so in May of 2025 my house sustained damages from a fire, and it was a full gut and part of it was a rebuild. (There was not a day I was not at the property). the Restoration was but on January 12 myself and several subcontractors and my primary contractors from the company we hired to do the restoration we're at my property doing some of the last of the major things before we could officially stay there again. This guy shows up to the property and start to take picture. I assumed he was with my insurance or mortgage company, as they had mentioned prior that they were going to have somebody come out and take pictures of the progress of the repairs. I had to run a couple of errands and when I came back, I met with my lead contractor to go over some last-minute things and we turn around and there is a note attached to my window. You can see the picture below stating that our property was being deemed vacant or abandoned.. I immediately called my mortgage company. They were not sent out by them for whatever reason my house was not in foreclosure. I then immediately called the number on the paper and sat on hold for about an hour and finally left a message to inform them that they were not at the right property that my property was definitely not vacant or abandoned, considering there was a whole bunch of people on it. I gave the message to my husband who also called and tried to speak to somebody neither one of our calls were returned. A few thinking that we were in the clear nothing more was said we get a letter from our mortgage company stating that it reported to them that our property had been deemed to be vacant or abandoned now they are getting the checks from my insurance company for the for the house to be distributed to the contractors so again we call our mortgage company and inform them that they need to fix this and they call the people to give them information as these people are still driving past my house, trying to take pictures. At this time, I decide to call my local police department and have them come out and formally write up a statement that yes I am living in my home. It's not vacant. It's not abandoned. I bought no trespassing signs on February 23 they had once drove past my house and started yelling obscenities at a roommate sitting on the front porch and then this evening on February 24, I get back from going to the gas station and they are parked in the to the school across the street and they are just sitting there until a passes them and then they choose to leave. At this point, this is harassment. If you were having to deal with these people due to a foreclosure or not a foreclosure, beware. read more

Bunch of thugs. When CITI foreclosed on my home in violation of a Federal Order , CITI hired these thugs for property preservation. I requested they meet me to hand over the keys and garage door code. I also requested they email me an email and passcode to change over the heating control app. All was refused. Instead they came over, kicked in the garage door, then kicked in the kitchen door and left the home open to animals and vermin for the winter . not sure about the heat but I think it was off. Then put the sticker 5 Bros on the door with their number. I have photos to load if asked. SO they seriously damaged the property .. $50K or more. I go up against CITI on appeal soon to NY Court and this is evidence of thuggery and racketeering. Don't ever ever use these people for 'property preservation'.. unless you want your home destroyed. read more

Would give zero stars if I could! This company broke into in-laws house while they were dealing with an illness/prepping house for sale. Allegedly sent by the reverse mortgage company, but that firm can't provide or name the dates that the in-laws were notified to expect a visit? Shady as the day is long. Anyway - broke into the house by busting a back door lock (surprise, surprise, not visible from the steet!) and padlocked a 2nd rear garage man door. Padlocked the actual garage door to prevent openers from working. Ignored the realtor's sign in the garage that was about to be put in the front yard and then stole $200+ worth of tools being used to take care of the final listing punch list items. I'm sure you'll be surprised to hear that they contacted no one before, during, or after this polite little visit! Dumped marine antifreeze into the toilet, kitchen sinks, and bathroom sinks - city was really thrilled to find out that they're getting a dose of that in the water supply - and then were kind enough to leave the busted lock, the empty Marine RV bottle and all their empty beverage cups in a cleaned house. Police less than thrilled also, but are more than ready to speak to the individuals involved should they decide to emerge in all of this. Since the company is Michigan based, the state attorney general's office pretty interested in the initial complaint also. So, we'll see where this goes, but this company is beyond shady. I am a realtor representing a seller of a property that was in foreclosure. We had the house under contract, and the seller moved out. KeyBank ordered Five Brothers to "winterize" the house despite their knowledge that the house was under contract. When Five Brothers came in, they disconnected and TOOK AWAY the water meter. After four weeks of daily calls to Five Brothers, I was able to set a time for their contractor to come out and meet the water department to turn the water back on so the buyer's bank could complete it's inspection. When the contractor met the water department, he pretended not to know why the water meter was missing - even though he was the same contractor (per the inspection log - that did the winterization! When I contacted Five Brothers to demand return of the water meter, I was told "we asked the contractor and he says it was gone before he got there" - and yet - the basement was not flooded, water was on at the road and thus would have been pouring into the basement if the meter was gone before the winterization took place. My client had to pay for a new meter to set up the inspection. Looking at all the negative reviews, I guess my client got off easy - at least they left the rest of the plumbing! read more

Now, the bill to fix it is already over $5,000.00 and I just learned that I have to remediate asbestos as well. They claimed this was all done at the direction of the lender because the owner had passed away. Thieves! Upon completion from a reverse mortgage, this company was hired to winterize the home. They stole copper piping, garbage diposal, sink, etc. We called to report it and they wouldn't even speak to us, claiming it had to go through the mortgage company who hired them. Just to be clear, Heather, I understand the concept of winterizing a home. The reason for the quotation marks is due to the fact that it wasn't done properly. There is not a sump pump that would require power - this was just clearly a mistake that Five Brothers still cannot take responsibility for- which is evident by your post and subsequent email. In addition, not returning phone calls is poor customer service, and having someone from the company condescendingly respond to my Yelp post is cowardly and unprofessional. read more

This company was responsible for a home in our neighborhood due to foreclosure, and they did a horrible job "winterizing" it. The smoke alarms were constantly going off, torturing the entire neighborhood all night and all day. When we called them, we would just get voicemail. When we finally got hold of someone, we were told they couldn't come out without a work order, and they had no way of contacting the company to get one on the weekend. It happened again weeks later, the same smoke alarms went off. Finally talked to someone at their office during the week, and they said they would send someone out to fix it. That weekend, same problem. Smoke alarms going off ALL WEEKEND LONG. Every 3 minutes. The local contractor gave me the same line: "I can't go in without a work order". The company had never called him to go fix it. WORST. MANAGEMENT. EVER. read more

Five Brothers was involved in the process of my home purchase. They were responsible for handling the utilities being activated as required by my lender. My first bad experience was that Five Brothers sent a contractor to make a repair to the plumbing in the home that was required to turn on the water. When I did my walk through of the home to inspect the repairs prior to closing, the trap below the bathroom sink was laying in the cabinet and not installed. I requested that the contractor finish the work he was already paid to do. I was told any further repairs needed to be done would have to be done by me......They paid the contractor, who didn't finish the job, and demanded that I finish the repair in a home I don't own yet. Prior to closing, I checked with the city building to find out that Five Brothers ordered the electrical inspection to be done on the property. I made the mistake in putting faith that the electrical inspection passed. After closing on the home the electrical service couldn't be put into my name due to the electrical inspection failing. Neither me or my realtor was notified of the failed inspection. The electrical repairs were taken care of at my own expense and by the time I got an approved inspection, the electrical service was disconnected on a Friday, Leaving me without electric or heat until the next business day. The communication was terrible, the forwarded emails I received was basic, to the point, and rude. They don't operate on a professional level. I would not recommend buying a home where Five Brothers is involved in the process. The personal frustration at the difficulty they put on me as a buyer, the cost of repairs and missed time from work to handle this situation was not necessary. My infant daughter and I happened to drive by as these workers from five brothers were robbing our home of the dehumidifier we had to purchase to satisfy a loan requirement. They returned with keys made illegally and robbed us after they were caught and made to put it back. Flat out robbers. Filthy and disgusting. The house is not vacant. This company turned the lights and water off some how. They just signed paperwork for a loan modification and it was approved on May 24. The have busted a door frame, left holes in doors, trash on the floors, broken screens. They were hired by my mortgage company, US BANK, another shady and horrible company to have to deal with. My home was for sale, with a lock box and an offer on the home when this happened. Prevented me from accessing my home to retrieve my belongings, before the foreclosure process was finalized. I had received access to the locks that had been changed, a representative met me at the house and documented that he had given me the key. When I drove out days later, two workers were inside the house and physically prevented me from entering and from retrieving anything from inside. They threatened me and my family, going so far as to curse loudly at me. Completely unprofessional and unacceptable for employees of any company to behave this way in any situation, I would expect to be fired if I behaved this way while on the job representing the company I work for. read more

You all should do some homework on what happens when you become 45 days behind on your mortgage loan. The bank sends tons of notices letting thr homeowners know what is happening and what the next steps are in the process of foreclosure. Yes you will lose all the items left behind past your eviction date, nope nobody cares why or how you lost your home no one cares about your mothers items from blah blah country. This company is so bad at what they do it blows my mind. Terrible. Terrible. Terrible. Terrible. We recently moved out of our townhome and were in the process of getting it cleaned and carpets changed to put it on the market. Our mortgage company apparently hired Five Brothers to secure our home as it was "vacant". This means they came to our home changed the locks, "winterized" the home (turning off our power), and DID NOT LEAVE US ANY WAY TO ACCESS THE HOUSE. In winter. They were supposed to leave a lock box on the door, but "didn't have one in stock" so they just changed the locks without leaving a key. Let me be clear, we were up to date on payments with our mortgage, we have never been late with a payment, and our homeowner's insurance is current. When we called to inform them of their mistake they would do nothing and told us they were legally restricted from giving us any information. Their service reps were rude, and clearly did not even listen to us. It took days to get the issue resolved, in which we missed multiple appointments with our realtor and contractors. They did not apologize for messing up or honestly seem to give a crap about the inconvenience and personal property damage they caused (they drilled into our door so now our original door hardware would will not fit). Negative stars. If you have the option, do yourself a favor and avoid any interaction with fivebrothers. Your sanity will thank you. read more

Five Brothers Mortgage Company harasses legitimate homeowners. An 85 year old Korean War Veteran is constantly harassed by this company. They cross a "No Tresspass" sign. They opened a door and took pictures of his caregiver in her night gown at 8:45 AM, when she was up all night with the Veteran. They went to sleep at 6:45 AM after a tough night of medical issues. The caregiver thought it was the morning nurse when Five Brothers Mortgage Company opened the door to tresspass in the home. They drove through his yard in a truck with a trailer and damaged the yard, when they could have easily used the street. Granted he had previous caregivers take out a Reverse Mortgage in his name. HOWEVER, he is in COMPLETE COMPLIANCE regarding the loan and should NOT be subjected to harassment by Five Brothers Mortgage Company. Their name should be Five Loan Sharks. This a despicable company. They are charging him a monthly "inspection" fee for their harassment. They have been told numerous times to leave him alone. They are harassing the elderly man with intimidation and scare tactics. He is bedbound and can not defend himself. Are they are trying to gain access to him for harm, so they can gain control over his estate? He has been forced to hire an attorney to defend himself. They are trying their best to gain control over his home. He does not have those type funds readily available. He had to borrow the money to pay for the lawyer. So let's see, breaking and entering, trespassing, theft...yeah they are great at their management job. They failed to check the records and see that the property was no longer owned by the mortgage company that had requested such services. Going on six weeks now just to have these people send someone out, to my newly purchased home, to turn the water back on. My offer was accepted on a great foreclosure property six weeks ago, and all we needed to have five brothers send anyone to the house to turn the water back on. That's the only thing they have had to do in order for me to get the appraisal done and finish this deal. Just got a call from my realtor saying that the individual in charge of contracting this service out is at a conference in Michigan this week and will not be conducting any business in MN. After they put a bright green sticker with VACANT on the front door, we contacted them to let them know the house was not vacant. About two weeks later, another employee reported back to his office that mail was piled up at my mother's home. Her mail was being forwarded to me for nearly 2 months. He out and out lied. To whom it may concern: Five Brothers closed up a townhome in MN the past month leaving a young girl without a roof over her head. Her father passed away and she was still living there with all furniture and personal items. Until one day, Five Brothers locked the home so she was unable to get in. The place was not abandoned what so ever! It took a month for Five Brothers to come unlock the townhome so she may reside in it. The day she was let back in she noticed several items and personal belongings gone! The only people that had access to this townhome was Five Brothers. Very sad that they took from this young girl after losing her dad. There is a police report along with the Better Business Bureau involved. This company requested us to perform work (inspect & repair leaking boiler pressure lines and more) on a bank owned property. We completed the work, sent the bill on 2/22/16. To this day and after numerous attempts to get paid, the representative refused payment on the grounds of us unable to produce the original work order. We were unable to locate the work order due to our e-mail being hacked into. We requested them to locate it and provided them with the work order number. They did not and it was their opportunity to use this excuse to not pay. Research this company on RipoffReport.com and there are other numerous complaints. read more

I agree with the previous review that giving even one star is too much. I live in a duplex. My neighbor was foreclosed on and 5 Brothers was hired to "secure" the building. They provided no heat so a pipe burst and I had to call fire dept. to turn off water. Subsequently my basement was also flooded and cost $2000. to clean. They never offered to pay me. They never plowed the driveway so I had to pay for everything. One of their men broke down a door and sheetrock wall separating our units. Made several phone calls to 5 Brothers all of which were not returned until I made a police report about the break in. Many phone call later over several months, all ignored, I reported them to the local Zoning Commission about code violation since there should be a firewall between our units which they refused to comply with because they said there was none there before. They will not be able to market this unit until they comply with zoning regulations. Lastly, there was a small, brown water mark on the ceiling over a bay window. Instead of sealing the roof they took out a hammer and made a 3 ft. wide hole in the ceiling looking for the leak. This is a very disreputable company that appears only interested in milking the bank holder for repairs that they have created. This unit has been empty for over a year with no actual attempt to make it saleable, just the contrary. Why would they, this is a perfect cash cow for 5 Brothers. If you have the misfortune to come across this company, RUN !!!!!! read more

I would love to know who this company is paying to stay in business. There was a fire in my house on March 3rd, 2018. Going back in forth with the insurance company and the park that my house is in. I went back to my house today(12/29) to check on it on found that Five Brothers BROKE into my house to "Winterize" on November 11th. I know this because they left their cards all over my house with the date. During the "Winterization" they ran sacked the items in my home! Opened all of my cabinets, vanities, dressers, etc(any where that there items of value). They Stole my HP Beats Audio Lap Top, an original Atari 2600 with 20 games controllers, plus other items! They took off my door locks and never secured it. They never got my permission to be in my home and took upon themselves to enter my house anyway. That is called Trespassing, Breaking and Entering, Stealing, etc! Anyone else would be facing criminal charges, fines, prison time, etc. But here these criminal's are still getting paid to work and to rob the clients they are suppose to help! They tried to tell our mortgage company that our home was filled with mold and had water damage from a leaking roof. We had to hire an independent home inspector to go in and take pictures to prove there was NO such damage to the home so we could proceed with getting the mortgage out of our name. During that inspection we noticed the sign in sheet for 5 Brothers had not been touched in over 4 months even though they were supposedly doing monthly inspections. How could they know about his supposed water leak if they had not been in the home for over 4 months?? They were unable to prove any of their claims and we thankfully are finished with this home management nightmare. read more

They came in to "winterize" my home because I had move out to renovate it. I showed up one day to work on the home and was locked out! Then I called to find out what was going on and was giving a rude excuse about the property being vacant so they had to lock it up to keep vandals out... because their lovks were better than mine I guess. It took almost a month to get them to let me back in to the house I own amd still pay for. They faiked to tell me that even after they gave me the keys back that they were keeping a key and would go into my property anytine they felt like it. I had things come up "missing". Once i even found someone in the house and told them to leave to which the responded very rudely I might add that "we will be back. We have orders". All of their "subcontractors" that i have had contact with are very rude, with the exception of one. read more

My daughter just purchased a house that this company was involve in preparing it for sale, some of the work that was done on a scale of 1 to 10 it would be a minus 6. the plumbing in several places was left undone or not tightened up, the electrical work was left in a dangerous condition and needed a lot of work, the outlets in the living room still do not work and it may be necessary to remove insulation and cut into the walls to run new wiring. If you had a house that you would need demolished you probably wouldn't want these guys to be a part of it, they would still mess it up. Stay away from them...period. read more

Not all property preservation contractors are like that. We been in the business 25 years working on foreclosed homes. first thing we do is once we are in the property we make sure that there is no one living in the property an then look for any broken pipes or gas leaks. Then we take photos of everything in side of property. to cover our back. then we make sure the power water an gas is off. then we tag it showing that it is off. then we winterize the property an secure to the best we can. all the keys are the same to each property. anyone that is in the preservation business that has HUD keys can enter the property. that is where most of the theft happens. not always the company that has there name on window or door. read more

Just to advise- Five Brothers does not require the use of licensed plumbers to winterize a property- they rely on (mostly) unlicensed "handyman"-- the credentials are (1) fill an application (2) take a brief preservation knowledge quickly and (3) get the work done as quickly as possible (usually 1-2 days from the time they send the order out) or risk getting charged back for not completing the work- they could send you 15 winterization orders and give you 2 days to turn them around- properly you can perform 3-4 " arent winterizations in a 12 hour day - do the math- 9 out of 10 times the "contractors" dont test the lines or clear them or fully drain the tanks- leading to major problems- there isnt enough time to do it all and meet the demands - more than 1/2 of them just follow the guidebook with no rhyme or reason and RUSH through them in less than an hour - I know a dozen or so "contractors" (unlicensed) who have or do perform work for them and this is the course of the day - as far as returning phone calls - GOOD LUCK- they make an error they pass the buck to the contractor- EVEN if it wasnt the contractors error - they will NEVER take responsibility - ITS about their bottom line (the whole preservation industry in general is) NOT about protecting the property - Very few companies that perform preservation work are licensed in their state and most companies wind up going belly up because of the unfair pricing in the industry and unreasonable deadines (for example, a plumber would charge on average $150 for a winterization and schedule it on his schedule- Five Brothers pays $80 for a dry winterization- AND puts the "contractors" on an unreasonable time schedule- not allowing for weekends or days off - the due date is the due date OR you get to pay them a fee for not being able to get to the property in time and they send it to another contractor- essentially increasing their profits- THAT IS THE ONLY THING THAT MATTERS- so forget the phone calls or rectifying the matter- call the State you are located in and ask them how to proceed- Hot water heater, burst piping , damaged fixtures are all by-products of the quick and unlicnesed work and tight deadlines and homeowners suffer dearly--I can tell you from PERSONAL experience they do not ask for copies of licenses and IGNORE any hint of a contractor telling them that a licensed plumber is needed to perform winterizations - they "scoff" at the idea of having to hire a licnesed plumber because they can't charge back or put the plumber on their timeline- or take their "discount" for the services- I believe standard pricing on HUD is $150 for a winterization- Five Brothers allows for $100 and takes 20% leaving them with $70 of the allowable- its a shame because the houses, llike most, are inproperly cared for As far as the stickers- that is industry standard - goo b gone or some similiar product usually clears them (wall paper remover as well could help with this) read more

This company has taken over a property where the owners walked away. Not old is the property not being taken care of, it is falling apart. It is only 1/3 of an acre and it took the almost 10 days for 2 different men to cut the grass. They have been fined and still do nothing. read more

This is in response to Ben T. First Five Brothers is NOT involved in the sale of your home. Also, all work that is performed must be ordered by the Mortgage Company before Five Brothers can send a contractor to a property. Without a work order it would be considered trespassing. For the lady that stated that the grass cut it to be cut every week, WRONG, the Mortgage Company only wants the grass cut biweekly (that is every two weeks) and debris cannot be removed until the debris removal has been approved. If the contractor removes it before the approval he/she will not be paid. This goes for any work. The contractors are not in it to work for free. read more

This company is "preserving " a home in our neighborhood. there is trash in the yard that has been there since fall. They are supposed to mow and trim the yard each week. So far they have mowed the lawn 4 times and have never trimmed. The trees and shrubs are disgusting and less that preserved. I have called to express concern and each time have had to leave a message. Numerous neighbors have called to express concern with no response The township has a process they must follow, when they send a letter of warning a person is sent to do the mowing but then nothing until the next contact. If I could score less than 1 star I would. We live in a nice neighborhood. The house has been empty for over a year and only semi-occupied for 6 months prior to that. How does one get help[ with this? We know someone who might be interested in buying this home but to whom do they speak? This company should be ashamed! read more
