Everything. Most often you can't even get someone to talk to. I've never seen the manager on property. She has yet to knock on my door after all the complaints. I have given them over the course of 2025. I am disgusted and fed up with that company. Even though we weren't crazy about the Last company I wish we had that back. All they keep doing is raising the price on the washing machine and the dryer. It is now up to $1.75 per wash and $1.75 per dry. So between that increase and the huge Maintenance increase we received there are people who can't afford it all. The place is not as clean as it used to be even the trash chute doors are dirty wood spills from sloppy people. And of course, this is a condo, but there are more people living here that are living with other people because they do not have any decals on their car And I have seen them walking in and out of several apartments not knowing who they are. The elevator has not been inspected since August that needs an inspection every year. When I moved in, there were no motorcycles allowed and there were two but they moved and now as far as I know there's one constantly up the motor all times of the night and day. Our Association was with EPM for a year and we couldn't get out of our contract quick enough. The sales job was a complete con job! The back office staff was beyond rude and disrespectful. We could never get straight answers about their method of billing and they just nickel and dime at every turn. Something is not right on the inside management of this company. Financial reporting is seriously delayed, bills aren't paid on time, items are constantly "lost in the mail". I was later for the first time on a pay due to my account on the website saying I had $100 positive balance so I made a payment $100 less a week l then sent me a bill for $150 dollars. $100 balance $25 late fee $25 delinquent fee I understand the $100 and the $25 late fee even though it was their fa for not updating their sy fyi and I always pay 8 days before it's due. but the office is also charging $25 (100%) of the late fee all in 5 days. this is not ok and not humane and 2 emails later 3 voicemessages I left and still nothing this company should not be in business. stay away!!! read more

He promised good communication, fast turn around time, drive throughs of our community and sounded wonderful. Once they became our property manager the PM never had enough time to do a complete drive through of our community (we have less than 300 single family homes in our development) so nothing ever got followed up on. They kept changing property managers so any issues one might have had they had to start all over with again. They paid vendors for work to be done that was never done. No follow through what so ever. Exclusive Property Management really botched a special assessment process, and we are still dealing with the fallout. They gave our board poor advice before the insurance market went crazy, as well. In that short time, they have raised our HOA twice in 2 years- more than the 3% annual that is the cap- with reasons like "there were repairs needed on the property they had to cover, costs for something were more than expected so it was rolled into the HOA" etc. There is no direct number to call to speak to a live person. If I could give them NO stars I would!! These are the most unprofessional, unreliable, unresponsive and a few more choice expletives, people I have ever dealt with in my entire life. They never reply to emails and when they do, you can totally tell its with the biggest attitude, like they cannot be bothered about anything. Zero customer service skills whatsoever. Back in June2020, the 3rd floor above me had a severe water leak, that ultimately caused extensive water damage to my first floor unit. I feel terrible for the people on the 2nd floor, they too have the same damage that I do. The water restoration crew that the association hired (AQUA DRY) literally made the situation worse and made the most crazy holes all throughout my unit. Including ONE gigantic hole in my master bedroom! From the guest bathroom, to closets, from the hallway, to the kitchen, to my master bedroom, riddled my entire apartment with thee worlds ugliest holes! The association claims they submitted a claim to the insurance, yet here we are, months and months later, and after repeated attempts to get any form of update, whether verbally, or in writing is still to be seen or heard, no written proof of anything. Its a true mystery. Who knows what they submitted or if they truly submitted anything to anyone. In my eyes, if you cant show me proof, it didn't happen. Introduce now Covid, everything nowadays seems to be delayed supposedly because of Covid, how convenient for the association and for the insurance companies. Yet, I sit here, watching my house in shambles and paying a crazy ass light bill because all my cooling is slowly leaking away through all the dam holes! But hey, they take the monthly payment on time every time. Can't mess with that, right?! It's nice that they get their payment on time - yet, who cares about the rest of us right?! Today the board received a notice from a collection agency for none payment to our pest control company. Do Not hire EPM. They asked for money orders, and stated they HAD to be mailed via USPS... my money orders were "lost" in the mail and eventually after investigation through USPS and the Fort Lauderdale PD, we found a person used a fake ID to cash the money orders. Get this though... USPS investigated and said that 100 percent, the mail was delivered to a Locked postal box, onsite at EPMs location. Meaning someone had to have a key to open the box. She stays on top of each situation and works hard to nip problems in the bud, and correct ones that have already come to light. As you know, a Property Manager must possess knowledge on many multi faceted subjects, in order to provide effective leadership for an Association. Marie Josephs can and does provide that leadership for Cypress Bend Condo II. With an excellent grasp of our documents and Chapter 718 F.S., guiding Board Members and residents is very important. Super customer service, when questions arise, is second nature to her, as she works hard to give them a satisfactory answer. When I send an email to her, concerning a maint. issue, she sets up a work order and always responds quickly. Posting Association news releases, along with the meeting dates and agendas, etc., keeps all residents up to date, in addition to using the fine EPM website. We are lucky to have Marie here, and EPM, I am very sure, is so proud to have her on board, and representing them in the best possible light. It's easy for her to treat all owners and guests with respect, while dealing with new challenges, which are difficult and demanding, but she always does it with a smile on her face. Collecting maintenance fees seems to be the only interest this management company is concerned about. The reps are helpful are always professional. Dealing with condo owners is obviously not an easy task, but this company obviously trains its employees well so that they handle what are typically complaints with professionalism. Their accounting department is so inefficient which caused us to pay an extra $50 in late fees when in fact they were the ones that made the mistake. My husband emailed over to them twice our account info for auto payment, I spoke with them as well and was assured everything would be taken care of. To our surprised we received another late notice for December and a fee of $50. The woman I spoke with, Stacy, had promised to get back to me the second time I called...amd she never did. Process of Lease approval was done: professionally, prompt, amiable. The whole process run smoothly since the time of handing - over to EPM the Lease Application. It was handled with speed, right attitude and error free; kudos to Chelsea Vinson and to the Board President. I found very expensive the charges requested to process a lease contract. read more

My HOA started using EPM this past July. We have had nothing but problems with our accounting. They insisted we change banks and now they will not allow us online account access to download our monthly statements. I have been on numerous volunteer board and this is a first for me!
