There is Very little to no maintenance, needs cleanup on…read moreoutside of buildings & Sidewalks, big bubble in driveway pavement large enough to damage cars, no lights in stairways & halls, parking spaces need painted so you can see where to park, Lighting on south side of parking area needs replaced & has not been working for about a year. General cleaning and paint on hand rails, balconies, & around entry doors, power washing needed of exterior of building, yard lights, metal portion of roof line on school building. Still hanging loose, vacuuming of carpet areas not done, windows need cleaned at entry doors, Cobb webs cleaned at entry areas, dead bugs cleaned up at entry ways & filters need changed monthly. Also windows in old school building will not open so if there is a fire you couldn't get out. Oh & the Asian beetles are out of control & we have been told nothing will be done about them. This complex is 20 yrs old. Not NEW where the others have been built recently In our area. Yes, Rent has increased everywhere. And it has increased $100.00 with no changes. Apartments are left empty for such long periods of time. Loss of rent equals rent increases to existing tenants. Positives: New office manager is kind. She does address problems when brought to her attention but upper management has her hands tied to do anything about most complaints.

Let me first start off by saying I am not a vengeful person and I have no reason to make anything…read moreup about this complex. Everything I am about to say is 100% facts. This is by far, the WORST, most UNPROFESSIONAL, and DISGUSTING place I have ever lived. We moved in July of 2020, and were already vacating our lease and will be out on the first of September. For starters, they allowed us to move into an apartment that was INFESTED with gnats. When I say infested, I mean literally bugs swarming your face all day/night, can't even stand in the shower longer than 5 minutes, can't leave a can of coke out for more than 1 minute or it's ruined because bugs fly inside.. Equally as bad as living with roaches. They sent pest control 7-8 over the course of 2 months, and could NOT eliminate the problem. Come to find out, there's a water leak under our apartment and it's caused an infestation in the insulation. They told us for two weeks they were waiting on a "quote for someone to come clean it out." We are being forced to vacate our lease because they still haven't gotten the issue under control and it's worse now than it's ever been. I'm not exaggerating when I saw these small flying bugs find ways into our clothes, our blankets, even our fridge and freezer. Management has been absolutely AWFUL in attempt to make this experience any better. They haven't offered us a DOLLAR of our money back considering we have to vacate our lease and MOVE because of the issues they allowed us to move into. Not only is the apartment we pay over $800 a month to live in every month infested with bugs, the electrical work is faulty. We are shocked daily by our light switches and outlets. Management has sent an electrician out twice to "fix" the problem and they've done nothing to fix it because it still happens to us constantly. Not to mention, I am 7 months pregnant dealing with a bug infestation and being electrocuted by my light switches. Pest control has sprayed harmful chemicals into our home every week for 7 weeks now. None of them worked. We even had to leave for 24 hours at one point because of the chemicals they used to try to stop the infestation, it also didn't work. No property manager with morals would justify their tenants living in these conditions. This is the worst experience i've ever had in my entire adult life and don't take that lightly.. She didn't even have the decency to come see the bugs herself, just sent pest control and maintenance men over once a week. I would not recommend this place to my worst enemy. Stay away from Sweet Bay. People tried to tell us ahead of time but we tried to give this place the benefit of the doubt, and I seriously wish we would've listened.

Their ability to enforce policies is dependent on who you are. The management company itself is not responsive to the needs of their residents.
