The experience was marked by miscommunication, lack of transparency, and unfulfilled commitments, ultimately resulting in financial loss and wasted time. Below is a detailed account of the events: Nov 10, 2024: Viewed a property listed for $209,900. Nov 11, 2024: Submitted an offer $6,000 above asking price with contingencies (price escalation, inspection, and mortgage). Nov 12, 2024: The seller's agent, Thomas Stewart, informed my buyer's agent that the inspection contingency was an issue and insisted we complete the inspection that evening, citing urgency due to a "final offer" from the bank. I quickly arranged for an inspection and updated my offer accordingly. Nov 19, 2024: Received notice that the bank requested "final offers" by Thursday. Nov 20, 2024: After confirming with my agent that additional offers were allowed, I submitted a higher bid, making it the top offer. Nov 26, 2024: My agent communicated that I had the highest bid, and I was informed via text that I would soon receive paperwork confirming acceptance. This was corroborated by an email from Thomas Stewart indicating that my offer had been accepted. Nov 27, 2024: Upon request, I was granted permission to enter the property to take measurements for flooring and appliances in preparation for Black Friday purchases. I attempted to accommodate by offering either a maximum mortgage-based bid or a competitive cash offer, but no negotiation occurred. Dec 12, 2024: Was informed that the bank chose another offer. My agent's requests for clarification from Thomas Stewart went unanswered. This experience has been deeply disappointing. While I understand the competitive nature of real estate transactions, the lack of clear communication and transparency throughout this process was unacceptable.
