Sandra Ledford is a "property manager" and lacks basic respect and professionalism. She lets multiple business days go by without responding to maintenance issues, she failed to meet the repairs on the home that she guaranteed would be complete prior to move in date. She has been hostile (even stating, "well you don't have to move in we will refund your money minus the hold fee." The hold fee was $3000 and more importantly she was aware that the resident was moving half way across the country and chose to say this the morning of the movers arriving to the Florida residence. She has lied, she has failed to meet even half of the maintenance issues that she guaranteed would be complete prior to move in date. If you want to work with a scrupulous company and one that handles maintenance issues with integrity...keep looking. COASTAL REAL ESTATE SERVICES has zero professional integrity and treats the tenant as the enemy and fails colossally with basic customer service. STEER CLEAR and especially of Sandra Ledford.

I replied I have to drive to the home and it would take me 20-25 minutes. She agreed. I called her 45 minutes later asking if she still planned on coming to see the home, she replied yes. An hour and 2 minutes after receiving her first request to see the home, I left the premises. When she finally did arrive, she texted me. I explained we waited over an hour, then locked up and left. Unbelievably, she called me unprofessional. Someone needs to teach her how to tell time and not be so rude as to say 20 minutes and not arrive for over an hour! SO VERY unprofessional.

Its typically a challenge to have prompt communication with title companies which as many of you know, just causes unnecessary stress during an already stressful time. But knowing that we were clearly not the only closing happening for the week we would just sort of roll with the continual poor communication; but truth be told, we never like or understood it! To me it seems like a common business courtesy to respond in the same 24 hours but often this never happened. Until we had a recent closing with Megan! She was fantastic through the whole process, very reachable and often proactive about issues. It made the whole experience so much better! Initially made contact through zillow, the first few showings went well even after signing a…read moreexclusive buyer broker agreement that for some reason covered rentals as well as buying even though I was only looking to purchase. Halfway through I started being shown properties way out of my budget, hundreds of dollars a month higher than what they knew I was approved for, including new constructions that were over 100k more than I was approved for, talk about not acting in my best interest, all while being told it was in my budget only to find out when presented with numbers that were way off. Then here's the kicker, when I contacted them professionally to have both parties released from the EBBA, I spoke with the lead agent Jason Coley, and he explicitly said they don't cancel, even when they're not acting in my best interest, and said with my budget, I wouldn't be buying anything anyway. Then told me since I mentioned renting, that I would have to take his word for it that he wouldn't come after me for any sort of commision. Might have to go to some sort of regulator about this, im a first time homeboys as well, getting taken advantage of. Edit 4-28-26: The didnt reach out to me for a momfh, to do their duties after I requested termination, I sent another email to terminate the contract, bc especially now more than ever they've been more than unhelpful. Of course as soon as I send that email, theyre back to sending me listings, 99% of which are well over the price range they know and knew about the whole time. Jason especially has been overly rude this whole time, and even tried defending his previous comments towards me saying I couldn't afford anything anyway when he asked me what my budget was.
