Everyone in this area knows about the website, you can modify your listing as you like to, and you control your open houses. Most importantly, in this market, you can be flexible with your sale price with buyers. One piece of advice, if you are going to sell your house this way, I recommend having lots of open houses. That is where about 80% of your traffic will come from. I sold both of my houses to people who came to the open houses. They will not file with an interpleader with the courts after I requested a filing on several occasions. They are not impartial; they serve the builder/seller. You will have to take legal action and file a complaint with the Wisconsin Office of Commissioner of Insurance (OCI) and file an interpleader yourself with the courts.
