While out house hunting one weekend in San Francisco, my wife and I came across a condo/loft that we both thought was perfect. Faye was the seller's real estate agent and was very warm and inviting during the rather busy open house. We went on to see several other properties, but at the end of the day, we were drawn back to the place that Faye was showing. We had been loosely working with a couple of real estate agents that didn't seem too motivated due to the low inventory at the time, so we decided to go directly to Faye to put down an offer since she seemed to be very on her game and at the same time very fair, and being the seller's real estate agent as well, she might be able to provide us with some insight that would help us get the place. We ended up meeting with her late the next night (after getting BofA to increase their pre-approval amount so that we could put down an offer) at her office and she went through the details of the property with us along with some information on the sellers as well as a few comparable properties that have sold recently or were soon to go on the market. At the end of our meeting we felt very comfortable using her as our agent even though she was the seller's agent as well as she outlined the safeguards to both sides and detailed the process for us of how the offers would be gathered and presented.
Faye was able to give us some information on the sellers and though we did not know them directly, we knew a lot of the same people and had worked in the same industry. This helped us to craft a letter to the sellers that we included with our offer, and at the end of the day, even though there were a lot of offers, and ours wasn't the highest, it was close enough that along with the letter, we were able to sign the contract to buy the condo.
Faye was very helpful, and as this was our first purchase, she held our hands throughout the process and guided us in each step along the way. Near the end of the original escrow period, BofA (who I would never, EVER, recommend as they are like an octopus with no head just slapping you with tentacles that don't communicate with each other from every direction), pulled out and refused to give us the loan that they had pre-approved us for due to, what they called, a 'software glitch' that no one had the stones to override. This threw everything into a tailspin rather quickly as escrow was supposed to close in less than a week. Well, Faye was on the ball... She had us contact 3 of her most trusted mortgage brokers (who she had suggested at the beginning, but thanks to the headache and large amount of paperwork that BofA required just for the pre-approval, we didn't want to use to save from going through all that again). Within a day, we had a new loan in the works (from Mickey Cogliandro at Guarantee Mortgage), and just about 15 days from the time that BofA dropped the ball, we closed escrow on our new home. Faye was instrumental in both helping us get the new loan and easing the minds of the sellers to make sure they didn't back out and go with the higher offer (we did increase our offer by $5,000 when our first loan fell through as a show of good faith, but even that was still below the highest offer).
I would HIGHLY recommend Faye if you are either searching for your new home in San Francisco, or trying to sell one. She is super knowledgeable about the market, very fair, honest, open, and seems to work around the clock. She was available to us any time we needed anything, was willing to work both early and late, and was able to quickly help us out anytime an issue came up.
