You really get what you pay for with this place. This is happening in real time. Half of my electrical outlets in this apartment suddenly stopped working last night (11/16/2022) I put in a maintenance request to have it looked at. This morning , they said they would send a vendor over to coordinate with me to fix the issue. I asked if they would reach out to me sometime today, no response. I am aware that Thursday is the end of their work week and I have not heard from the vendor they said would contact me or the main office. So going into the weekend, I don't have electricity in half of my home and no one else to reach out to bc their after hrs emergency maintenance option hung up on me when I called them to ask questions. If you are trolling this page to see how your Property Management is doing, please hire more responsive people in the main office, an after hrs service that understands how to communicate properly, and vendors who are capable of responding to service requests. Update: The second person who picked up at the after hrs line picked up kindly and calmly submitted another request for me. A gentleman working at the office late this evening returned my frantic message, and changed the vendor who had the maintenance job assigned to them. Someone called me to leave a message to let me know (I think it might've been the same after hrs phone service employee who I spoke to). The new vendor made it to my apartment this evening and quickly fixed the issue. will have to submit another maintenance request to look into it further, bc the same issue keeps happening and the electrical on that side of the house keeps shutting down. read more

This is going to be a long review, so buckle up. Entwood is hands down the WORST company i've ever encountered, and I genuinely mean that. Please read the reviews and believe them, because our experience at 374 Rio Lindo was a complete nightmare from start to finish. I truly don't understand how this company is still operating. We lived there for 8 months, and we didn't leave because we wanted to--we left because the unit became unsafe, unsanitary, and unlivable, and Entwood repeatedly ignored us. SEVERE NEGLECT AND PEST INFESTATION: Problems started immediately. Within days of moving in, we discovered roaches--not one or two, but a clear building-wide infestation that had obviously existed long before we arrived. Our first pest control request resulted in a laughable "treatment." The exterminator used a basic spray he told us we could buy at Home Depot, treated only parts of our unit, and didn't address the rest of the apartment or building. Unsurprisingly, the problem only got worse. We submitted countless maintenance requests as roaches spread everywhere--behind appliances, under furniture, in the bathroom, and even in our personal belongings. Every time, Entwood sent the same company to do the same ineffective treatment. Getting help was infuriating. I repeatedly called trying to reach our property manager, Sabrina, and was almost always told she was "out of office" and would call back. She rarely did unless I called daily. During the week of July 7, 2025, I had to call four times just to speak to someone about the infestation. When I finally spoke to Sabrina, I told her the situation was becoming a health hazard and asked about breaking our lease. She said the only options were lease takeover or lease abandonment, but claimed they would do a building-wide extermination. I told her clearly that if this didn't work, we couldn't continue living there. She said she'd speak to the owners and get back to us. She never did. Fliers were posted for the treatment, and we followed instructions and cleaned up vacated the unit. No one showed up. Entwood later claimed the exterminator knocked, but our Ring doorbell footage proves that never happened. The next day, the exterminator came with the same useless spray, knocked only on our door, and left. Entwood then said the building couldn't be treated because tenants didn't clean or vacate and that our door was locked. They expected us to leave our door unlocked while we were three hours away instead of management using a master key. Completely unacceptable. FORCED OUT OF OUR LEASE: Sabrina never followed up with any alternative lease options, so we were forced into lease abandonment, the only way to get out quickly. We moved out on July 24, 2025, returned the keys, and were told paperwork would be sent that day. Sabrina wasn't there. We handed the keys to Alicia and received nothing. The paperwork wasn't emailed until August 7, 2025--14 days later. The move-out inspection dated July 28 listed issues that existed at move-in and were pointed out by Sabrina herself, including separating floorboards, stains, peeling cabinets--and even a photo of a roach, the exact issue we complained about for 8 months. FINANCIAL EXPLOITATION: Entwood took advantage of two 18-year-old first-time renters and scammed us out of over $2,000. They kept our $1,025 deposit, took $500 from an accidental double rent payment, and demanded $1,133.78 more. They charged for repainting due to a supposed smoke smell (we never smoked--Ring footage shows neighbors smoking outside), charged cleaning fees without providing a move-out checklist, and even tried to charge an Entwood service fee for services never provided. After disputing the charges with evidence, they sent a revised bill weeks later. Because we needed housing, we were forced to pay $624.28. Total taken from us: $2,153. For 8 months of living with roaches. FINAL WORD: To the woman who responds to reviews--don't leave your number and tell me to call. If you want to resolve this, you already have my contact info. Don't say "you were not a tenant." I have proof, and I'm posting it . This is going on Google, Yelp, and Facebook. I've stayed quiet long enough. Worst property management i've ever had, and i've lived in 4 different apartments in Chico. They do not communicate with each other at all. They are never available for people with full time jobs as their hours are only 9-4 M-T. They are unresponsive via email and phone call. I unfortunately had to break my lease on my apartment due to having to move cities on short notice, I attempted a lease takeover but they rejected every candidate I offered to them for unfair reasons. I arranged to drop my keys off in the drop box at their office on a Saturday, the day that i had to move, and now they are claiming they cannot find my keys, which is a lie due to the fact that i have SEEN people in the unit since moving out. They are WELL past the 21 day deposit return window. They are a complete disorganized mess. Do not trust ANYTHING they say/ promise to you as it is very clear to me now that their word means nothing. This is a money grab and a trap to keep me in a lease that THEY have now violated. I will be taking legal action very soon, do not rent from them unless you want to end up like me. read more

My son and one of his roommates took over a lease on July 3, 2023 located at 536 Cedar St. Apt 4 in Chico CA. Little did we know that our $2500.00 security deposit would be applied to the EGREGIOUS charges outlined below: -Capret cleaning invoice for $698.00. Meanwhile, the carpet had NOT been cleaned prior to taking over the lease upon move-in -Cleaning invoice for $700.00. My son and his roommates cleaned the apartment thoroughly prior to moving out -An invoice for window blinds in the amount of $675.00. Some of these blinds were non operational upon move-in. Entwood has not replied, however; I am almost certain that we are being asked to replace blinds that were originally installed in 2013. I'm still waiting for the invoice -An invoice for $243.00 for a missing dryer lint screen that was easily source on Amazon.com for $11.35. -An invoice for $164.00 for a window screen that was missing upon move in Total to be deducted from our security deposit: $2776.00. OUTRAGEOUS. We have been waiting for a response from Entwood since July 20, 2024, only to receive a REVISED Security Deposit Invoice today on July 30, 2024 with zero response addressing my original email requesting receipts from when the carpet was last cleaned and when the blinds were installed and addressing the other issues. I cannot believe the amount of BS they put my bf and myself through just in a month and a half of renting a house from them. Was told they were professionally cleaned yet the house smelled of smoke and death. Tried to ask about last time they were replaced and they would ignore us. Convinced us we had to air out the place and it would go away. It did not. Unfortunately this was our experience with our first time getting a house together excited as can be and it was just robbed from us. No care towards their tenants, once they get the money they do not give you the time of day. The water irrigation system leaked for over a year with high water bills and many requests for repairs, over a year to resolve. Microwave light, dishwasher, refrigerator, ice maker , kitchen sink , bathroom sink, etc. All these appliances which they still advertise as new are broke and not serviceable. I had previously given Entwood a terrible review because during my time living in one of their apartments I felt I was being ignored. That they did not care about the complex as a whole. Upon making that review, I was treated better. However I was moving out in a week. I wanted to review more of the move out process and how attentive they were through it. Although my entire experience with Entwood was subpar, at least they stepped up their game when needed. It was easy to get in contact with someone, I could ask questions and get a straight response. I even realized we were over charged on the security deposit and they resolved it within a week of bringing it to their attention. If you rent through Entwood, be straight with them. I moved in back in July of 2019 and have complained and complained. No one seems to listen or care! This place is horrible. Apart from the unprofessional staff and management. There is constant vandalism and theft that happen at The Urban! Both of my roommates have had their bicycles stolen as well as other residents in the units. Mind you it is supposed to be a gated community with security cameras supervision. The Door Gates are always broken. As well as the parking garage fence. The whole complex smells of animal urines & feces which to me is a health risk to all tenants. The room units have constant air flowing through the window while being shut which makes your room unit be around 60° "Freezing Cold". I mentioned it to the manager Aida and she responded with " What I do is put a blanket over the window. That's the only thing that works" ... why the hell should I have to put a blanket over the window? Especially for what I am paying! I can go on and on! I believe that for the price the Units go for we should not be having to deal with any of this! Entwood was quick to respond after my review, and they found a portable AC within a few days, and had an electrician rewire the AC so there is not a live wire hanging on the side of the building. But, the original AC has not been fixed, although it won't be an issue as we enter into fall, I am still having it pull 13amps when it is is supposed to be pulling 8.7! Students be aware! The bait and switch is alive and well. I was assuming a lease advertised to be be ending at the end of May and was given a lease ending at the end of July. I was assured that I would be taken care of and decided to move forward. Trust your guy with these situations and don't do it. Entwood has been nothing short of garbage. The staff at the office talks to you like they have more important things to attend to. A simple question turns into a game a phone tag that you will certainly lose. Leave a message? Ya, don't expect a call back. Send an email? Well, there's a paper trail there and they may get back to you in an untimely manner. If you're a property owner, they are most certainly fantastic. They collect checks and that's about it... you'll get paid. I really am scratching my head in curiosity at the services they provide for tenants. Our apartment decided to catch on fire and not a single smoke alarm rang, I was woken by Chico PD with a billy stick to my front door. The laundry room was down for a month... but hey, they still advertised the complex as having this amenity. Unprofessional, rude, and evasive.... that's Entwood Property Management. Avoid at all costs. Update: I neglected to mention that the property at 346 Nord Lacks a central fire alarm of any kind. An entire end of the unit was fully engulfed in flames and residents at the other end of the unit had no warning of the danger. In addition to that there are only smoke detectors that alarm when triggered. Your neighbors unit could be ablaze and you'll have no notice of that at all. Dangerous? Ya, definitely. Oh, there's one more thing - there are no fire sprinklers in the building AT ALL. Even more dangerous? You bet so. A quote I remember overhearing between two firefighters who thought they were speaking in private (outside my window), "this old place is a fire trap, I'm surprised this whole building didn't burn... We do not live in Chico but have rental Condo, we used Entwood for a "Lease-Up" for new tenants, the "Lease-Up" is great, they will find you tenants, show your place, and take care of all required paperwork. It was very easy and Alysha was great. We just signed up for the "Turnover Assistance Agreement"" which is also awesome if you don't live in town, or if you do and don't have time, Entwood will let your vendor in to do the work take pic's and send to be sure you are satisfied with the work!! Entwood is a horrible management company! Don't do business with them! My son has lived there for 3 years we were made to pay rent during Covid and offered no relief. Upon moving out of a unit they nickel and dime to death in order to keep his deposit! The units are not secure whatsoever. The gates don't close and security is non existent. There is dog poop everywhere and there is no response to requests for maintenance or help to resolve issues regarding roommates. Entwood put a 29yo man in with college students. DO NOT RENT HERE!!! As you can see from all the other horrible reviews I can vouch for all of them. This is the worst property management I have ever experienced. When we moved into our house, it was filthy. Graffiti on the backyard fence, broken railing, no hot water, broken tub knobs, and the list can go on. When we proceeded to ask Entwood if they can fix these things they take FOREVER. We went days without hot water. We then had a leak in the roof.... It took them more than a week to fix... Then black mold started growing and they responded that if we want to fix it we need to pay for it... We had someone look at the mold and he explained that because the door was kicked down and replaced by a new one the new seal lets air in and creates mold...... We also paid $2000 between 3 people for the deposit and only got $500 back. This is common due to the fact that many individuals have had this happen to them as well. After writing more than a 10+ letters to Entwood with photo evidence wanting answers for why $1,500 was taken from our deposit their response was "As a courtesy, we will waive the charge for this patch as it could be considered a defect of an older home." Mind you the 422 w 8th st property is over 100 years old and came filthy when we moved in. My roommates and I even contemplated moving and breaking our lease throughout the year because of how horrible the living conditions were. Filthy apartments to move into, broken security gates, people parking in their reserved spots , random cleaners and maintenance people letting themselves into their apartment without notice, cars windows smashed, the grounds are dirty and COCKROACHES in the entry ways ! When you move out and return the apartment cleaner then when you moved into it they steal your security deposit. I cleaned the apartment thoroughly not my college student at move out. So they LIE about what they had to clean, what a scam. 4 different resident managers in less then 6 months (Jake, Skylar Addison and Dusty) should tell you what an awesome place it is to work at. Our 40-owner condominium homeowner association, Village Square, contracted with Entwood Professional Property Owners back in 2017. Our complex was located in Paradise, that is, until November 8, 2018. The Camp Fire completely destroyed it, above and beneath the ground. Eric Martin and Genessee Jordon are our managers and they kicked into emergency overdrive for us. They have "held our hands" for the last 18 months! The Board of Directors deeply appreciates them working tirelessly for us when they had many other clients for whom they manage properties. They even had family members of their own involved in the Fire. Our HOA voted unanimously to sell the complex and dissolve our Corporation. This took many general and executive meetings and waiting times. It seems like it has taken forever! We just closed our 9-month long escrow on the sale of the complex and we are now moving towards dissolution. This is something that is rarely, if ever, done! HOAs are supposed to live on into perpetuity! In the last week of our escrow things became touch and go. Genesee jumped into action and made a trip to Oroville to the Assessor's Office to hand deliver and pick up vital documents for the close of our escrow! She saved the day! Above and beyond the call of duty! Although we will have our HOA dissolved within four months and we will no longer need a property manager, I will personally miss these wonderful friends! You could not ask for better property managers! They are so on top of everything and so impeccable in their meeting agendas, minutes, expertise, mailings, financials, etc. Everything is worry free with them in charge! Thank you Eric! I called their office during their regular business hours and no one answered, so my husband and I drove to their office. Upon entering, I couldn't see anyone, but there were a few women talking in the back. One came out and looked up my appointment. She told me someone had called the day before to cancel the tour. No one had called me though. Upon posting this review, someone from the company has reached out to me kindly and was very professional. He needs to learn some more customer service skills and how to treat potential residents. DO NOT LIVE HERE. i lived in the hidden court apartments owned by entwoodpm and we got robbed twice. our recycling stole from our enclosed "downstairs backyard" that was a "community" area for everyone. my bike wheel got stolen and had a drunk college student try to sleep in our "downstairs community area." Whenever having an issue our landlord quintana wouldn't do anything productive we maybe hear from her twice and then never again. We decided to move out early because of the COVID-19 pandemic and there was no need to stay in chico. Move out packet was fine and easy until we left and entwoodpm turned into a ghost. i constantly emailed them to find out they wrote my address wrong where the security deposit was going to be sent. we got the itemized statement to show that we got NONE OF OUR DEPOSIT BACK and that in fact went towards our rent for the future remaining months of our lease. INSTEAD WE ENDED UP OWEING $200. College Students will understand that the money we were using to pay our rent was different from the money we put in the security deposit. We wanted the security deposit back so we were able to use it for bills and etc. here since right now is a difficult $ time. They did not tell us they were taking rent out of our deposit they did that all on their own without our knowledge. We were told to keep paying right on our app like we have done the whole time. We had a major fire at my neighbors garage and used 2 fire extinguishers, the next day I called to inform what happened and that we needed 2 new fire extinguishers on the lower levels. It's been almost 3 months and not one thing has been fixed or replaced. The light in the back alley was burned out and someone kept breaking into our vehicles so I had multiple tenants call in and tell them the light needed to be replaced 2 days later we got a notice stating we were no longer allowed to park in the alley behind our garage! Spoke with two people in their office over the phone, both of whom sounded like I was interrupting their day. Wouldn't let me schedule an appointment to see one of their properties because my move-in date is a month away. Mind you this property has been listed on their site for at least six weeks, and for the record it's still available. If that's how they treat someone who is trying to do business with them, I can't imagine how they treat someone who has signed a contract. No wonder their listings stay open so long. read more

This is basically Sheraton with a fancy new name. Same people, same lack of professionalism. Expect to wait months to have all types of maintenance jobs and repairs completed. If you want to be treated with respect, I would not recommend this property management. read more

Entwood has been super great. The only downfall is that our house is currently being sold so we won't have the opportunity to resign our lease for next year, however management is working with us to transfer our applications to a new place next year! Another thing Entwood could definitely work on is their maintenance. We moved in and there were some quirks, nothing is perfect, but they still have yet to get fixed... in example, a broken window with a crack, holes in the garage that I puttied myself, etc. The maintenance does a good job, but they take forever to respond. We had a tree limp that was dangling over our AC unit on top of the roof and it took over a month and a half for them to respond (this was during the heat when fire was a prominent danger). Regardless of their maintenance, the staff is super awesome and so are the property managers, so I'm not sure why there's a bunch of negative reviews. I was with Hill Properties last year and they were nowhere near as effective and beneficial as this company has been. They make paying rent easy and online, and they do their best to accommodate situations like cosigners and whatnot. Planning to renew with them, I hope more people give them a shot.
