Well where do i start. First, i feel in love with this apartment complex. It was perfect for me. Then i fell in a hole that was covered with grass and tore my meniscus in my knee. The manager of this apartment complex admitted liability because i walked her to the hole and showed her, "she said oh I thought it was the hole that was big enough to put a body in" . I asked numerous times to work things out with them and all I got was ghosted. So I had to resort to hiring a attorney, The whole time I have lived here I have been a good resident, pay my rent, quiet, follow the rules and cause absolutely no problems. I was up for renewal in November and I received a letter from the manager that I was not being renewed. I know why because I had to hire an attorney. Most of the reviews on here are true, thin walls you can hear your neighbors upstairs, breezeway is dirty, cat poop in the breezeway, garbage piled up at the compactor, dog poop in the grass, maintenance needs more training, gate is broke most of the time, but with all of that I was going to renew. Now right at the holidays I have to find a new place to live because I am being punished because I hired an attorney because of their neglectance of maintaining the grounds. This place is beautiful inside and out, rent is pretty high, but I mean they really take care of the property and expect not much from you other than to just pay your rent on time. Few downsides is that people are lazy, so when just one trash bag is sitting at the trash compactor, expect everybody else's trash to be right there too.. piled up along the stairs and all. Flies everywhere, smell is terrible and cleaned up very slowly. Not aesthetically pleasing for the front apartment buildings and visitors. A lot of college kids live here, so they tailgate at the pool almost everyday all day. Alcohol, grilling, music... it makes it hard to get some peace out there... but I guess it's first come, first served. Broken glass bottles in pool, trashed hallways of the apartment buildings a lot of the times. And parking is terrible and tight!!!!! Also our washer doesn't spin or clean our clothes the way that it should and every time I call for help, I'm told that it's working fine!!!! Definitely not fair when I pay extra on rent for a washer and dryer included. Also have to pay confidence fees up to $40 a month when paying rent, which in my opinion is ridiculous! So if you're looking to rent an apartment out, sure live here, but somewhere much better and at a better price I'd recommend you do. read more

If I could give this place a 0 stars I would don't think about moving here if you want a nice place to live they have trash and dog poop everywhere you look and the neighbors chain smoke cigarettes all day and let me not get started on the management they don't care about your problems whatsoever please take my advice and never move into this dump it's terrible.... read more

I have lived in this community for the last 4 years and love it so much. It's obvious that the management team truly cares about the residents and they try to make things right when they go wrong because everything can't be perfect all the time, that's just how life is. I've recommended the community to several co-workers over the years. The saying is you pay for what you get and that has been my experience living here. When I relocated here, I thought I was getting luxury. I was wrong from day one. I sucked it up since I had only signed a 6 month lease. When I moved in I noticed the dirty breezeways and my door looked disgusting. The grey door was was all chipped off and had red marks. I was embarrassed every time I had guests over. I asked if they could paint my door, they never did. Garbage is always piled OUTSIDE of the garbage dumpter. Cats are all over the community. There's broke down cars all over that look like they've been there for months to even years. What I was paying, I was highly disappointed. Also the appliances are old and outdated. The neighbors beside me smoked weed and I would smell it in the bedroom that was right next their apartment, which was my office. However it wasn't that bad and they did eventually move. Around December, new people had moved in the unit BELOW me and it seemed like they literally smoked weed everyday, as the smell would come straight through my vents. Especially when my heater was on. I knew this because the smell would wreak all throughout my apartment. I didn't have this issue when the older people were under me. I knew I was moving in January and I didn't want to piss anyone off. It was so bad that when I went into my master bathroom I had to cover my nose whenever using it. I was just ready to get out of there! When I moved out they stuck me with a $350 weed smell fee. I did notify them of the smell the day I moved out because I knew I wouldn't get any retaliation from the neighbors. This apartment will continue smell bad long after I've moved because I wasn't the problem! This is an insult to me and my character as I am not a smoker. I'm a professional business woman that thought I was getting a luxury apt. The amount I was paying was the same as in Atlanta and those were upscale. read more

If I could give zero stars, I would. Living in this complex has been a nightmare. We thought our family would be safe here because of the gate, but that's far from the truth. Our car was broken into, and after contacting the front office for video footage, they stated they don't have cameras around the complex. On top of that, you have other tenants in domestic fights, throwing glass, jars, and clothes out of the window, and onto people's vehicles causing damage. The grounds are disgusting; littered with trash and animal feces. & the garbage situation is a nightmare. The staff isn't helpful at all, and never return your call. They have an "alleged" valet service that obviously doesn't work because every floor has dozens of trash bags sitting outside of their door. Your alternative is to bring your trash to the ONE dumpster near the front gate, where homeless people rummage through as much as they'd like with no consequence. Please take it from me, and live ELSEWHERE. read more

I have been living at Evergreen at Five Points for about a year now and the staff is amazing. All of my concerns if any, have always been resolved immediately and with that I couldn't be more at home at this location. The property is so aesthetically pleasing knowing that the property is well kept weekly by the hardworking staff, its definitely one of the more beautiful properties here in Valdosta. As my lease comes to an end this year, if I were to stay here in Valdosta for a bit more I would choose to live here again for a third term. The community, location, and staff have only made my stay here as amazing as I mentioned, really recommend people to take a look and see if this place works just as it did for me. As COVID-19 is looming over us right now I would like to add that safety for the community was their top priority which I really appreciate that, with hundreds of people living here they took it into their own hands to make sure we aren't the few people who turn into a statistic. This is the worst place I've ever lived. The staff go above and beyond to make sure you hate yourself for signing a lease. They enter your apartment after one knock, most of the time without notice. It's hard to relax when you don't get the privacy, and respect you think you're paying for. Our A/C broke multiple times, and it would stay that way for weeks. It didn't help the fans made an awful noise, it made it impossible to fall asleep if you had them on. Do you know what it's like trying to sleep during a hot night in South Georgia with no A/C or fan? It's pure hell. The kitchen faucet always leaked. When I asked the maintenance worker if he could fix it he told me not to turn the water all the way on, and then he left. They say their apartments are "crafted with high-end materials", that's a blatant lie. Everything is cheap, including the buildings. The walls are paper thin, If your neighbors walk, talk or have their fan on you'll know. The halls were always dirty, stains all over the concrete, and spider webs filled with egg sacs everywhere. People don't pick up after their dogs, and leave their trash on the grown. Their dog park is definitely a place I would suggest people stay away from. Over grown grass, large ant piles, and mushrooms growing everywhere. Be aware a lot of college kids live here, so don't be surprised if you have to call the cops at 2am. Can't believe we paid almost $1200 a month for this crap. After dealing with both I can't decide who's worse, current or previous management? Avoid this place, you're better off anywhere else. read more

The outside of this complex is nicer than the interior of the apartments. As a renter you're not gaining anything from the exterior, they need to put money back into the interior of the apartments too! They're currently painting the buildings, and the clubhouse with the gym and leasing office is taken care of very nicely. I wish they would re-do the countertops and get a nice stone or quartz, not the plastic stuff that is applied on top of wood like what they have currently. And I hate carpets, because this is an apartment with renters coming and going often they are so gross. My carpet is so dirty and pulls up on the corners, I hate walking barefoot and almost always have my inside shoes on when I'm in the house. They should extend the living flooring that is in the kitchen and living room into the bedrooms. Although I'm not really a fan of that flooring, it has deep spaces in between the boards where dirt and what not gets trapped. You'd have to use a tooth brush to each individual space to clean it, but still it is better than carpets. They say more changes are to come soon, so I really hope the interior of the apartments will be updated. I've seen the insides of other cheaper apartments around here that are not in the best area, or the outside is not the best; but inside where you're actually living is really beautiful and clean. Evergreen is in a great location, it feels safe, and it is very aesthetically pleasing at first glance, so they should reno the interiors. I'm sure they make plenty of money, the company has rental apartments all over and some are seriously so beautiful. All the added amenities - the pool, gym, car wash, gated complex can be found in basically every complex around here. They do have a tanning bed which I've never seen and I'm curious to try it out. A game room and everything in the clubhouse/ where the leasing office is renters can use. (Movie room, lounging area, conference room) A gated dog park area - but it's filled with dog poop, I wonder how often it gets cleaned or if it even does and they expect pet owners to pick up after their dogs. That's a joke here, there's dog poop all over in the hedges on the sidewalks and the grass around the entire complex, people suck. And the trash area is pretty pathetic. Way too small for the amount of renters, there's always trash outside the door for the dumpster/crusher. It is more expensive here compared to most other places. I think you're paying for the location, a few more amenities, and it looks nicer on the outside but like I said you can find a nicer interior where you're actually living elsewhere. There are mostly college students and younger people here but I don't have any noise complaints really. There are also older couples/older people and families here, and military as well. read more
