Let me tell you about my good friend Eric Jenkins. I met Eric after I shortlisted him from about half a dozen realtors that I had extensive conversations with to represent The sale of my mothers house after her passing. She lived four hours away from me. Initially some of the things that attracted me to Eric was his personable interaction with me, his thorough and up-to-date current knowledge of the market, and his excitement and zeal for his profession, he loves his job! Eric has a sales strategy which Lists The house ad overpriced and inflated value with the intention of dropping the price every few weeks to create a perception to those that are watching and interested that you are desperate to sell and willing to cut a deal? It took about six months from the time my mother passed until we cleaned out the house, repaired what needed to be and made minor improvements. During those six months of hurry up and wait, Eric consistently but patiently kept in regular contact by text emails and direct phone calls checking on the progress and answering any questions we might have and guiding us along the way. While the house was on the market and we lived four hours away Eric was consistent and faithful by regular visits to the property to blow the oak leaves off the driveway and sidewalk, he also watered our newly installed landscaping he offered to cut the grass. He also monitored other realtors coming and going into the house and routinely changed the access code to the keys to prevent realtors and others entering unannounced. We really appreciated that level of security. I don't want to forget to mention that every time I called Eric if he did not answer the phone directly he returned my call almost immediately every time you called Eric you talk to Eric he does not sidestep you or call you back later. That's a rare commodity these days! Now to tell you about the main bonus on our side, we agreed to list the house for about $45,000 over the original asking price and after pursuing Eric strategy we drop the price two times over the course of six weeks but then sold the house at the originally inflated asking price. Eric's strategy gained us over $50,000 more than we ever would've got had we listed it at the local fair market value, drop the price a couple of times and then sold it for a lot less? If I could give Eric Jenkins 10 stars, that still wouldn't be enough. He surpassed any and all expectations and hopes I had for selling my rental house. From the beginning to the end, he shared his enthusiasm and interest in getting the maximum price for the property. He went up and beyond in his efforts, using very large and readable signs (with little spotlights after dark), two signs in front and one in the alley, and even leaf-blew the yard! He made sure that there was a supply of flyers on the posts as well, which kept disappearing every few days. His eye-catching signs were professional and very obvious for anyone driving or walking by. As a result, I had a buyer in the first two days of listing. He was careful about monitoring who viewed the property, and made sure things were secure when other realtors brought their clients. Eric is a great communicator (both with me and the buyer's realtor) and let me know every step of the way what was happening. He sent me forms to sign online, which made it so easy and hassle free. I felt I had not just a realtor, but a friend and protector through the whole process, and I was worry free as a result. It all went very smoothly, and I got the maximum price for the house.
