I was tenant for a property that this agency was working with for 4 years…read more When we got the property it wasn't clean as expected and had a lot of rubbish from the previous tenants including an old mattress left there. We had to clean and sort all of this. During these 4 years we were also 5 months without hot water because the boiler wasn't working and it took then 5 months to replace it! Even with all of this we tried to be good tenants, paid every month in time, had a cleaner cleaning the property every 2 weeks. The house was better when we were living there than when we moved in. Then we bought our own property and left this one.. and they claimed they needed us to pay around 260 pounds to clean the property professionally even tho it wasn't clean when we moved in, we refused and cleaned it ourselves. We left the property in really good state, way better than when we got it. But they weren't pleased, they wanted to get some more money from us. So they claimed that a couple of things weren't clean properly and forced us to deduct 125 pounds from the deposit to clean this items. They even sent pictures of items saying that they weren't clean even tho the report said they were. Don't fall for their LGBT conversations or their ideas of being fair and helpful because they ain't. If you can find a property using another agency, please do so.

If I could give a quarter of a STAR that wouldn't even be adequate to describe Outlet Real Estate…read more A total disaster from start to finish. Unprofessional and incompetent with every interaction with Outlet was painful. They are useless when it comes to reporting problems with the flat you rent from them. Renting through this agency will be the biggest mistake you make !. Avoid them at all cost they are probably the worst letting agency in London.

I dis-agree what "Karen F." has said. Like Yelper "Cheated C." in the "Filtered Review" says…read more "Karen F" facts are misleading. I know of this place because I've worked here and witnessed every thing every single day. . . .

Collaborative marketing; how is this achievable in the cut-throat and rocky property sector. The…read moresuccessful formulae executed by Sofia House; of Location, Audience and temptation in their business practice can be challenged by only a few others in the business. Chickly sitting on Great Portland Street within the environs of other successful businesses and restaurants; the business on offer is luxurious to the highest aim. Prime focus is in Property management and development at an international level. From luxurious and latest technology developed properties, they provide a very wholistic service for the busy bee who has no time to turn off a light switch! So prices can be expected likewise for that range of service. However they also manage selling properties within Western Europe of similar standard. Whats attractive about them? Their strategy to add the inputs of artists works(even if to my taste are a bit gaudy and amateur) to each property is catchy. If you don't like the art work get them off. It serves a triple purpose; to the client, the artist and of course the business. Voila you have a solution! Sitting on the outskirts of Marylebone they tend to have a generous and demanding clientele at their doorstep. If your interested in commercial and luxury properties they are the folks to get in touch with.

!!!DO NOT RENT FROM SN ESTATES!!!…read more It has been a year since I wrote my first review and I will continue to spread this as far and as wide as I am able! Since renting with SN Estates as a student in 2023 my flatmates and I have experienced nothing but incompetence, lies, deceit and incredibly poor service. For example: on the day that our tenancy started we were unable to move in due to the disgusting condition that our flat was left in despite being told it had been professionally cleaned. There was hair, dirt, mould, clothes and items strewn throughout the property which could have resulted in health issues if we stayed there. This was not sorted for us for just over a week and we never received any compensation for the time spent unable to move in despite being told we would. Another occasion is the lack of earth wires in one of my flatmates rooms which is a) illegal and b) incredibly dangerous and can result in death. SN Estates, despite our MULTIPLE attempts in rectifying this situation only helped once we had to get the council involved. Whereupon we found out that my room that I was renting was actually ILLEGALLY TO SMALL! In short I would NEVER rent from SN Estates ever again! I could genuinely write a book about the terrible things that occurred during the tenancy with SN Estates. I urge you to save yourself from a year of grief in dealing with these halfwits. One of SN Estates employees Nadia deserves particular mention for being unbelievably ineffective at achieving the most basic requirements of a letting agent. I believe Nadia and the entire team at SN Estates purposefully and constantly acted in bad faith during our tenancy. I have been waiting for over 12 months to write this review and having now received my deposit I can publish this truth and warn everyone NOT TO RENT FROM SN ESTATES!!!!!! If I could rate them 0 stars I would, renting from SN Estates gave myself and my flatmates greif and a constant worry that affected our lives.

So bad I had to report them to trading standards…read more ------------------------------------------------------------------- Dear Trading Standards I am writing to request that you take action against SN estates. Their first, and most blatant offence is their breach of Consumer Rights Act. As of May 2015 estate agents have the statutory obligation to show all their fees on their website. They have not included their checkout fees on their website, or in their offices. They are aware that they are in breach of the act, as I have explained this to them in writing, yet still they have not updated their fees page. If it is not possible to compensate the people they have duped using these methods, I suggest that you use the maximum fine of £4000. Secondly, they are well-known inventory frauds. My flatmates and I have been the victims of this. When they presented us with an inaccurate inventory, we insisted that they have an independent party correct it. They claimed to have done so, and when asked to produce it, they claimed to have lost it. We know this a false version of events because we are in the property at the time they claimed the inventory took place. Now, twelve months later, they are refusing to return our security deposit. They claim that we haven't paid our fees. We provided them evidence of all our payments and they refused to address it. Thirdly, the owner of the business is abusive to customers and makes illicit threats. He threatened to evict myself personally when he read a bad review I wrote of SN estates online, saying that he would claim I had used drugs in the property, and that the third party inventory management company would back him up. When I confronted the inventory management company with his claims they denied being willing to corroborate his accusations. The owner, Miah, then denied ever having made the accusations. They are also claiming the cost of cleaning against the deposit, despite being in breach of contract regarding the cleaning of the property: they were obliged to have it professionally cleaned at the start of the tenancy, but did not so. We have had the property professionally cleaned, as we were obliged to do, and they made deductions against the deposit regardless. We have photographic and video evidence that this is the case We were forced to change our phone numbers, because we had disagreements with the estate agent the owner would not stop calling. He would persist on calling even when being hung up on literally dozens of times in a row. We have evidence of the state of the property, and have kept all their correspondence with them for reference purposes and will make these available to you upon request. ------------------------------------------------------------------------------- They are also terrible if you are a landlord. To my knowledge, they did not inspect the property once. If I am not mistaken, SN estates were sued by the landlord because previously tenants had sublet the property to such an extent that at one point thirty people were living inside the three bedroom flat. Much of the inside property was destroyed. Oh. And they didn't mention that the flat was prone to flooding due to shitty pipes, so that was fun to deal with. WHATEVER YOU DO, DO NOT HIRE SN ESTATES IN ANY CAPACITY. LOOK AT THEIR REVIEWS ON OTHER WEBSITES AND YOU WILL SEE THAT ALL THE GOOD ONES ARE POORLY FAKED, AND THAT OTHER PEOPLE HAVE REPORTED PROBLEMS SIMILAR TO MINE
