Sorry to see so many poor reviews which is opposite of,our experience. We closed on our new home in June 2014 and moved in permanently in June 2015. Other than peaky minor issues and on major one all was well. Our biggest complaint was the living room wood floor was "peaking" in at least a dozen places. I contacted them, a rep came out and said it was normal and would level off. Fast forward to nearly a year and flagships owner, the flooring sub came and looked, ordered and independent inspection which said basically nothing was wrong. Between the owner and sub we were given 3 options and we chose to have a new floor laid on top the old. It was done even better than the first...a pad between them and a higher quality. It is now March 2025 and we are extremely pleased with our home. read more

So 12 years ago I bought a house in Mallard landing village in surfside beach s c. Its time to replace HVAC system and the installers notice the outside unit is from 2005 when home was built.But the Air handler is from 1998!. Again...house was built in 2005.Over the years I have had many many visits from A/C repair people because air handler kept freezing up. Maybe matching parts should have been used to start ? Just a thought. Anyway, I would Be Very Careful when buying or building a home with Flagship . Hopefully they use a different A/C contractor. read more

Flagship Builders Built my home in 2013, I was pleased like anyone would.... to be able to move into a new home but not less than a year... My toilets were rocking due to concrete not being level, my Hot Tub Motor Burned because there were no GFI installed on a 220 line, my sink shifted because it was never secured down, and most recently my duct work above my washer and dryer came crashing through my finished ceiling( Thank God Know One Was Standing Under it!) and i had it taken care of professionally every year like a home owner should and I keep up on everything... The owners manual was left in the catch tray !!The builder did not offer to help and told me to send it to my homeowners Insurance.... to say the least it was a total disaster with fixing it myself,cleanup, and loss time from work ...So if your thinking of having them build YOU Your New Home YOU may want to Think Again! read more

A warranty is only as good as the people that stand behind it. Flagship does not. We closed on our house on April 1,2021,Sept. 23,2021 I took the 6 month warranty paper work my self to there office and drop it off. It is now Jan.23,2022. They still have not come to do any of the repair. When we call the office they tell us they are back logged on repairs. We have bought other new homes in our life time and they always took care of the 6 month warranty work on time. Other builders gave us a list of contractors that did the work so we could contact them, not Flagship. read more

They build houses and prices are cheap but you get what you pay for. My home had nail outs because they don't use screws and only warranty it for a year. The house was not leveled with the foundation, so i had to go around caulking it myself, but the lawn was the worst issue. They use sod full of weeds and do not level the property. When i claimed the repair, they added a drain. This does not repair uneven lawn. Unluckily I recommended a friend and his whole lawn died and so did his neighbors. I would not recommend, unless the contract is reviewed by a lawyer you obtained on your own and New house is inspected by independent inspector, before final payment. read more

Well me and my wife decided to buy a house. We were approached by a flagship sales person and bought the house to be built. The least to say our experience as first time home owners. Was terrible. Kim was our superintendent. I always was asking questions as they were building the house as it was our First time. We asked Kim why there was 2x4 that were cut to short in the house. Her answer to us as the home owners. Was. " let me do my job and don't worry about it". At that point I was very ill my wife calmed me down. After the house was built. They went to lay the sod. Instead of starting in the front of the house and working to the back. They did it the opposite way. We were only allowed 30 pallets of sod. So when they got to the front of the house they ran out and wanted me to buy more sod to complete the yard. I informed them I would not. And they need to fix it. So they made a L shape in the back yard and removed the sod and placed it in front. Terrible. I was informed that was the only way the could do it. But every other house in neighbor. Is different. Once it was time for a walk through of my home. We arrived. And it lasted no more then 5 mins. Unreal. As we are first time home owners. They had a crack that ran a tossed the driveway. It took me almost three months to get it fixed. After fighting with flagship. But when they fixed it it looks like shit. One part of the driveway is white. The other is dark gray. And they refuse to make it right. Now I have walls that are uneven and I call to get fix and they say there is nothin they can do. That's unreal. I have parts in my home that are missing that were never installed. When asked about then. They so oh we must of forgot. How do you forget. I have a electric problem in the house. The door bell was controlled by a light switch and the another light switch turned off the house. They found a bare wire in the wall. That could of sparked and caught a fire. And I have a 8 year old in the house. Till this day 5 months later I am still fighting with them to get stuff fixed. Hal one of the owners won't return phone calls and won't even show up at the house. This company is the worst company ever. I thought about contacting the sun news. If I would hear anyone building a house in sc I would I form them to STAY AWAY FROM FLAGSHIP CONSTRUCTION worst company ever. This process as a new home owner has been a headache. Construction of my home is generally well-done, professional, and clean. However, we are having an issue with the company giving us the run-around over completing the sodding in the back yard. They tell is it is "common property" and the HOA assures us it is part of our yard. They have left a long strip of un-sodded lawn behind several of the homes in my street and have repeatedly said it is not their job to complete, although they have completed all the others. read more

We closed on a new house in Longs S.C. in April 2021 built by Flagship Construction. The transom window in the front of the house in the dining room was broken when installed around 10/2020. Repeated calls have yet to get the window replaced. Now no one returns my calls. In reference to the lawn complaints by others, the same has happened to us. The ground was never leveled and the sod was just thrown down, the edges never touched each other. The ground is all bumps and holes. The common property down to the pond is "sodded" for the other neighbors but not mine nor the neighbor next door. Time for a lawyer! read more

We bought in Surfside Beach. You are able to modify the floor plan prior to construction at no charge which was really cool. Construction was fast and on time. Just like any new construction there were a few items that needed to be taken care of however Any issues we have had have been fixed quickly. Had a cracked window didnt even know it and they showed up one day with a new window. Love our house and would buy another. read more

I closed on my house with flagship 4 weeks ago today and still have not got to use my master shower. I was promised on closing day it would be fixed. And still have not heard a word from anyone. The shower has two large cracks in the seats and huge gouge marks on the wall were they used a Razer blade to clean drywall mud off of it. Just keep in mind if I didn't catch these the week before closing they were just going to paint over it. But I did see it and asked for a warranty on the work. So then the flagship project manager said they were not responsible that the tub manufacturer should have to fix it and still now 4 weeks later haven't even received a call from anyone. I feel that at the end of the day I bought a house from flagship and they should make sure I get a shower. read more

Things went well at the beginning. But, come walk thru and closing time...what a nightmare. Our walk thru we produced a list of punch list items. Small cosmetic changes, no issue. But major issues after 2 months we are still waiting. 1) Took 2 months to receive a new bedroom window that was cracked during construction. Not sure why so long. Then it was installed and our supervisor said he would come back to check the sealing and clean off the stickers. Still haven't seen him. 2) One sliding glass door was damaged during construction. Again a 2 month wait for it. Well, we got the door and it now sits in our garage waiting for someone to install. We keep getting told "next" week. Not holding my breath. 3) We don't live on a pond. Yet we got one in our back yard. Mosquittoes everywhere. We have been told it is the hands of the Engineers that designed the lots. So, in the meantime we sit and look at filthy water with bugs. Can't let my granddaughter out in the back yard at all. They had a crew come and throw sand on it...like that would solve the issue. 4) Not one individual showed up at our closing with the lawyer. Only ones at the closing were us, our lawyer and our real estate agent. So, no instructions were ever given to us about contacting the water authority and having the water turned into our name. My husband and I figured this being a new construction that they must automatically give notice after closing. Well, today, we sit with no water because they came by and shut it off. So, I had to call around to find out what the issue was...come to find out...we were suppose to be given this information at closing. Hard to do when the seller doesn't take time to show up. Now the poor water authority people are trying their best to get someone here so we can get the water back on pronto. 5) Working on my second punch list items....crumbling cement...kitchen drawers that won't align properly, etc. Just one issue after another. One expects some issues....but one also expects results. Horrible communication, and tired of "no shows". Interesting that when I found an issue with flooring, and called the floor people directly they came out right away. So, looks like you have to do everything yourself. This company figures once they sold the house, that is it...they wash their hands of any problems. They do the cheapest work and hire the cheapest contractors. My house was built a year ago and I already had to replace my AC system because they installed it incorrectly. My bills were well over $300 monthly and I kept my thermostat at 74. No reason for that. The walls in the house are crooked and uneven. When I brought up the issues with the house they said they won't fix it and encouraged me to sue them instead because they refuse to own up to their mistakes. read more

We bought in stonegate in murrells inlet and the landscaping is among the worst I have seen in a long time.weeds are all over the place,bushes are dead and the builder and hoa company do nothing to fix the problems.They take your money and run.My advice is to look elsewhere where they actually care about the look of the community. read more

We purchased a home built by Flagship Construction located in Myrtle Beach, S.C. and there have been several issues that have not been addressed. Primarily, our sod was put down in October and it never took. It actually froze during the winter months and it never grew. In addition, there have been tremendous puddling and mudding issues in the front and backyard, as well as on the sides of the house. This is due mostly because the landscaping was not grated correctly and the drainage was done incorrectly. Some months after the construction, we chose to increase the size of our patio. (We decided to add more cement so as not to see all of the dead grass and weeds.) We hired outside workers to complete the job because we've been so dissatisfied with Flagship. During this process, as the contractors dug to level the floor to put in the concrete, they were unable to continue because they found a large wooden palette in the ground. This palette caused massive puddling about two feet deep! This palette was left in the backyard and covered up by Flagship workers when they initially sodded the backyard. (Shoddy workmanship!) Our dissatisfaction with Flagship started when it was time for our 6 month walk through. We tried so many times to contact Alan, the Superintendent, in order to schedule the walkthrough and fix certain things. However, he hardly ever returned phone calls. It seems as though once the house was built, he washed his hands of it and has never helped us since (poor customer service!) We ended up calling the co-owner, Hal, to discuss the sod issue. Initially the co-owner blamed us for ruining the sod and then decided to send away for soil tests. It took over a month for them to receive their test results, which they never shared with us. We decided to send away for soil tests and the results came back in exactly two weeks, and stated that the soil was not tampered with. The co-owner then decided that he wanted to send away for more soil tests, which we never received then called us and said that the yard was damaged (blaming my neighbor) and that he was not fixing it. On July 2, 2015, we drove back to our driveway to find three men on our lawn. One from their soil testing facility (Clemson) and two landscapers from Flagship poking around on our property. (Ummm... wouldn't you call us to say that you are sending people over to look at the lawn?! ) The soil tester plainly stated that the issues we are having are due to 1) the timing of when Flagship layed down the sod. He said it was because of mother nature and the sod freezing and then dying before having a chance to root and grow. 2) Drainage issues and that if not fixed that we will continue to have lawn issues. And 3) that the lawn was not grated correctly and that Flagship put down practically no topsoil. We were relieved to hear the tester say the reasons for these issues (which we were saying all along!); however, we have yet to hear from Flagship on how they will resolve these issues for us. So... we've had a really rough time with Flagship to say the least. It's been frustrating trying to build our home and having to see dead grass and puddles surrounding our property. We would like to get this resolved as quickly as possible, but Flagship has been uncooperative, abrasive, offensive, accusatory, and unwilling to help us. read more
