[ CONSUMER ALERT ] This Company's BBB accreditation has been revoked and their rating dropped to a "B". WE DO NOT RECOMMEND ANYBODY DO BUSINESS WITH THE EXCEL COMPANY - Either owner or renter. They agreed to do an arbitration with us and I believe when they found out that I was not just asking for money. They backed out and thus the change with the BBB status. She may have been able to side-step the BBB but we shall see how she does this when I take it to the Attorney General - which was also recommended by the BBB. I see several people in that business besides Terri Patterson, which I will include with my complaint to the AG. Robert and Alysha Satiacum are named as principals, thus they must be included in the AG complaint Below is a summary of the arbitration subject to the BBB with notes. This is just a brief of all the things we are seeking. This an accumulation of several years of renters. Didn't need a reason not to trust her - until we had all the damages from renters. After several suspicious deals and lies is when we finally decided to look into it. We have been patient and nice to Terri, even through some problems with her company. She took advantage of our kindness, but enough was enough. 1. Seeking a finding on check fraud. NOTE: Gave Terri a check for $3,000.00 written out to her handyman, because he quit working on repairs on damage from renters. She did NOT give it to him and deposited it into her account instead. (Yes, I have proof of this) 2. Seeking a finding on giving deliberate false rental agreement document and forging tenant signatures. NOTE: Thousands of dollars of damages from the renters. We wanted to take them to small claims court but needed the rental agreement as evidence. After repeated and several requests, we finally received it via email. However, there were some suspicious marks and after checking it out we found out she made a new agreement with FORGED initials and FORGED signatures. When we confronted her, she had no choice to admit it and said, "It was okay to do, since she knew she had it somewhere". So instead of letting us know, she could not find it, she would have had us take a false rental agreement to the court. This would have been detrimental to our case and also would have made us look like fools. I have irrefutable documented proof of this. 3. Seeking a finding on withholding AND not disclosing pet fees and carpet cleaning fees on statements. NOTE: After repeated requests, we also finally received 3 of 4 rental agreements. This is where we found out that there were non-refundable fees for carpet and pets which some were never posted as a credit during move out of several renters. In some cases, we may have paid the carpet cleaning fee, even though she had collected it. 4. Seeking a finding on deliberate double billings on our account causing non-payment of rental payments for several months. NOTE: For months we did not receive any rental payments. After insisting there had to be a mistake with her accounting, Terri says her accounting is correct. She sent me an email suggesting I was complaining on purpose. After finally getting an audit statement from her, we found a MULTITUDE of DOUBLE BILLINGS amounting to THOUSANDS of dollars. She claims this was during program changes and that's the reason. However, in her accounting, she had the same invoice paid with "different check numbers", so of course her program would not see it as double billing. I find this maybe be deliberate instead of a mistake. What kind of accounting that has different check numbers paying the same invoice. 5. Seeking a full audit of our account with the business to verify if we are owed $5,641.68, which is based on my calculations. NOTE: Decided to make an Excel spreadsheet and my findings say she has shorted us $5,641.68. I gave her ample time to refute my accounting and when she ignored it in typical Terri fashion is when I took it to the BBB. Terri says, she does know how the Excel spreadsheet program works. Considering her bad accounting, a spreadsheet would be the easiest way to account for everything. read more

Excel Company - Property Management Near Me - Spanaway, Washington

Do not trust this company to manage your property, especially if you expect to move out of town. You will eventually have to manage your property manager and lose a lot of time, money, and hair from stress. Terri and all the staff I have ever spoken to at this company rarely answer their phone, respond to emails, or return your calls. Once in maybe two months I can get her to text me more than once. When I do get to talk to someone, they don't have information for me or it's incomplete. I have no way of knowing if my money has been handled well becuase I can't get anyone to give me invoices for big ticket repairs they've done without my permission, how the security deposit was spent, reports on inspections, nothing. At one point my tenant wasn't paying rent and I got a call from my HOA that there was trash piled all over the back yard. I asked for a year for this tenant to be evicted. 12 months. One excuse after another came after countless calls, emails, and texts to everyone in that office I could get hold of. Finally the tenant abandoned the property, but my kitchen appliances have all disappeared. Gone. No one knows where they are or when they were taken. I have never dealt with a business of any kind that is so blatantly disrespectful and unprofessional. It's unbelievable. read more

Just like all the other reviews we have had the same experiences. Terri has been our property manager for the past 3 years. Since she started managing our property we've had missing payments, late payments, no communication, excuse after excuse. We should have known better than to trust her excuses of "I'm sorry this happened I have so much going on, I promise it won't happen again". She always has an excuse about her staff being the problem. It is currently April 20, 2021. We have not received our March payment, and are now missing April as well. We have been calling her office for weeks now. I've sent multiple emails. We have no way to get a hold of her. We will be looking into legal help since we are out of state so we can't just drive there either. We are completely mind blown that she is still in business. She had completely lost our trust. I was a good tenant and paid my rent every month on time for the entire term of my lease. Terri Patterson never showed up to our final walk thru so I was sure to take video/pictures which now thanks to technology are time and location stamped. She knew I was moving out of town when I left the forwarding address, and after I dropped my key off she has been dodging my calls and emails ever since. I can't even get her on the phone. She has never sent me an itemized list for damages and she has yet to return my security deposit. After seeing other reviews I wish I would have done research to see that Terri Patterson is a a pro at taking money , dodging phone calls and never showing up to work. Not returning calls or emails is unprofessional and withholding the return of a security deposit is against WA State law. Seriously guys, rent from anyone else it will save you money in the long run! To all our Military Families, spread the word, she is praying on Military personnel that relocate knowing that they will be out of the state. read more

I would never recommend this company for anyone! I hate I had to even give one star. We were tenants and trying to get a response from Terri or anyone that "works" there is like trying to find a needle in a haystack. We told her about our fence panels falling, a leak on the side of the house, a faucet that needed to be replaced, a room that was supposed to be painted when we moved in, etc etc. A few times she'd send some shady people to the house who would come at night time (my husband is AD) and it made me nervous letting people in the house without him there at night. Even when my husband was there NOTHING was ever scheduled during business hours. Always after 6pm. No one ever had a business card either. Shady shady! We needed to give our 30 days notice because my husband got orders and I needed a move out check list, inspection date, refund for our deposit as well as what we'd pay for half the month. I called and left messages at the "business", sent texts to Terri's personal cellphone as well as messages, sent numerous emails, as well as my husband showing up the place of business numerous times and no one was ever there. Terri finally called me 5 days prior to us moving out and when I asked her about the return deposit as well as the rent for the month, she hung up on me and never heard anything more; still haven't to this day. The home we rented is beautiful and we felt so bad for the homeowners because there were so many things we fixed out of our own pocket. Granted they were little, but things a property manager should've taken care of. Reading over the other reviews I feel sorry for people having to deal with her. I don't think she should be in business anymore and especially when she "steals" money and doesn't communicate about deposit refunds. No stars!!!!! Zero!!!!! If you want to have to manage your property manager then choose Excel. 1) Increased my management fee 3 times without letting me know. When I did notify them they changed it back but did not refund my money. She stated she would refund me overall $60 for all my inconveniences but never followed through. 2) Took the same invoice charge from my rent 3 times. I had to ask them why my rent was being deducted and when they finally figured it out they took it off. But deducting my rent and not knowing why. I constantly had to ask why my rent was never consistent. Prior to them taking over the rent my want was consistent. I never received the same rent and they always had to get back with to to figure out why. 3) No inspections have been done to my home since they took over management. They have yet to go out to my house for ANY kind of inspections. 4) My tenant put in a maintenance request for a fence and microwave to be fixed and it was never done. Because the fence company was unable to get ahold of the tenants Managment never received an estimate for it. Management stated the tenants never mentioned it again so she assumed it was not a big deal. Well the dog got out and got bit so as good faith with my tenants I am forking the bill. Managment don't feel they have any responsibility to it. So because me nor my tenant were making sure management does her job to get Maintenance request completed it wasn't done. 5) I called to get tax documents emailed to me because we got a letter from the IRS but never received. Emails and calls were a constant yes for sure I will get it done first thing and email you. It's always and yes on the phone but unless I call or email again and again it doesn't get done. 6) Customer service is a negative 10. I called because I needed help with a form and I was told that I can google it. Not much else to say that says it all. Messing up my rent every month until I was on the phone everyday to get it fixed for months and constantly having to follow up with them for every single issue everything. So much more negatives to say about Excel but I am literally in tears with all my frustrations with them. Their response is sorry but they are not responsible. So I quit!!!! (which got me into this position because had I continued to manage my property manager I would have made sure the request was completed and inspections reports sent to me) I got a new property management NRB Property Managers. I really am at my wits end regarding this company's mismanagement of my condo. No response to emails. Mail box is always full and not taking calls at the office #. Same problem with her email, etc. Haven't received any rent from the property in more than a year. Supposedly the tenant lost his job because of covid and can't be evicted. Terri said she was pursuing some kind of government program that would help with that but I've seen no evidence that that is happening. Repairs for water damage to the bathroom ceiling without an estimate or my approval. Not certain it even happened. They haven't taken care of any problems with the property leaving me unrepresented at the HOA with fines piling up because of a broken exterior window, improper window treatment, etc. Embarassed that I let things get this far out of hand but the pandemic and health issues on my part have made it difficult. And my basic faith in humanity which has been sadly eroded. If anyone wants to pursue some sort of class action I would be interested. read more

So just out of curiosity, I decided to look at the current reviews for The Excel Company. I had a very similar experience to most of the 1 star reviews. I would leave 0 stars if that was an option. I ended up having to go through small claims court to receive a settlement. In addition to multiple issues financially which began as soon as Terri took over the company in July of 2015, there was significant damage to our home when we moved back that had allegedly been repaired by her handyman. The most striking was the complete inability of the handyman to do something as simple as replace a front door lock, and instead manage to cause enough damage to the door and door jamb that an entire front door had to be purchased. Good luck to the rest of you who have had similar experiences with her. read more

Terry just slapped my parents a $3000 bill which could have been avoided if she didn't avoid them when they tried to talk to her in her office. I understand that we terminated our lease early, but we did notify her that we were looking for a house to buy and we never heard her say anything about our lease agreement until it was time to move out. WE COULD HAVE DELAYED MOVING IF SHE MENTIONED THIS EARLIER, but NO, she WAITED until we were already moving and said that we were breaking our lease. SHE LACKS COMMUNICATION SKILLS when it comes to needing maintenance help in the property, BUT ALWAYS AVAILABLE WHEN IT'S TIME TO REMIND YOU ABOUT LATE RENT. And when she told us that we were breaking our lease, we requested to see our Lease Agreement, WHICH SHE FAILED TO GIVE US A COPY OF, which is ALSO ILLEGAL IN THE STATE OF WASHINGTON. RCW 59.18.065 Landlord--Copy of written rental agreement to tenant. When there is a written rental agreement for the premises, the landlord shall provide an executed copy to each tenant who signs the rental agreement. The tenant may request one free replacement copy during the tenancy. WE HAVE BEEN ASKING FOR THE COPY OF THE LEASE AGREEMENT SINCE DECEMBER 2017, but she didn't give us anything. In fact, when my parents signed the renewed lease in July 2017, she should have given us a copy, which again, is illegal. Now I have to take time-off from my job to set up an appointment with my parents to see Terry and talk to her about this ridiculous bill. This is all so inconvenient, and this would not have happened if she talked to my parents about it the minute they set foot in her office. read more

RUN!!!!!!! This company is by far the worst property management Ive ever conducted business with. They are scammer's and require hefty security deposits and when the end of the lease arrives and you move out they keep 75%, with a whole lot of BS excuses. They have their FRIENDS and FAMILY do the "necessary cleaning and repairs" to the home and jack up the FAKE invoices (ie, carpet cleaning, yard work etc). They nickle and dime you on everything- and after having to wait an ENTIRE 14 days to get the deposit back- they give you a small portion of it along with an excuse as to why they cant give you the rest. Ive forwarded my case to our lawyer and look forward to them having to answer for their fake work orders, fake repairs and shady business practices. Do not ever deal with Terri Patterson or Roy Gadley at Excel Property Management located in Spanaway, WA- they are immoral and scam artist. Having a good family attorney pays off in our case, but not everyone is as lucky as we are!! If you are looking to rent a house be sure The Excel Company does NOT manage the property. We are current renters and have had the worst experience with this company. I don't need to expend any effort on saying why they are so unprofessional as dealing with them over the last 8 months has been exhausting. When I found out the owners of our house had fired them due to different issues (our owners weren't even aware of how out of control our situation was) I knew things would get better and taken care of. I am sure they will respond with excuses and then maybe another excuse, but I know what they respond with means nothing..as their few f/u emails always contained excuses and fillers. Excel property management is a terrible company! i highly do not recommend!!! we are owners of a rental house. we hired her to work for us. terri never replies to you. she does not know how to run a business. our tenants were moving out and alerted her and she didn't remember! we were the ones who found out our own tenants were moving out! she is never on time with depositing the rent into our account. she probably uses our rent money for other things meanwhile. we always have to call her to tell her to deposit the money into our account. multiple constant phone calls to get her to deposit our money into our account! it's always after the 10th of the month with excruciating phone call reminders! she always says yes she will do it right away, she is always lying! she never does it and is never responsible. be aware: she always tries to sweet talk you and give hugs for you to give her second chances. but we know her very well and its all fake! we wanted to go to her website to see the owner portal to know what is happening with our house but she keeps saying her computer broke or she's switching websites. she always has personal excuses! i gave her a chance but it's been a few months and nothing has changed! we don't trust her anymore! every time there is an emergency at our house, she never replies. we are switching companies and she has not returned our tenants full deposit and has not given us our prorated rent that the tenants gave her already! we are sending better business bureau after her! and also, we will contact washington's licensing to review her business license. we don't want terri to take advantage of anyone else! terrible terrible terrible company! read more

Rented from the Excel Company for many years. Always fair and issues were taken care of in a timely fashion.

We've rented from the Excel company the last 3 months and any communication with them has been difficult at best. The night before we moved in, we came to look at the house. It had not been cleaned. They had all sorts of work done (bc of a sewage issue that we found out from the person it happened to. They still live in the neighborhood) so there was a literal inch thick layer of dust everywhere down stairs. They did clean it that night, but I still had to do a lot of cleaning after we moved in bc of the very half assed work done (construction and cleaning wise) and there was never a move out clean on the property or any landscaping done (house had been empty for almost a year while they did work to the place and did not keep up with anything). Trying to pay rent is a pain in the ass. Always something wrong with website so you have to go in and pay, then they hold checks for up to two weeks before depositing. Anytime that I call, whether I leave a voicemail (they never get back to those) or speak to someone you can tell they run around like a chicken with it's head cut off. No one knows anything, they don't get back to you and they have excuses galore. My favorite is "we are going through a lot of stuff and we are busy". Well duh you're busy, it's a business, but to run a business you should communicate with your clients. They send notices that don't pertain to your property but won't get back to anyone. And send people out without 24hr notice that is by law required. That's how they run a business...then none of them look or sound professional. If you can't look the part you can't be the part. Someone dresses like a hooker and another looks like he's fresh off a 30 year sentence. They are frustrating to say the least to deal with. read more

We have lived in our current residents for four years two of which Teri Patterson Excel Property Management has managed they have been night and day in comparison to our previous management. Excel Property Management and staff are always friendly flexible and willing to help. Teri Patterson is very professional kind and down to earth and a pleasure to deal with. They are like the rest of us very human and feel like part of our family. We plan to stay with this company for years to come and would recommend anyone else to do the same. I would recommend anyone to rent from this company. We dont feel like just a rent payer but a friend and that is hard to find. this company does not even deserve one star... first off our manage dose not stand up for her renters and feels that things should be fixed on the owner's convince... we have had to put a huge amount of $ in to our home to even make it livable... the owner sent the maintenance out 4 times to fix our sink we told them it was the faucet. The owner of the house instead he thought he could get by with fixing a 2.00 seal. That did not work so they replaced the hose... and this when on and on for over 6 weeks... he finally gave in a let the maintenance person put in a 20.00 Wal-Mart faucet... (Real classy) We pay way too much rent to live where they feel that this is ok.. We all rent for a reason! if the guy does not want to pay for the up keep in his investment he should just sell the place! Another problem we are allowed to have our horses here due to the size of the property and this was all worked out beforehand but the owner broke his promise to put the stall walls and matts back in the barn making it un usable until we could afford to have them put in ourselves... so I would not rent from them ever! The Excel Company has been absolutely amazing! After a very upsetting and unsatisfying experience with another Tacoma property manager, we came to the Excel Company and are thankful that we did! The previous property manager had only shown our property 2 times in a month, never had our grass cut the entire month and had been having people drive by the property before they would show it to them to "be sure they liked the neighborhood" (our property is in a new housing development so does not show up in GPS. No telling how many potential renters were lost because they couldn't find it. We contacted Roy Gadley at the Excel Company and he IMMEDIATELY went to work on having our property rented out. In all, it took 10 days! I would recommend them to anyone I know and they work very well with active duty military. You will not be disappointed! read more
