The Real estate agent (man) who showed us the house was absolutely wonderful, however the "rental…read moremanager" (woman) that I spoke to on the phone today was a horrible person. I have never written a bad review for anyone or anything before, but given the circumstances of this encounter I feel I have no choice now. I have been a teacher (between Bay, Walton, & Washington Counties) for 16 years, I do community service, I'm active in my church, etc... in other words, I am an educated, professional, Christian woman - certainly not the type of person to ever talk bad about anyone or gossip out of spite or malice. In fact, I have always tried to avoid conflict at all costs, but I am so beyond disgusted & disappointed with the way I was treated by (and my entire experience with) the "rental manager" of Chipola Realty that I felt compelled to say something so that hopefully the same thing won't happen to anyone else. Awful customer service... she talked down to me, she wouldn't answer my questions, & she kept cutting me off when I tried to speak or ask a question. She spoke to me extremely disrespectfully for absolutely no reason at all. I have no idea what her name is, but I honestly have no idea how she got to be in the position that she is in, because she is seriously the most rude & unprofessional person that I think I have ever encountered in any sort of public relations position... definitely not the "face" that I would want to represent my business. Disgraceful.

Anyways found out by my neighbor who's aware of the management these people are slumlords I've yet to get my deposit at all but I'm just thankful this was not affected by my credit

Moved in to multiple issues including NO AC and no one responding or giving a care that we were left in 100+ degree weather inside our unit. Took a month literally to get the actual ac units corrected. The laundry room had issues we had to correct and once corrected, the tenant downstairs laundry room flooded leaving us to not be able to utilize the laundry room for weeks until corrected. There has been extra fees tackled onto my account that have had to be corrected from day one and to add insult to injury, a missed inspection fee when we just moved in and was present. The property manager Noelle Solomon, lacks basic tenant management relation skills and is very confrontational. I have sent all my documented evidence to her and not only does she not listen to understand and clearly communicate, she tries to gaslight you into making you seem "upset & yelling". I found that quite hilarious and even comical once the clear evidence was not read either yet a response was given that contradicts her reasoning/logic. This is the most unprofessional type of interaction I have ever had and I myself am a property manager with awesome reviews. Redd House needs to know the road she is about to lead them down if this continues.

If you know your exact property lines already and just need a survey to be done for administrative purposes, they're probably great and their prices are low. On the first attempt, the stakes for my property were placed extremely far off--over 17 feet (north) INTO my property one way, and 7 feet inside of our property another way--and the front part of our yard isn't even that wide. It was obvious without measurements, as the line ran through the middle of my front yard. Additionally, he staked into my already-fenced in back yard - insinuating that I had fenced several feet of my neighbor's yard as my own. I got out my old survey and confirmed this was wrong. I raised my concerns right away, and they agreed to redo it but the owner insisted that the same person come back out, despite my request for someone else (I was concerned because it was SO off. I do have photos & videos of everything). Initially, I was told the error was due to them relying on our old survey 'as a base'; however, I was able to confirm their mistakes by reading that same survey myself (I bought a measuring wheel for accuracy) which suggests it was not interpreted correctly. The second attempt was much closer, but still not accurate for the middle of our property. We decided we needed it redone after they left the 2nd time, so we were able to get accurate results afterward. I did not receive a full survey document, as I only needed accurate staking. Unfortunately, accuracy was the main issue here, and that's critical when it comes to property lines. While they did come back to try to correct the mistake, the final result still was not reliable enough for my needs, even though it was better.

In June, I first made contact with Donna, the broker/owner of Team Walton Real Estate…read moreProfessionals, about a rural property she had listed. She referred me to her sister Melonie, who wasn't even listed as an agent at her website. Much later, I did a license search at the Florida state website and discovered that Melonie had only had her real estate license for three months. Melonie was initially friendly and responsive to questions. She described the house as neat and clean, without any major issues, said the sellers were great people who would fix any problem that was discovered, and that a nearby house was almost never occupied by the neighbor. Based on her assertions, and the listing photos and description, I travelled to Florida to view the property and ultimately made an offer. Once I was under contract, it quickly became clear that I had been told a number of untruths. Both the listing agent, Donna, and her sister Melonie had a serious conflict of interest not disclosed in the listing -- one of the property owners was a former employee of Donna's, and a friend to Melonie as well. The property itself had also been misrepresented. On every visit I made to the property, the immediate neighbor (who I'd been told almost never actually lived next door) was home, and if it wasn't raining, he was burning a pile of trash in his yard, right next to the property line. The owners claimed not to know if they still owned the mineral (subsurface) rights to their property, but Melonie assured me the title search would clear that up. She never actually contacted the title company for confirmation, however, and when I finally did that myself, I was told that they never confirm mineral rights ownership. So I wasn't ever going to know if someone might show up at the property one day and start excavating mines or drilling wells (for which, without owning the mineral rights, I would not have even received compensation). The house itself looked nice enough on the outside, but corners had been cut in construction and maintenance had clearly been lacking for many years. The washing machine that the contract specifically noted would convey with the property was later revealed to be broken. Plumbing leaked, and there were water stains covering large areas of the ceilings and walls. Most concerning, the ductwork for the HVAC system was lined on the inside with fiberglass (not duct board, but loose, fluffy fiberglass insulation of the type that is found in attics). After decades of being subjected to high pressure airflow in the ducts, this fiberglass was disintegrating and blowing through the ductwork, lodging in the air return vents in the ceilings. Whenever the air conditioner was running (pretty much all the time in Florida), tufts of fiberglass were blowing through the ducts, and anyone in the house was breathing these irritating glass fibers. The air handler itself was located in the attic and access was blocked by multiple very large ducts, construction debris, and the owners' belongings. When asked when the HVAC appliances, more than two decades old, had last been serviced, the owners could not provide a specific date, or any service records or receipts. After I terminated the contract, I received an email from Donna trying to make me feel guilty for all the "hard work" Melonie had put into the transaction. It was hard not to laugh.
