A study in efficiency as far as space went, it was nonetheless a good choice for a short 40 winks and I enjoyed relaying tales of my time there to friends However, they now have serious competition with Premier Inn opening their largest hotel just opposite Gatwick's north terminal. The building is still squeaky new. Rooms are decent size and brightly decorated. There's a TV and hot beverage facilities in the room The check in is shiny and DIY on terminals with staff around to help. We picked The Spa Hotel in Tunbridge Wells at it had availability and seemed to meet what we were looking for. We enjoyed the afternoon using the facilities such as the pool and steam rooms. The hotel bar was nice and we had a very enjoyable lunch. I enjoyed a De Stressed massage, which left me exceptionally relaxed. The massage really set me off on a good note and I was looking forward to the rest of the stay. However, this is really were the good things about our stay ended. The room we got, which was booked as a double premium suite was no where near what we would have expected for the rate we paid. The room was in the eaves and quite a bit cramped. As I am more so on the taller side, this was clearly going to lead to a few head bumps. Fortunately, those we amazingly avoided. That left us with the evening ahead. Unimpressed by the restaurants menu and high price, we set out down the road for the Pantiles and found a great couple of places. After returning and settling down for the evening, things really turned for worse. The air conditioner made noises every 30 minutes or so when it wasn't on that would wake you up. The bed was exceptionally small and only fit two people if one lay sideways. The ability to properly sleep in these conditions was just unachievable. After a very rough night and lack of sleep, the relaxing feeling that I had was long gone and replaced with extreme tiredness and plenty of soreness. We are exceptionally disappointed with what can only be referred to a terrible stay. This hotel really had the opportunity to be top notch, but it severely missed the target. Don't think we would likely stay here again.

Upon check in, when asking for the safe to deposit my passports and extra cash they looked at me a bit funny and provided an antiquated sealed bag system; no big deal here, but we're just getting started. I booked a single room months in advance but since the hotel was full up I get a family room with bunks no extra charge but weird. There is an iron burn in the floor but no iron to be found anywhere. The trouser press works at least but what about my smart shirt: never mind. The décor looks like it has not been updated since Queen Victoria's day; although I do enjoy a touch of nostalgia, when I'm paying over 100 GBP a night for a room, I want it to be clean and smart to look at. I will say a kind word so you can see I'm not a monster troll who lives in the internet just to slag off poor unsuspecting lodgings. Shower was very nice and water pressure was good and the sheets were clean and smelled nice. Moving on to breakfast; day one we had to queue in order to be seated although there was another room that had tables and chairs in it not made up. Fair enough if there are not enough staff members and too many guests but there were several of them milling about trying to look busy until the queue started. Qualify of food was fair, but absolutely forgettable. Day two, I received a cheerful good morning but was made to wait twenty minutes before the girl came over to take my order. I was only having weatabix and juice so it was fine, but come on! Now for the reason I decided to write this review that will be lost in the annals of Qype/Yelp, but here goes. Checking out of the hotel there was a deluge in the street, a proper storm, and so I asked the front desk to ring me a cab. The manager informed me that there were only two cab companies in town, a boldface lie mind you, as I now know after some research that there are at least five! I will review a very nice bed and breakfast that I stayed at just to prove I'm not always a miserable bastard. I greatly regret bringing my family and my grandparents to stay at The Chatsworth. This hotel has a…read morefantastic location. That's essentially the nicest thing I can say. We took 4 rooms over 2 floors and stayed for two nights. A good night's sleep is next to impossible. The rooms are small and have little to no sound insulation whatsoever. My partner and I had a room on the 3rd floor, overlooking a coach station. Leaving the window open meant listening to engine noise late into the evening, using the air-con unit and closing the window meant waking up with dry throats and itching eye. We could hear the extractor fans from bathrooms on either side of us. The bedroom doors are heavy and have no closers, so we were disturbed regularly over both nights by doors slamming shut with irritating frequency. The building is old and the owners haven't/may not be allowed to do much structural work, meaning the floors and stairs are almost comically creaky and uneven. This further diminished any chance of sleep. On our first morning the maid knocked on our door at 8.45am to ask if we were ready for a room clean before requesting we use the do not disturb sign. That was not ideal but fine. She knocked again at 9.00am and 9.10am to see if we'd gone yet. This was less understandable. Lastly, and I'm going to say that the largest element of this was outside the hotel's control. Okay? My issue is with the hotel's response. On our second night we found that the hotel had (without knowing) booked an entire college basketball team to stay on our floor. The previously mentioned noise problems now got unbearable. From 11pm-1am the other guests slammed doors, palyed music in the corridor, sang, yelled and generally made our stay unbearable. When I complained about this to the staff, I found the night watchman playing cards on his phone, oblivious to a group of young men carrying crates of beer up to their rooms. This disruption began again at 4.00am when the groups returned, staggering along the corridor and slamming their doors. When I raised this again the next day, I was told that there was nothing that could be done to improve the sound insulation and that the night staff had done all they could. We were eventually offered 1 free upgrade if we returned. While I appreciate that the situation was worse than usual, I do not consider this to be fair compensation for what was a very disappointing stay for myself, my parents and my 90-year old grandparents.

This is one of the cheapest places to stay in Brighton if you want a hotel and not an even cheaper hostel which you share a room with anout 20 other people. The cheapest price of £22.50 which includes breakfast is almost cheap enough for me to stop my lease and live there permanantly. Certain rooms have balconies which overlook the see at night which is worth a few quid extra and en suite facilities in every room this place is perfect for budget holidays. 5 stars because it is so cheap!

Yes breakfast being included is amazing as is the fact there is a big slot 8-11 on a Sunday and bank holiday. The negatives are that they run out of some things quick and are slow to replace them, there is only scrambled egg not fried and everyone is trying to come in at the same time around 10 so as not to miss out.
