My partner and I rented a home in Venice, Fl. for the months of February and March, 2025…read more Unfortunately our experience was less than we expected as the home was not ready for occupancy when we arrived on Saturday, February 1st. Because it was a Saturday the office was closed and we had to obtain our entry packet through a lock box. Our first problem was trying to enter the front door with the code we were given. The code was incorrect and we spent quite awhile trying to make it work. A phone call to Horse & Chaise was answered by a recording. We went around to the side and were finally able the get in using the keys. but to our dismay the paving bricks all along the side of the house were loose. An orange construction cone was on top. The pavers along the pool underneath the cage were also loose. This was a problem as our 4 and 2 year old granddaughters were coming on the 3rd. We finally got ahold of someone at Horse & Chaise on Monday but although Brian came and took pictures, it was over a week until the pavers were repaired and as we feared our granddaughters tripped and fell. It was several days until the code was changed so we could access the home through the front door. There was a CharBroil gas grill out by the pool under the cage. It did not appear it had been used in some time. It was rusty and the warmest it got was 250 degrees. We used it once after scrubbing it with a brillo pad but our food had chunks of rust and metal on it. We went to Ace Hardware and bought a small grill. Also evident was the cockroach infestation. We killed several. Finally, the bench alongside the bistro table in the Florida room was missing a support rail and was wobbly. We approached Horse & Chaise regarding some compensation for our less than satisfactory experience. We were rebuffed. Think twice about renting through Horse & Chaise.

Then we came upon a rental from Florida West Coast Property Management and got in contact with Aimee Bahk. We knew we had to move quickly and Aimee helped get us through the process with ease! Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Well, we appreciate Aimee and want to thank her for all she has done to make our dream a reality!

The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders. John and his staff are professional and positive at all times. (have you listened to his voice mail, seriously it will brighten your day!) I would not recommend this company to my worst enemy from the second I walked in. I should've known…read morethat I was dealing with slumlords. The second day of living there my girlfriend and my feet went through the floor in every single room of our three bedroom home from termite damage. Some holes were as big as my hand as the picture will show it took them four months for them to replace the floors, I did not feel comfortable putting all of my stuff on those floors so I lived in my living room for four months. They offered me no compensation or rent proration, I was paying $2400 a month for four months to live in a living room when finally, some form of compensation was offered it was $250 and it came with a contract that said I could never sue them or take any action against them. I flat out refused. Their call-center is based in Mexico, which I really don't have anything against other than they have no idea of who to use to get any home repair done or any work that was needed done. Somethings took months other basic things took weeks. Flash forward a few months and the AC completely blows out. I called their 24 hr emergency service center nobody shows up for three days. Meanwhile, the AC is continuously leaking into the home because it's summer in Florida. It takes them over 21 days of the AC just pouring water into the garage, walls, and surrounding area for them to do anything. I got them multiple quotes on my own in between, and they ended up going with some company that just patched over it and did not do the work necessary to make the home livable. If anything it made it worse. The whole AC duct system needed to be taken out and replaced because it's just absolutely covered in mold in every closet, and all over the garage. They just put a cover over the vents that were the main issues for mold and called it a day. They offered no mold remediation services. They just had a cleaner come in and clean it every time it got worse, and worse. I couldn't tell you how dangerous this is especially in a place like Florida. After months of back-and-forth of me, trying to correct this mold issue that they did nothing about they say that I missed an appointment with one of their insurance adjusters, which I did not, and then threaten me with an eviction. I asked them why and how this was possible because I never had that happen and they said we don't need to explain ourselves to you read your lease. Well lo and behold the insurance adjuster didn't even need to come out. So they tried to evict me because I fought for a safe and livable home. The owner John is one of the worst people I have ever had dealings with, if you use him to rent your home out just know he will not take care of your home. He will not look after your home. He will use the cheapest, shoddiest, worst people he can with no regards for how the job will be done, affect the home, or the people residing in it. If just one person reads this before going with this company and considers it. Go to any other company, never rent from this place, never use them to manage your properties because they do not care. The home was absolutely beautiful, now it's probably near condemnation from how horrible the mold damage was throughout the home.
