I have had the worst experience trying to get my ac working. Not only did it take two weeks, then FBM said I wasnt home to let them in....which was not true. Then the jerk person from FBM didn't respond back and the Ferguson guy was an ass too. I pay a lot of rent to be treated so shitty!! Don you suck and Edmond with all your mansplaining, still didn't take care of your custome. Future renters beware. They talk a good game then fall thru with any follow up.... In the year of being stuck under a lease with FBM I had many strange bad experiences that I would never imagine or want anyone else to go through. When we moved into the house we were informed by landlord Josh Tay (easily the worst landlord of all time) that the house had some obvious things that were in need of replacement or repair and to let the company know what was serious. (New AC/Heater, new steps, completely insulate house, new windows, driveway) When maintenance is to be completed, there would be no heads up as to what day or what time they will arrive, some issues would linger for weeks or months, and when they finally arrived, it would always be around 7 am and they would wake you up with their drills or blasting music from their trucks. The employees had no care about anything or anyone. They would pull completely into the yard, on the sidewalk. they would also regularly leave nails and screws scattered all over the property, and purposely throw cigarettes'. Multiple times our internet cable under the house was cut because of the employees, and one time when I went outside to ask them about it, i was greeted with one of the workers full frontal nudity urinating in the very public front yard with plenty of young children and women around, next to our sidewalk to the front door. The entire year we stayed here we never did have a proper working A/C or heater, during the cold season we would have the heat set to 75 and the highest the apartment would get is maybe 60. During the Texas summer there was no point to running the old unit, it was just a waste of electricity. The landlord Josh Tay, is quite fake, no communication, uses cheapest resources and labor, and a blatant liar on more than one occasion. Altogether unfriendly, entirely company based do not care about renter whatsoever, and if you hope to get something at your rental fixed, be prepared to face hillbillies peeing in your VERY IN THE OPEN front yard blasting Green Day at 6 in the morning. If you are thinking about renting through this company, STOP, read this and reconsider. read more

Honestly if I could give this company 0 stars I would. Everything was fine the first month even though the apartment had roaches and burnt out outlets when we moved in but we made it work. Then the 2 outlets in the kitchen wend out and so did the dishwasher. We put in a maintenance request and they reached out Friday morning us and told us to pull the dishwasher from the wall in inspect it so we did. by the time at happened it was Friday night ,they are closed on weekends so we couldn't call back until Monday. The Maintenance man calls us at 7am on Monday and tells us that we have been negligent to his request and cancelled our request. Then a few months later we realized we were living in a death trap. Faulty wiring all over the place. One of the light fixtures fell of the ceiling for no reason and almost hit me and my fiancée in the head. As it was falling we noticed the wires were absolutely horrid and frayed and not even remotely correct and it started to spark. Our air conditioning went out 3 times. We put requests in and was constantly getting the run around while our unit was 100 degrees. The vendor they hired lied and said that he came and fixed it when we were home all day waiting for him. They would never give 24hr notice when someone needed to enter the premises. The pest control people never did their job. We could only stand to stay here for a year. Then after we moved out, we left that apartment basically spotless and cleaned it to the best of our ability in the middle of August WITH NO A/C. The same A/C company that lied about coming and fixing it the first time didn't bother to come fix it until our official move out date even though we requested they come fix it 3 days prior when it went out. Last and final thing they sent us a check for 200$ out of our 1275$ deposits. Apparently they thought that's all we deserved when we cleaned for hours upon hours in a smoldering apartment. They couldn't even get the check right. We moved into our new home and gave them the address and they confirmed it and STILL SENT IT TO THE WRONG ADDRES. Like how hard is it to READ? They gave us the run around for over a month about the check. We are supposed to pick the check up soon after they told us several times that they did everything right which I know is not true. Honestly I have never been treated to poorly by a company in my life. I felt like I couldn't just exist there. Please save yourself the trouble and DONT APPLY WITH THESE PEOPLE. read more

I would not rent with these people. Four times in less than a year that this new Air Conditioner has gone out for my elderly parents. Always told that we should hear back within 24 hours. This house was newly built a few years back and should not be having these issues. They also got rid of the lawn care company expecting my dad who has LPD to mow it. My parents neighbors have had issues as well and its ran by the same property management company. Rent is also going up but yet there is nothing more they have provided, only gotten rid of the lawn care service which did not lower there rent. I would say that this is not going to change and this will be the last lease they have with this company. Let see how long they take to fix this problem this time. read more

One of my neighbors has now gone multiple weeks without air conditioning at a time of record temperatures in Texas. The elderly neighbor below me went forever without light in her closet. To be fair, the secretary and leasing officer were friendly enough and response enough, however the manager, Melissa Smith, is the absolute worst. The entire year and a half I lives there I never once met her. Understand if you rent from Melissa Smith and FBM property management you will be nothing more than a dollar sign who they will not respond to. Shit company. They kicked us out because we reported bed bugs in our unity and they didn't want to work with us. They provided "better options" (from Brad Zhaval) by kicking us out. We only wanted to live here two more months out of the 15 YEARS--I repeat YEARS-- that my mother has lived here and they decided that it would be in their best interest to kick us out. I have a water leak in the attic that damaged a section of the Sheetrock ceiling. FBM sent out Scotty who is a texture specialist. He replaced the damaged area, matched the texture and paint perfectly. He put protective sheeting on the walls and floor to protect and confine the work area. I'm a new tenant, today makes one week in the new house. The house is really old so there were some electrical and plumbing problems. I'll admit I was a little skeptical reading negative reviews about this leasing company, and a lot of them said they weren't helped with maintenance requests but I'm extremely happy with how quickly and diligently they've worked to fix the issues. Every issue that has come up they've acted on immediately or the next day. The plumber even came out late the other night to help shut off the water when I needed. As a single mom I really appreciate the extra mile they've gone to help me in confusing and stressful situations and ensure that my kids and I have a safe and comfortable home! And on top of that, I was approved within 2-3 days of the application being sent in and moved in my house the day after that. Overall, I'm very happy with them so far! I rented a duplex from FBM Property Management for two years. The interaction with the staff was very positive and I feel that the staff conducts themselves professionally. From the first appointment to view the duplex through the lease signing every interaction was organized and the staff was warm and helpful. The FBM website is very easy to navigate and each property you select to view includes pictures, square footage, rental rate, details about the property and the date the property is available for move in. I have leased three different homes in Ennis over the last seven years and each time the FBM Property Management website is where I start my search for a new home. In the two year time period that I leased from FBM I had two maintenance requests and both were handled in a timely manner. I had one issue when the air conditioner stopped cooling. When I called to report the issue they had a contractor there the very next day to repair the issue. Another time my disposal was not working and water was backed up into the sink. Again I contacted FBM and a contractor arrived the next day to repair the disposal and clear the backed up drain. The duplex that I rented was in very good condition and well maintained during my residency. I am a Senior Property Manager at a Property Management firm in Dallas and I am very versed in the rights of residents as well as what a Property Management Company should do to provide not only an excellent product but good customer service. My experience with FMB Property Management has been outstanding and if you are looking for rental property in Ennis or the surrounding areas FBM Property Management is an excellent choice. read more

I was a long time renter for almost 10 years. Not once would FBM replace or do any up keep . The house shifted and had foundation problems. The restroom and kitchen tiles cracked due to this . The fence in the back yard fell over and we had to tie it to a tree. There were two old sheds in the backyard that we didn't use due to safety. There were so many issues . I received a move out survey and listed all of these issues. Shortly after completing this survey and giving a bad score I received a bill listing all of the things I listed that they did not repair. In my opinion and from my experience, FBM Property Management was unprofessional and dismissive of my rights as a renter as afforded to me by The State of Texas. I strongly persuade anyone that wants to rent a property and FBM Property Management is involved that you shop around and consider another property or property management company. Below is a snapshot of some of my experiences with FBM Property Management. I rented a property in the summer of 2012 that was represented by FBM Property Management and my property manager was Edmond Graham and his office assistant was Camy Broussard. The experience I had with the company representatives and their repair/maintenance was unacceptable and tested the Texas Property Codes boundaries for acceptable timelines for repairs. I had multiple maintenance issues with sewage backing into the showers several times and inability to use the toilets or showers in the house for days on end. The 13 year old water heater failed and FBM took 9 days to repair instead of replacing it during the winter of 2012. Tap water temperature was about 55 degrees out of the tap and it is mandatory that a minimum of 120 degree water is to be provided according to the Texas Property Code. The plumbing contractor didn't receive the service call until the 5th day and didn't complete the repair until the 9th day. During this time we couldn't bathe in our home, wash dishes or do laundry. When I paid my rent, provided notice of other needed repairs, requested the landlords contact information and notice of a request for a pet deposit change on the first of the month and day 7 of the pending repair, Edmond was confrontational about the issue and he asked me if I knew how to boil water to do laundry, sanitize dishes and for myself and my family to bathe. I was completely offended by this unprofessional and cavalier attitude towards myself as a renter not to mention as a person. I had multiple interactions with Edmond Graham and Camy Broussard that I found very unprofessional and insulting. Between Camy stating they lost the keys to the property and Edmond stating Camy never stated that to me, multiple sewage back ups, and water heater issues and being completely dismissed by their staff and their maintenance department I would strongly suggest that neither a property owner or a renter do business with this company. The property owner had to take over the property when FBM Property Management backed out of their contract 6 months early. This all happened when I sought advice and counsel from The Texas Tenants Union in Dallas for my rights as a renter in the State of Texas. http://www.txtenants.org/ If you want to know your rights as a renter or rental property owner this is a great resource and well worth the membership, seminar and counsel you receive for a year. This is not an advertisement but a resource I utilized to make sure my rights as a renter were not infringed upon any longer by unacceptable maintenance issues caused by FBM Property Management. While FBM Property Management was managing the property, the property owner was not made aware of many of the issues or the extended timelines for repairs on the property. He stated when he went in to close out the account with FBM Property Management it was a very unprofessional interaction. Since the handoff the landlord has been a pleasure to work with and the maintenance is taken care of in an timely manner without a litany of excuses and delays. My suggestion is do business with professionals and know your rights as a renter and a landlord when working with any property management company. read more

No Stars, Please take a look at BBB.ORG and Ripoff Report online. It was very nice at first but, then they started getting shady. Went into my apartment to take pictures, they did tell me they were doing it, however they failed to mention why, and that they would be putting their hands on my personal belongings. I find out later via the internet that they are selling my entire unit and that was the reason for pictures, also the reason for them placing my makeup bag and travel bag on the floor of the restroom, open might I add, might I also add next to the pot, never returning them to the sink where they were. The trash can was placed in the living room floor and my hairdryer and flat iron were also left laying in the bathroom floor. When I confronted the company asking them to replace my personal makeup items that were left on the restroom floor allowing nasty germs to get into them, they refused to take responsibility. I have reported it even with the owner and have all the texts and emails concerning the incident as well as pictures. OMG I just called on a townhouse for rent he tells me they start showing on June 1ST and that he already has applicants for it but not approved yet and no deposit down but I can still apply for it. Um..... excuse me your taking 40 dollars for mutable applicants for one place and u haven't even stared showing yet that's a total scam. Show, Deposit, then application an approval. I must begin by saying "if a company gets consistently awful reviews on the web - there is usually a good reason to beware!" Please Reference the other reviews! we almost didn't and they are awful!!!! My husband was recently transferred to Texas from Georgia and we had decided to live in Waxahachie. My husband stumbled upon a lovely older home for rent in downtown Waxahachie with FBM. I looked at the photos and agreed it might work. It was a saturday and we wanted to have a look but when we called and emailed we were finally told that it wasn't yet vacant although their web page didn't say this and that it wouldn't be available to see until mid September (2 weeks away) but that we could put in an application fee 40$ a piece and they would contact us if we were approved. Since we had a tight timeline for moving to Texas, and only one of us was going to get to see the property - I attempted to find out as much as I could on the telephone Apparently - only Edmund knew the particulars about the house since the receptionist gave me random inaccurate info about garages it didn't have etc., we were getting frustrated and a little wary. Then, we get a call from Edmund saying we were approved and the property was ready enough to view. Then, my husband went out to look at the property, meeting Edmund and got the details of the various deposits., so we'd be plunking down a few thousand right off the bat over a couple of weeks just to move into a 2 bdrm 1 1/2 bath. ok, well surprisingly we were ok with this. Then we emailed FBM saying we wanted to take a look at the lease via email and never heard a word (no phone call - no email response - nothing!) When you are contemplating living in an older property or any rental property for that matter - the most important thing is that the management company is responsive. So far, we were less than impressed and they weren't even flaky but apologetic - but more rude and arrogant. When I called to ask over the phone about seeing an email copy of the lease, we were told by Morgan that that was not the way they do it. You can see the lease when you pay the deposit which has to be paid with cashiers checks etc.- bearing in mind we are out of town! Maybe I'm odd, but before I run around getting certified funds and/or overnight a bunch of my hard earned money I'd kind of like to see a copy of the lease, right just to make sure it doesn't have anything crazy in it? Morgan then proceeded to tell me that they had "gone out of their way for us?" Huh?? Are you kidding me?? I'm sorry - I thought I was the "customer". It was like pulling teeth to get this far with the FBM circus and I've rented homes for the past 5 years and been a licensed realtor for 5 - so I'm not sure who told them that this was acceptable customer service or going out of their way -but geez If this is what its like trying to give them money and sign a lease agreement - what are they going to be like when there's a problem or issue??? Needless to say, we decided against renting this property or any other property with FBM and would like to strongly discourage anyone who is seriously considering doing so. My husband and I have been searching for a place in the Waxahachie area to live for a couple months now. We just applied for a house through FBM. I made sure before we applied our dogs and everything else would be accepted and how the application process worked. I was told everything would be fine and it was first come first served as far as the application was concerned. Well after dumping $80 in application fees I got an email back today stating we didn't get the house, but we would've been accepted. I wrote back saying I didn't understand since we should've been the first to apply. We drove to Ennis to speak to them face to face then came home and applied right after. Well the email I got back said they take the "most qualified" not in the order of application. Considering it has only been a few days since we went down there and applied and now I've read all the reviews I'm betting nobody else applied for the house or somebody else had already applied and been accepted they just wanted our $80. read more

My family and I relocated to the Dallas area in February. We lived out of state, 700 miles away. Wanting a rural area without neighbors 8 feet from us, it was challenging to find a rental. We stumbled across FBM's website about a week before we were to come out for our home finding trip. We'd really liked a house they'd had listed, so I emailed them. Not only were they extremely patient in giving us directions (COMPLETELY unfamiliar with this area) but they were able to get us a tour of the house the day we got to town! The Ennis location even stayed late on a Friday evening just so we could get them the deposit, because we were heading back home that weekend. Melissa from the Corsicana branch has been extremely pleasant and helpful with our questions and concerns. One of the severe storms had caused a small roof leak during the recent floods. Melissa kept in touch with us, and even had their maintenance men BOAT across our extremely flooded (7'+ deep) road to take care of the problem.
