The neighbors seemed to have good ideas where the real boundaries were, but I wanted to be sure before I started making improvements to the property. Quote received very quickly and we were able to get on the schedule fairly quickly. Price point felt fair for the work. All hard pins found but one that had likely been damaged or removed from old farming on the land. The survey map and pins helped to find the missing corner. Flags posted to identify the lines and highlight the new found corner. Turns out one neighbor had given us more ground than what was actually ours. Feel very confident now where the barn and other improvements can go.

Joann told me she would cancel the sale if I didn't sign the settlement statement with her fee and wouldn't even let me choose another title company to represent me - she only represented the buyer but still charged me a closing fee and her fee was 50% higher than i paid when i actually had representation. Edit: Your response is factually inaccurate on 12/27 I asked for the fee to be $250 since you didnt represent me, we prepped our own deed so the ONLY thing you did was send the FORMS PROVIDED TO YOU (seller affidavit, 1099-s etc) by your title insurer and required for title insurance, which are the same forms you'd send to my title co if we had outside representation. You did zero for me that you would have to do anyways if I had 3rd party rep. No mortgage, no liens so you did nothing for my side. You rejected my $250 offer for only copying and pasting the forms required for title insurance anyways and said you would "cancel the sale" if I did not pay your $450. I was going to hire my normal title company for $250 but you said you would not allow it because it was too close to closing, and I either paid your $450 or you'd cancel the sale. Now for all the people out there thinking of using Hampton Roads Title, try asking around to other title companies and price shop because they are overpriced. They charged $535 to the buyer as well (so $985 total) plus made another $500 or so in title insurance and junk fees (title binder fee $150 lol) and you can find title companies who will do it for less.
