's no counter space in the bathrooms, so I had to buy more stuff to try and organize that. There's barely any storage space in the kitchen--they don't even have drawers, I had to install my own. In conclusion, it looks like I'll be stuck here one more year. I like my apartment--now that I've made all the upgrades to it myself. But aside from my little apartment, I am not happy with my experience here. I am not happy with the way things are being handled. And I will not recommend this business to my friends. The apartment as advertised seems wonderful. What you actually get however is not. I am missing cabinet doors and after 6 months and as many conversations with management I am no closer to having the issue resolved. Almost all maintenance requests I submit are marked closed without maintenance having even attempted to solve the problem. The management staff manages to combine ignorance and apathy to the point where it is not worth my time to try and get answers to my questions anymore. I would not recommend living here to anyone. If you are considering living here know that the model unit they show you and the pictures online are far nicer than the unit you will actually live in. The staff are incompetent, the apartment furnishings and aesthetics are adequate, but disappointing (e.g., the air vent cover fell off, the plaster on the tub is peeling and they haven't fixed it), pest problems are real, etc. Just avoid it entirely. read more

The management at The Enclave is horrendous. There were SEVERAL hidden fees dropped on me when I moved in- a pet fee (nonrefundable for $300) that I had never been told about, an extra $100 added onto my monthly rent, renter's insurance, the list goes on. Many promises were made about how The Enclave was going to appear after construction and remodeling, most of which were vastly embellished. My apartment was filthy when I moved in- with paint splatters ALL over the floor of the entire apartment. A new gate was installed, in which ANY code works, and has not been programmed after my repeated week after week complaints that it is not safe. They claimed they were "working on it," but I have now lived here for almost 10 weeks with a gate that does not work. The place is horrible, and the demographic that lives here is definitely not college students. Also, the apartment buildings are hideous. read more
