Where do I start? I've lived here for 3 years and every time the snow melt or it rains my yard is flooded for days. Water so bad that it's riding my shed my deck and it's making my house on level. The water is also causing my Starting to rust. The drinking water here is absolutely disgusting comes out bright orange and sometimes even black. All the trees have emerald ash borer and they say that you're on the list in quotation marks to have your tree cut down it's a danger to people. The playground is in terrible disrepair they added some equipment and even that is already broken. The management is a lady sitting in a office some where in Illinois sheri Saxton and she is very incapable of doing her job correctly maybe she should come out to the property once in awhile. I have broken concrete from the flooding and I believe a sink hole may open and swallow my trailer. According to MN law the property owners are responsible for proper drainage of the lot! I have tried to midagate the problem with my own money I have bought and spread out 10 yards of dirt and it keeps washing away! The street lights that they put in last year still don't all work and it is very dark at night. Potentially a safety hazard. The lot rent keeps going up every year and the amenities have gone down now we have to pay for our garbage and to have the lawn sprayed for weeds. Even though we rent the lot! I don't have a lot of time to deal with this but I have been contacting everyone I can think of. If anyone has any ideas on how I can solve this problem I would appreciate it thanks read more

Don't move here this not a community basically HOA they watch everything you do . Can't even change oil spark plugs or have car on jacks . They take from the poor and the poor likes to fix there own things this ain't the Hilton . read more

For a trailer park, it's nice. However, the owners will let a few people get away with practical murder. I've lived here since 1994, took a couple year break in 2006 and came back in 2009. You're not allowed to have your yard look trashy. We had a couch on our deck we were gonna toss eventually, but after two weeks, we got a letter on our door. However, our neighbor doesn't throw out his mattress from his driveway (been there for months) and a huge bucket truck that he speeds around in at 5 in the morning. But Sam (the landowner) or Jess (his son) won't make him move it because it's for work and the owner of the truck rarely goes to work and is apparently far behind on his rent. There is an underage curfew because (kids being kids) someone went around, slashing inflatable pools after dark. The crime rate has gone up slightly, but still very minor. It's not like people are breaking into cars. Just keep the car locked and you'll be fine. There's a lot of people in a community. There will be SOME crime. But it's never major. Petty theft once a year is about it. People will complain about the crabby landowner, Sam, but as long as you're respectful, kind and keep your yard looking nice, you've got nothing to worry about. Cheapest garage is 85 a month (can fit a SUV and some small furniture) but it's not water proof. They love water, so don't put cardboard boxes on the floor of them. I've never tried the gated garages. There's a decent laundromat within the park. The playground was recently updated to plastic equipment (used to be wood, metal and tractor tires). Lot rent is pretty low in comparison to other places. Most of the trailers are single and at least from the 90's. Very few are older. A common problem (and very annoying) is the flooding. This used to be somewhat swampy, so depending on where you live, your yard and driveway will flood after just a small shower. Another problem is the plowing. The winter months with snow are terrible because the plow job is half-assed almost all the time. You can pretty much do whatever you want to your own trailer. Siding, curtains, paint, carpet, whatever. Rent includes sewage, garbage (unless it's like our couch. If it doesn't fit in the can, you pay extra and have to call ahead) and water. Late rent is a dollar a day after the first week. Washer and dryer are usually in the trailer. We didn't, so the owner got some second hand ones for free for us. You are responsible for anything that breaks. You also gave to pay property taxes for a lot you rent. The yards are about average size. If you refuse to more your lawn after a couple warnings, Jess, the landowner's son, will more out and you will have to pay a fee. Cats have a 4 dollar fee each and foods aren't allowed (except for that medical clause. Many have taken advantage of this...) But all in all, it's pretty nice in the end. read more

Just wrapping up my first year here at Flamingo. They have definitely improved things over the last year. The parking restrictions other reviewers have complained about have changed, we can park in the street when necessary. I have found the managers to be friendly and helpful. There have been a number of upgrades to the park as well. Best neighborhood I've lived in since the suburban home I grew up in. Is it perfect? No, nothing really is, but I can tell they are trying and I have seen results. Best I can ask for. read more
