These people are worse than Martin Realtors. If there is a major problem at the property, they will stall as long as they can. They even charge for simple maintenance requests. Steer clear of these guys if you can. read more

I would give this property management a 0. They do not care about their tenants at all. They just care about getting their money. My child moved into one of their complexes on April 1,2024 and on April 16, 2024 her bedroom flooded. So much of her things were destroyed, she went through and did everything she was supposed to do and NOBODY came to find out where the water was coming from. It is now only May 23, 2024 and her bedroom has now flooded 6 times with very little communication from EPM. The so called maintenance manage, Elliot had one of the workers bring her a fan and dehumidifier and that has been it. There still has been NO fix and her room is uninhabitable. read more

EPM is false advertising and price gouging. They charge money for a residence package that outlined services they don't provide. For instance, there is no 24/7 maintenance that they charge for. I'm trying to get people together to file a suit against EPM. read more

Cannot get anyone on the phone from this "management company" in 6 months as they do not feel the need to return calls from their tenants. If I could give zero stars, I would. I am going on here too, and have had nothing but issues with this home. They are complete slumlord they do not care about their tenants. They only care about getting their rent. Here are only a handful of issues that I've had to deal with since renting from EPM LLC so my toilet leaks from the bottom my bathtub leaks all the way from the bathroom to the basement my walls are basically deteriorating paint is peeling off. You can see mold, growing behind the walls on top of that. My bathroom sink is not attached to the wall. You can literally pull out the sink. There's a window in my room that's not even an installed so I have to hold it up with a stick for the past 14 days. I have had a broken window in my living room, which leaves my house open and easy accessible to anyone who wishes to rob me and it's been 14 days and they have not fix this issue . However, they did add some extra fees to my account to my surprise stating they came to my house and could not get in mind you they have access to your homes. They have keys to your home so they can get in your home whether you are there or not but according to them, my car was here, but I didn't answer the door and the other excuse was all the screen door was locked won't let's talk about that. The screen door doesn't even lock it's broken and on top of that I work from home. I'm always here Monday through Friday 7 AM to 4 PM. I'm pretty sure no one's coming in after office hours, considering they close at 3 PM, but let them tell it calling the office won't do you any good because they don't know shit and they give you the runaround so you're basically calling them to just piss you off even more because they're not there to help you. They're just there to take the bullshit but the bigger people don't want to deal with . I'm pretty sure I will be taking him to court. read more

This is the worst property management company. Numerous requests have been made for maintenance. They hide hidden charges in lease renewals. They promise things but never deliver in their "Resident Benefit Package" that they charge additional for and do not deliver for. They do not return calls. The sink has been broken for weeks and I cannot get a response. DO NOT RENT FROM THEM! RUN!!!!!!!!!! This place is a complete and utter joke. read more

This company took over my children lease while attending UNI. I have so many negative things to say so I will number them. 1. Manager barged in their home with no appointment, and literally shoved my daughter to get in. 2. All of our phone calls were answered by a call center, and even though after 4 calls, 2 marked urgent, we never received a call back. 3. Manager refused 3 request from my daughter to have me on the phone conversation after firemen came to the apartment door at 11pm 4. Was VERY rude and disrespectfully while taking to my daughter, acted like her concern was nothing. *Parents of college children, please think twice before renting from this company! read more

They took over a property i was renting from another company. They changed the locks on all units. I wasn't given a spare key. The same week I ended up locking my keys in the apartment and called LeeAnn to open my apartment. She came promptly but, i had to pay $50. (Although, I wouldn't have been locked out had i been given a spare. Nonetheless, i locked those keys in & she came So, i just paid without complaint.) I had made plans to move to another property my previous landlord had available about 4 months prior to the change in management. EPM took over about 6 weeks before my move out date & i'm not sure if messages weren't relayed but, i had to explain this to them in about 4-5 different conversations via Telephone & Email. A week before moving day they call to tell me they NEED me out a day early. Intitially i was upset having booked my movers but, i was able to move into my new place early and obliged with the early move out date. I did a walkthrough about 2-3 weeks prior to moving out. Asked for my move in checklist because, the property had some issues when i moved in which was fine at time because, they lowered the rent accordingly & the issues were all cosmetic. But, i asked for the move in checklist to make sure epm had it. i didn't want to be charged for the flaws... Leeann said she would check in to it. It's now 37 days since i moved from the property, I have not gotten the move in checklist I requested, a itemized deduction list for the move out or my deposIt. & they're even saying i paid $100 less than i actually paid for my security deposit even though, i have documentation. I email, no reply. When i call, Leeann says she has to talk to the owners. I'm not sure if i'm just getting the short end of the stick or they did buying the property from the previous owners & i'm just catching the backlash because, it's possible my prior property managers didn't give pass along my file. However, i still give 3 stars. Because, communication has been Non-existence as of late. read more

This company is horrible. They ignore every maintenance request, if you call its just a call center not someone who actually works there. When it snows they don't show up for at least 48 hours so you better hope you have nowhere to go those days. When they first took over my apartment my lease was about to end so i hadn't really interacted with EPM to know they were garbage. I contacted them a month in advance asking about my lease renewal and they didnt get back to me til the day it was due. Obviously I was panicked so i didnt get time to read it. They added a reoccurring $30 fee that is their "benefits package" This benefit package includes benefits like changing our furnace filters that we dont have, taking care of maintenance requests (which as i stated they never did,) using their website that's literally open to everyone, and likely some other bs. Don't even consider EPM as an option, they are garbage especially Tyler. He brags online about what brilliant ideas he has coming up with hidden fees for basic service. What a flop, the way they act is embarrassing. read more

We found this apartment online through Facebook. We lived through them for two years. Throughout the time that we lived there we were great tenants! Due to COVID-19 we had to get our lease subleased. Well EPM did not do well communicating to us about who was approved for the application and more. Well after finally completed the sublease. We asked them for our security deposit back. Well, come to find out that they had charged us $250 for filling the apartment when they did not help us one bet. The lease never mentioned a fee for doing this. We called them and confronted them about this. They are not willing to return our $250. This is not the first time I have had to confront them on a charge that was their fault. They had tried to charge us on a washer and Dryer even though the lint shaft was filled with lint and could have set the apartments on fire. Shame on them after we were great tenants! read more
