These people get property owners to sign over their real estate for "management" then fill their…read moreempty houses with squatters. We have two of these schemes in our community -- at least. The squatters walk up and down the street, asking for money, small appliances, food, alcohol, and rides to the nearby convenience store from which they buy daily stuff and fill plastic bags they can carry back to the nice house they are staying in. Then they go back to the house and bathe in the swimming pool. Either the owners are complicit in this scheme, or Hoffman is collecting taxpayer or other money to house these people. They are unsupervised and are the same people begging from you at stop lights...but they live amongst us. Multiple calls to the company have gone unanswered for 6 (SIX!!!) months. Buyer beware.

During our tenancy, we went more than a month in Florida without functioning air conditioning. We were expected to live in the unit despite the extreme heat in FLORIDA, and we never received meaningful compensation for the inconvenience. We also experienced issues with the dryer that resulted in hundreds of dollars' worth of clothing being damaged, and no accountability was taken for those losses. Upon moving out, they will charge you astronomical cleaning fees for a 500 sq ft apartment, despite their policy that states leave it as clean as you found out (which we did, there was no mold upon leaving). Disappointing experience, zero accountability and horrible communication.

Gabe Alves is a horrible real estate agent. Beware…read more Gabe is like every other Florida real estate agent I have deal with: a big talker up front, but lazy after you sign a contract. He talks a big game until he gets you to sign his contract and then he goes away. Disappears. He doesn't listen to your instructions and he doesn't take action your requests. He doesn't follow up with the details. He doesn't follow through with his promises. His word means nothing. The very first opening we had, he wasn't event there! He was too busy at a bigger sale, he sent someone who didn't know anything about what we discussed or about my property. He canceled several home openings the day of, even when we talked about keeping the open house! He lied to me on many occasions about various things like being late, not showing up, etc. Don't ask him a question because he will fly off the handle, won't let you speak and will tell you that he knows more than you do about your property. All of these things happened to me. Beware. He does not listen to instructions. He is more interested in being a social butterfly. He showed up late for appointments and missed 2! He only brought 1 client to my home in 3 months! He does not work for his client! He always has an excuse for not showing up at All, on time or for not being able to communicate with a potential buyer or buyer's agent, even though he clearly had communicated with them. We set rules for showings, and he never adhered to them. His communication is Horrible. Basically nonexistent unless he needs something from you.

I am in the military and I bought a house through Sanders Realty and used their property management…read moreservices when I was assigned to go overseas. Prior to my return, they had asked my wife to look at the house. She had no idea what to look for and they assumed that that meant that there was no issues. However, when I returned, I did an inspection to compare the condition when we bought it before we rented it and now after the renters have vacated the property. And I was very disappointed in that I had realized that they never kept periodic checks on our place as they had claimed they did. For if they had, they would have identified everything I am going to list. I would have also been able to reclaim the security deposit, which I never received. Here is what I have found: - Yard damage everywhere. The yards were completely destroyed. All grass was destroyed and all that remained was sand and weeds. Two of the trees were dead and had to be removed. Item 10 on the contract clearly stated that the tenant is responsible for the maintenance of the lawn and shrubbery. This is not the condition that we gave them, and we had the photos to prove this. Sander's realty claimed that sometimes trees and plants and grass die, yet the contract stated that yard care is the responsibility of the tenant. If we were talking on tree or a small area of the yard, I could understand, but the whole front and back yard is not excusable. - Pets. Part of the yard damage was clearly evidence of a dog. The neighbors have even verified that the tenants had a dog in the back yard. Item 7 of the contract clearly states that there are no pets allowed, and when we suspected this a year ago, Sanders realty denied the existance of a dog. - A/C filter was not in good shape at all ad did not look like it was replaced for some time. The addendum to the lease, paragraph 1, stated that they were responsible for changing filters at least once a month. This was not done and the system needed to be cleaned and inspected for fire hazard. When I approached Sanders Realty for reimbursement, ie..I would like the security deposit from them, I received quick E-mail stating that they did not believe this to be the case, with no follow on contact from the company. As a result, it cost me to make the repairs that should have come out of the security deposit. I believe that Sanders Realty did not do a formal on complete inspection of my house while I was stationed overseas, and asa r If you are going to use them, be cautious and make sure that they are following up on what they state they are doing.
