IF YOU HAVE AN A/C, THEY WILL CHARGE YOU $350 a year for it being installed, even for 2 months. If I could, I would give 0 stars as the policies and the upper management staff are rude, disrespectful, money hungry and lack moral compassion for others. Since day one moving into the unit with a voucher was a headache. The agents gave me a run around for 6 months as I viewed model unit in Jan/Feb, but moved into the unit in July. To add I signed a lease back in March for an April start date and was unable to move in on time due to management filling out paperwork incorrect and blaming the future tenant for there mistake. One of those months the real estate agent, Natalie, was not even in the office able to assist. Clipper Equity, LLC was no different from Flatbush Gardens Management as it is prevalent that the type of people they hire are from WITHIN THEIR OWN COMMUNITY! Just google Clipper Equity and check out the photos. On multiple phone calls Clipper Equity made it clear that those who receive financial assistance are treated as second class citizens compared to the people who are foolish to believe that this apartment building is a good deal. Foster Avenue is a hot block and very loud even at night. One occasion, I witnessed a fire outside of my building after a car was ignited in the night, right in front of the children's park across the street. More recently, other crimes have occurred. Many people will show you their "spacious" apartment. Many apartments in Brooklyn are spacious right up the block and they are not apart of Flatbush Garden's aka Vanderveer Estates- Vanderveer Houses. Vanderveer Projects was the name for these buildings. There is this front desk girl who cannot get fired due to her personal relationships with management. I saw her get several maintenance personals fired due to her mistakes. She had a nasty attitude; however, I would note that she has worked on it. Her presence makes it apparent that it's not what you know but WHO YOU KNOW! She is usually in the front glammed up, hopefully not making anymore mistakes with answering phone calls and mixing up work orders. When I moved into the apartment there were holes all over the apartment. I seen where critter would try to enter in from, radiator, sinks, kitchen under the cabinets,( check your kitchen cabinets- there is usually a space where the critters live unbothered.) INSPECT YOUR HOME BEFORE MOVE IN- They will deter voucher recipients from checking out their unit. It is your right to see the unit before hand. Lastly, the area in general has a big drug problem in the FG community. Don't call security with their mini cars - they are unable to assist most times. Trust your instinct, crystal meth is a big issue in the community along with other substances. PROS: Even though overpriced, it is a stable bill for rent/light/gas (if 2K is cool) I LOVED MY NEIGHBORS IN THE BUILDING. They were older adults who cared about the community's well-being. (They always checked in) Plenty of fish in the sea. (IYKYK) Around the corner from farmers market/ meat market/ fish market and walking distance from target. (if you can cook your in a good place.) Project heat... non stop heat in winter. It just takes the temperature to drop real low before they decide to turn it on. Final Words: DO NOT MOVE HERE IF YOU CAN AVOID IT. For those on CA/PA/SNAP/Sect-8 be ready for a headache with this management company. Once moved in, things sail a little better. Use FG as a stepping stone for your next goal. The management here stinks! They are soo horrible and are always claiming to get a job done but need to make several trips to do. The rent with utilities works for the budget BUT do not expect anything more than that. It's been three months and they still have not removed cabinets that were previously roach infested when I moved in. Addison (current as of Spring 2016) is the absolute worst and most unprofessional property manager I have ever dealt with. She doesn't return phone calls nor respond to emails. She and the office she runs are the embodiments of incompetence. My sons and I were without services: Heat, Hot Water, or Electric for a total of 52 days over a two year lease period. And the craziest thing about all of this is when one goes to Brooklyn Housing Court to fight Flatbush Gardens, they're in for a rude awakening! Flatbush Gardens is managed by Renaissance Reality, which is owned by David Bistricer (on The New York City Landlord Watch List) who owns the building Brooklyn City Housing Court sits in! No justice is served in a court proceeding against Flatbush Gardens. Its owner holds Brooklyn City Housing Court's choke collar. So yeah, don't sign a lease with these guys. Flatbush Gardens leases are preferential rent, which means the manager can & does raise the rents at Flatbush Gardens as they see fit, with upwards to 10% annual rent increases! Oh, isn't Bistricer from Belgium? So's King Leopold II/The Butcher of The Congo in the 1870's. The latter Belgian massacres 10 million Africans by cutting off their hands and genitals, flogging them to death, starving them into forced labour, holding children ransom and burning their villages. Affordable housing is something everyone desires in a city like New York. The hope for comfortable, clean, and safe living is desired by most. However, if you were expecting that from Flatbush Gardens...unfortunately you're looking at the wrong place. Its pretty apparent that there is a lack of consideration of the environment and living space not only by some of the tenants that live there but by the maintenance. And though I will give some of them credit for trying to do their jobs, for the most part its a mediocre one. Hallways are filthy and infested by roaches due to tenants throwing their garbage on the floors of the incinerator instead of throwing them in the trash bag which is even more ineffective as it constantly piles up. Tenants also have less than desired behaviors. To the point you can call it barbaric and the typical image of the societal idea as "ghetto". It should be by no means you have to question if your stepping in animal urine or human urine. Individuals hanging out on the steps doing all sorts of behavior that I won't mention and individuals that get easily offended when you call them out or even politely speak to them about their disgusting behaviors. As with typical NYCHA "projects", there are numerous issues in apartments. Roaches, mice, and the disgusting bed bugs infest these buildings and apartments and you'll probably end up spending more money on cans of Raid and other pesticides just to keep them away temporarily. Cracks in walls, leaks, mediocre infrastructure, stenches, and mold. Management is aware of these issues but choose to barely bat an eye to these issues. Regardless if its "affordable housing" or "the projects", humans should not be treated like this. Parents shouldn't have to be raising there children in unhygienic spaces that are detrimental to their health, have fear that their child or love one may not come back home safely, fear of having their homes robbed, or coming back to their home in flames due to poor infrastructure. I cannot recommend Flatbush Gardens whatsoever. If you plan on trying to find a home for yourself or your family, this is far from it. Look elsewhere. And if you plan on doing so,be sure to make sure your stay isn't longer than it needs to be. read more

I only gave this place 1 star because I wanted to write a review. I moved here within this past year and it's been a NIGHTMARE and that's putting it nicely. Let me start out by saying the apartments are in fact newly renovated and yes all your utilities are included. Now as far as the free laundromat and gym facilities? It's all a blatant lie! I have lived here almost a year and have yet to see 1 "security" personal. The playground they refer to is there but unless you want your child running amongst the rats and mice sized roaches I would pass. My first 30 days here were pretty good. I don't know what happen but on the 31st day it all went to hell. The leasing agent told me that the hallways were getting redone but the cleaners keep them clean until the repair starts. I spoke with a few neighbors and that's been the lie that has been told for years now. My building has NO incinerator!! They use a big garbage bag that everyone puts their garbage in and the next morning maintenance comes and empties it. ITS A BREEDING GROUND FOR RATS ROACHES AND MICE. They have a laundry room that's also connected to the mail room. I've never used the laundromat because it smells like mold and looks unsafe because of the lack of lighting and no sense of security. Anyone can walk in and be there at any given time because it's 24 hours. Some people have said homeless people come there in the winter! The mail room is a JOKE. You'll be getting mail from people who no longer live there which is normal but you have no way to even give the mail back so most people just throw the mail on the floor which just sits there. The infamous package room is an even bigger joke! They are only open on Wednesday 10-2pm and Saturdays 9-1pm. They only hold your package for a week and then send it back. So if your like myself and work both of these days your entirely screwed. UPS and FedEx do not come to your apartment. They ring your intercom and when you ask who is it no one answers. That's the extent of you getting your delivery. The front desk personnel have got to be the most unprofessional rudest people you will EVER meet. You go in there to ask questions or make request and your met with attitude and rudeness. IF your able to even speak to them because they love to be on personal phone calls or talking on their Bluetooth. For a 1 bedroom apartment they want you making close to 70,000 a year but have the quality lower than homeless shelters. Their are some people who like myself come and go to work and home & try to stay under the radar. But majority of the people here don't work, sit in front of the buildings on the steps and just smoke weed and talk loudly all NIGHT long , all the while playing music. Let's not forget standing in the hallways smoking weed and playing music off their phones all night. I haven't bought any furniture because I'm not staying here. Besides my bed set and TV that's the only thing I have here and I'm keeping it that way. It's no sense in buying a living room set because you won't be able to sit in your living room from weed smoke and rift raft in the hallways. If you plan to move here DONT. Leasing agents will show you the apartment during the day when nothing is really happening but tell them you would like to view it at 4:30pm. Or just ride thru during the evening and night hours and you'll see just what your getting. It's a HORRIBLE PLACE TO LIVE. I haven't even invited anyone other than my boyfriend here because it's such a sorry place to live and I'm mortified to show anyone that this is where I reside. My fiancé and I went to view "Flatbush Gardens", less than one year ago, when we were seeking an affordable apartment in Brooklyn. Now, I am not from Brooklyn, but I work with a lot of people that know Brooklyn like the back of their hands, and when I mentioned this place, they were like HELL NO!!!!! It was called Vandeveer, at one time, and it is the projects. Gentrifying will take a while over there. I definitely saw some new tenants, while visiting the management office, and I new immediately that they are severely unaware of where they are living! I also had a coworker tell me that her friend, that has been living in one of their buildings for years, had her door kicked in recently, and robbed of her televisions and laptop. When we first walked up to the building, after parking the car, I wanted to turn around, immediately! I knew it was the projects!!!!!! The newly renovated apartments are gorgeous and would be much more in a nicer neighborhood. The pictures that you see, are of staged apartments and really presents well, INSIDE. I didn't have a bad experience with the leasing agent showing the unit. He wasn't pushy and he was patient. I don't recommend this development due to its location and crime rates. We live in walking distance of the train station (Newkirk Ave 2/5), which is veryyyy close to "Flatbush Gardens", and I am ready to move. Sorry. I'm not a fan of Flatbush or East Flatbush. read more

I have to leave work because on Thanksgiving Eve they tried to fix my toilet and left it unusable for four days. Since I've been living at the complex there were a total of four gun shot incident two in which two people died!!!!!! My rent was $1,1195.00 which was the reason I moved there in the first place and they jacked it up to $1,400.00 for a 230 sq ft studio. If you are stuck on your luck and can't find a run down cheap place? then this place is for you. The sad thing is that you see people who live there try to be really good neighbors, its just the management let it go to the gutter. Living in Flatbush Gardens is worse than puking up blood, finding out your crush is dating your dad, scooping your eyes out with a rusty spork, or seeing the "$3.00 charge fee" appear on an ATM. Flatbush Gardens is a "garden" the same way Chernobyl could be considered a lovely place to bring up a new born. In winter, you can't tell whether you're stepping on glass shards or pieces of ice. During the 4th of July, you can't tell whether it's illegal fireworks or firearms being shot into the sky. It is not 15 minutes from Manhattan, as the website will kindly insist, but 15 minutes away from anything resembling contemporary urban infrastructure. Comes with free laundry facilities that don't work and free gym facilities that don't exist. Your mail will only get stolen 95% of the time. The only things larger than the stray cats are the cockroaches that feed on them. The only thing larger than the cockroaches are the bullshit charges management will invent. When my roommate and I unloaded our belongings onto the sidewalk and began dragging them toward our building, a neighbor greeted us with a resounding, "Welcome to Hell." And he wasn't wrong. Someone was shot and killed in the building next to us in the first week. Someone was raped in our elevator by the end of the month. And during the dead of night we often can't tell whether our upstairs neighbors are beating their children or playing violent video games. Only once did we walk on our roof to find 20 cops. More than once we have woken up screaming, "God, how loathsome it all is." December was a bitter month with music that shook our walls like maracas until 5 AM every morning. One April night we heard the sound of rushing water as loud Niagara Falls in the distance. Suddenly, the roof of our living room started gushing water--spraying the couch and drenching the bug traps we'd futilely laid out. The neighbors above us had somehow managed to flip an entire aquarium onto their floor with fish and all flopping around. "No biggie," he told us as our ceiling developed a large bloated bubble the size of half a watermelon. Let the record show that Flatbush Gardens has attempted to evict us for no other offense other than paying our rent on time every month. Lost every single significant document regarding our finances and identities, and refused to process or acknowledge our repeated attempts at legal application for lease. If you plan to move here, you should be prepared to handle, not only the undisputed incompetence of its managerial leaders, but also the youths that regularly hang out in hallways nearby the elevators smoking pot and blasting explicit music on their phones. If you can't take getting a little second hand high from the clouds of fumes that will waft under your door, this is not the place for you. Hitch a tent or curl up under a newspaper in Grand Central. You'll probably have a shorter commute and experience less noise pollution. read more

Moved into Flatbush gardens 3 months ago , the apartment itself is great , although a bit pricey for the neighborhood. It needs lots of work such as the garbage issue , they have a big bag instead of the incinerator that they suppose to have , construction of the entrance that's taking longer then expected , . The picking up your mail process ,so frustrating and off course parking but they offer parking for $100/monthly so yea extra money . But for all the bad reviews I've seen I probably wouldn't be in there now , they getting better for sure . read more

This was the worst apartment building that I have ever lived in while residing in Brooklyn. Upon first moving in I already encountered many issues. The shower would not get hot, the floors were done poorly with the wax still sticking to everything (and they waxed over a dirty floor and it was obvious, and the worst of all they left a hole under the sink within the cupboards. The hole ended up allowing a rat to come into the cupboards, and they decided to fix it with simple plaster and of course the rat returned. Thankfully the second time they did it correctly. I lived on the first floor and had to endure shootings outside of my window, and was scared I would get hit by a stray bullet. On top of that the rent was extremely high for such a low quality apartment. And when there were issues you had to deal with argumentative staff with crazy attitudes. Lastly, I had black mold growing in the bathroom and their way of fixing it was by painting over it. Definitely never ever move to these baby projects. Sad to say, many years later, based on many on-line reviews...frequent attempts to upgrade the former "Vanderveer Estates" have proven to be sub-standard at best. Laugh at the incredibly misleading video on their website now promoting the 59-building complex as a newly renovated, hipster spot. By all accounts, the hipsters are few and far between and the gangsters and low-class are predominant. Management staff are frequently rude, indifferent, and love to mis-represent their property. I am about to go to work. i could not sleep last night. Last night they held a party in the building that lasted all night long! This is not a club, nor a residential house. This is a residential apartment building! with people who works on weekend living in there. I don't care NYC noise law is not so strict on weekend. But when you own a private buildings that have tenants who work different times of the days, holding parties that last all nights long should not have been allowed. I woke up at 2h30 i called security. they said they sent somebody over and told them to keep it down. they said there is nothing else they can do. i was so appalled when they told me that! Everybody started to leave this party at around 5 am. Mind you i supposed to start a 12 hour shift this morning at 7:30. The staff sucks. First the leasing agent Ricky is a scam and a half. He tries to sell you hoop dreams and empty promises. I asked for them to exterminate prior to my move in. He promised them would but didn't. After I moved in i turned on the stove and what appeared? A damn roach! I called their maintainence staff only to be harassed by Michael the guy who answers the phone. I was promised new appliances for the high end apartment only to get "new like" w roaches. Ricky promised to fix the situation and never did. Still haven't heard from him. Maintainece finally showed up after several phone calls and emails. They came to "clean" the stove and not replace with a new one that was ordered per Ricky. Lies. The security office isn't any better. I called at 8:15 about a leak. At 12am I still hadn't had anyone come to the apartment. Called the security office several times and got the run around only to find out the person was getting off at 12. They would put me on the list for the following day. Another situation where I had to deal with rude U professional uneducated disrespectful individuals. How are they employed? They can't possibly be making that much money. Maybe that's thd reason their rudeness. They ALL need to be fired. There needs to be new staff. You pay rent only to be treated in a foul way. Im ready to go. The management is very poorly run here. I have been trying to renew my lease for 3 weeks now, (starting second yr on 11/1) which you would think flatbush gardens would be supportive of. Instead I have gone out of my way multiple times to sign documents at odd hours, when I can get a meetings booked with the management office, and it sounds like one document still needs to be resigned. I work Monday- Friday, 9 hours a day and flatbush gardens has been inflexible and not understanding towards allowing me to sign at times I am not working. While asking to get the form to sign an renew for yet a second time ( still unclear why i am having to sign again) my husband and I have been hung up on and yelled at by people that run the management office. I still have been unsuccessful in booking an appointment (again) at a time that I am not at work... Not sure I want to renew any more and it's not the area so much as the people who run flatbush gardens. read more
