I recently inherited a property, and on the advice of a real estate agent, decided to get a pre-sale home inspection done, both to help make the sale quicker, and also to help myself become more familiar with the property, since I had never lived there. I booked Buyers Choice as they were the company recommended by the realtor, and I didn't feel like shopping around. It was very easy to book with Buyers Choice, and we were able to get an appointment for the inspection within a few days of calling. They take multiple forms of payment, and sent some pre-inspection paperwork by email immediately after booking the appointment. I also like the format of the inspection report, it was a full-color PDF of approximately 60 pages with loads of photos. On the negative side though, I was surprised how short the inspection was. Based on previous experience as a seller purchasing a home, I was expecting to be there for the inspection for approximately three hours, or more. Our inspection took less than 90 minutes, which I perhaps attributed to having two inspectors on site instead of one. There are instances in the report that I feel were a little lazy though. For example, one of our vehicles was parked in the garage, and when we offered to move it out to the driveway, the inspector said it wasn't necessary, but there were multiple garage items in the report (such as the floor and garage attic) that said "couldn't inspect, homeowner property/vehicle in the way". I think it is absolutely reasonable that an inspector would not expect to move property at a seller's residence, but we were very clear this was our property. Another instance was in the kitchen, where we found a few days after the inspection that the dishwasher was having issues turning on, and the inspection report noted that there was a dishwasher but didn't test it. On previous home inspections we've definitely had inspectors test all the appliances. Overall, I think that they are very busy and trying to keep up with demand, but I wasn't as satisfied as I could have been. Finally, after the report was issued, I got multiple emails asking me to do a Google review - please don't beg for reviews. My phone number was given to a security company, who called and asked if they could come do an estimate for a security system for our new home, and my email was subscribed to a mailing list for sewage line insurance. This wasn't appreciated. Long story short, the three star description of "Ok" sums up my feelings well. The inspection certainly met my needs, and the staff were professional, but there was also some aspects that were lacking, and I would have liked better attention to detail.

    please DO NOT hire these people. they are dishonest and all they want is your money. the list of…read morethings they do as an inspection company is nothing more than you could have done yourself, they flush toilets and flip light switches. so upon contacting Janet at the company I was told: one - that we are not code plumbers, therefore they couldn't check for the correct or incorrect wire used where water is possibly available leaving us with a possibly fire hazard. two - black mould, and it was not found. again upon asking the owner of the company I was told that they do not test for mould, so of course it's up to you but if you want to pay someone $500 to flip light switches and flush toilets this is the company for you. they have no skill, no integrity and no business sense. PLEASE DO NOT WASTE YOUR MONEY

(said they cant remove panels to look? every issue was in the wide open) telling us we have buyers remorse? no we have remorse from using this god aweful excuse of a company! the broken water pipe was in the wide open under the sink. all you had to do wes bend over and look your 5 red flags you saw had nothing to do with the problems i just stated. not even in the folder. they tend to accuse people of lying or fraud when they dont reconize the name instead of actually talking to them blocked me from facebook page.. then resend my property my report (didnt ask for it) that they didnt do properly. first accused me of being wrong and stated a bunch a false information because it was about a different house completely. (never confirmed my identity) then posts someone elses etransfer on facebook cause they thought it was us..?. unprofessional. who posts that kind of personal info? i would take stars away if i could!!! believe all negative comments! please read everyones! 1) missed broken drain pipe under sink. 2) missed garage heater that doesnt work proper (cost me another 600 to fix 3)dont know what they ar looking at. eaves drain into sewer they stated (unknown drain) they know nothing. getting an inspection done by them is a huge waste of money! be better to get your 2yr old son to look over the house he would know more worst company ever to do home inspection! these people are so under trained i dont even know if they pwn a house themself. also better not accuse me of fraud like the other people in your negative comments. blocked me on the facebook page without even responding about the problems they missed. pathetic excuse for a company

This is the 4th home we've purchased and have worked with other inspectors who were OK but these guys were hands down phenomenal. They sent two people to do the inspection which took approx. 3 hours - so we had the equivalent of a 6 hours of time. Having two experts on hand allowed them to divide up the work and focus on their areas in greater depth. They explained any issues in clear language and presented an easy to read report that same day. It was clear that they were both knowledgeable and had been in this business for a long time (the listing realtor was very familiar with them). The cost was also reasonable at $550. All in all - very impressed!

I researched home inspectors online before deciding to go with this company. The inspectors were all listed on the website and there was one in particular who was registered and licensed and his qualifications sounded very impressive so I called to book him. Our inspection was at 1PM and we arrived to find he was inspecting the exterior of the house with the realtor. We followed along throughout the whole process and it was methodical. He would go into each room and ensure things were working properly and also use his meter to determine moisture content. He started in the attic and ended in the basement. It's important to me as a home buyer to observe and understand what he was doing and appreciated when he explained things to us. We received a binder with photos and recommendations for improvements for each part of the house and also the garage area. There was one issue he found but could be fixed and we were able to use this to negotiate a lower price than when we offered. For the most important purchase in your home, you want to find a RHI who knows what he/she is doing. I felt the price we paid (almost $500) was worth every penny to ensure we were not buy a poorly built and maintained house.

The other inspection report was merely checking boxes (occasionally inaccurate) with very little written specifically about the house. The inspections with the City of St. Albert were never scheduled by the company - we had to set our own appointments. Then we were notified that the building permits which were to be picked up before work started were not obtained until well after the city inspections appointments were scheduled. We had to reschedule the City Inspections several times until we received the proper permits. Upon inspection the City of St Albert notified us that there were several deficiencies in the installation which need to be corrected before we could continue with construction of our suite. We set up an appointment to have these deficiencies corrected with Comfortable Home Systems and Mr. Manning Leonard. On the appointment day, I took off a work day to be home, Mr. Manning Leonard showed up to the house spent about 1 minute then rudely informed me that he would not fix any of the noted problems. Since that day he and Comfortable Home Systems refuse to return calls, text messages or emails. I had to hire a another contractor to come and repair the noted deficiencies and problems, which of course will cost me extra. Here is the list of uncorrected deficiencies: -The furnace was installed too close to the hot water tank which does not allow proper access to the hot water tank for servicing -The air intake to one of the furnaces was improperly installed causing cold air to flow directly into the furnace which causes it to constantly run. -The humidifier was improperly installed, so we have water constantly running even when the furnace is not working. The humidifier had to be shut off since it just doesn't work. There were vents that needed to be capped. This was also never done. Other problems we encountered: -The furnace installation was so poorly thought out that servicing in the future will be difficult. -We had a new air conditioner installed, which was not even turned on. In fact we didn't even know if it worked. We had to pay extra for that too. There were several gaping holes left in the walls from installation errors which were never repaired. When the workers left our house they didn't even take the time to clean up after themselves.
