    If I could afford to take these people to court I would…read more If you are a first time home buyer, I highly recommend looking for a different real estate group that will have your best interests in mind instead of their wallets. What's crazy about this situation is that these were supposed to be family friends. I purchased my 1st home using Andrew Morgan as my real estate agent, and put full trust in Page and Andrew. Big mistake. I've wound up in the worst financial position of my life because internally these people are as dishonest as it gets. My inspection was basically botched, and I've wound up with a home that is borderline unlivable, and unfortunately I can't afford to fix much. I was looking for something that cosmetically could use some work, but functionally was sound. I told this to Andrew directly, but instead I would up with a house that has severe problems. The first week I moved in - I had 7 roof leaks and my master bedroom ceiling caved in. An extension of the house that was originally a car port also has problems. The wall facing the front yard where a large window was put in, originally a brick wall for the carport, leaks water down the wall when it rains heavily. I noticed there was calk along the floor because of this - again not disclosed. I got a contractor out to take a look and they said likely when this space was redone, a weather barrier was never put in place. A roof boot was also supposed to put around the electrical mast in my closing contract, and that was never done. So this spot also leaks water into my house when it rains heavily. My furnace, which was supposed to be serviced and in operating condition (part of my closing contract) went out the second week I lived here on the coldest day of the year. It cost me $1000 to fix. I then quickly discovered the house can't maintain temperature because there is zero, not kidding, zero insulation in the house. When it's below 60 degrees, my thermostat can not get above 55. For one month in the winter - my electric is above $500 for a 1400 square foot house, and my gas is above $400. When confronting Page about this she said "You think it's the seller's responsibility to disclose this"? Absolutely, Page. I think when a house literally can't maintain temperature and utilities for a single month are $1000 for a small house, I do think it should be disclosed. This problem is reversed in the summer, and the house can't cool. It gets above 80 inside. Additionally, there was a Norwegian roof rat infestation on the property I also had to deal with, getting exterminators out to the property. My water heater constantly trips and has to be reset, meaning on any given day I never know if I get to take a warm shower or not. The master shower, which was supposed to be repaired via my closing contract, is also a joke. It's basically unusable because the floor is unstable (crawl space) and the shower head pipe has fallen out of the wall. The night before putting an offer on the house - I looked over the inspection and saw a lot of red notes, but honestly things I didn't quite understand. I asked Andrew what his thoughts are, and he said none of them were a major concern. That turned out to be a big joke. His words were "This is a great house, and it's a great investment". When confronting Page about the issues present, her response was "Well we were under the impression that the house was in poor condition, but you wanted to make an offer anyways." Are you kidding me? Tell your son to tell you what he told me about this being such a great house and great investment. These people typically sell multi million dollar homes in the East Cobb area, and I gave Andrew a chance to tap out early on because I started to get the feeling that he wasn't taking the time to really listen to me, or show me houses that I was most interested in. He said not to worry, so I went against my better judgment because they were supposed to be family friends. I was naive to trust them, and I hope others take caution.

    My wife and I lived here three years…read more The Good Grounds: It's a gorgeous property to drive into, especially during spring. Feels like you're driving into a resort. Overall, the grounds are well maintained. Lots of trees and flowers. Many units have rear and front windows, making them feel more homey than modern apartments. There are multiple well-maintained grills and patio areas, too, and two dog parks. The pool is stunning. Windows: The tall windows offer views of woods if you're lucky to have the right unit. The one in the kitchen was especially nice. Staff: Overall, the maintenance team is quick to handle routine problems. The office staff were friendly, as well. Parking et all: Parking is easy and abundent. Unlike other apartments we've lived in, they don't nitpick you with overreaching rules, like having stuff on your patio. The Bad 20 years out of date: Unless things have changed since 2024, the apartments have designs and fixtures that are way, way overdue to be updated. The kitchen and bathrooms are subpar - peeling veneer on the cabinets, cheap appliances, chintzy flooring, peeling tubs. I'm pretty sure the lighting and HVAC were from the 80s. Overall, the color schemes are dark and a bit dreary and there are areas of many apartments I visited that were dark in large areas. I hear some units can have hard flooring upgrades, but ours was carpet, which just look outdated. Some dumb design/layout choices: I had to duck under outdated, and too long ceiling fixtures. In addition, we had carpet extending to the bathroom sink! Why would anyone decide that's a good idea. One spilled lipstick and your carpet is forever stained. Unreasonable price increases: We moved there for the amazing price of our 2 bedroom and the grounds. However, our rent went up $600/mos in the three years we lived there. Others have faced that, too, and, as a result, many families had moved out and more transient, roommate situations popped up. For nearly $2k a month, there are more modern apartments in the area to choose from. Low ceilings: As a tall guy, the hallway ceiling in particular was so low that if I was wearing a hat, it would hit the ceiling light. Leaks: We had a leak in our ceiling (that was promptly fixed) but our neighbor below often had leaking from our bathroom. My mother in law, who was on the bottom floor of a nearby building, also had mildew and leaks in her ceiling. Stairs: If you live on a top floor like ours, you won't be able to get extra large furniture up the stairs as they curve too aggressively. We had to buy a modular couch, for example. No sidewalks: For such a beautiful property, it was annoying to have to walk on busy roads with no sidewalks, and there is ample room to put them in. If you leave the property, the long walk up has to be done dodging fast cars. Recommendations to the property manager: Update those dreary kitchens, fixtures and bathrooms. Install sidewalks. How about a bike locker? Many newer apartments have them and there is no room to store a bike reasonably in these units.

Upon arrival, the unit was dirty and the fixtures were outdated. The cabinets and countertops were old and many drawers did not function. The shower was dirty and many of the blinds were dirty and had a sticky substance on them. We had to do a deep clean upon arrival which was very disappointing. There are other complexes in the area that are nicer and newer for similar prices. I would look elsewhere.

For example my shower cracked and flooded my downstairs neighbor's bathroom. We both put in claims from our mandatory insurance policy, both got hotels and it was never a problem again. Took exactly one week. I will say maintenance has a reactive maintenance policy regarding their AC systems. During our first year our filter was never changed, we put in a request, done in like two days. I would have done it myself but this unit requires a screwdriver, that means I don't touch it. While the maintenance guy replaced it the old one looked like it hadn't been changed in years. No biggie, just submit a request. This complex recently changed ownership, WYNNWOOD VININGS Units: 320 Year built: 1985 Location: Atlanta, GA Purchase price: $71.5M 1031 exchanges: 14 Equity invested: $33.5M CapEx budget: $2.3M I don't know what all this means...but what I gather is they have plenty of $$$ to fix whatever breaks to protect their investment. Yeah there are so humongous rats by the dumpster, they stay over there. If we had more neighborhood cats they'd take care of em. There are not enough friendly apartment cats around. Animal control is pretty tight around here. I showed up to the pool and the sign said it was closed...I called the leasing office and spoke to Cedric, he texted pool guy and he said it was safe to swim, just waited for the chlorine levels to drop off before noon or something. But that sort of response to immediate questions, and that level of attention is what helps make this place great. Looking forward to another year here, hope they don't jack up the rent with the new owners! Fix the old stuff first, change all the AC filters. Bring us more cats!

She stated this was the cost for all the things she would do in order to sell my home (I sold a home two and half years prior and those services were also provided but I paid a three percent commission). Her fee did not include the buyer's relator commission. I declined her offer and she bombard me for several weeks and lowered her commission rate to two percent. That's right from five percent to two percent. I told her that I was not the right client and did not believe she should drop her commission rate; instead, find a client for whom it was acceptable. The whole experience traumatized me. I knew that I had to find a Relator because I would be moving out of state in less than two months. I researched the Realtor who sold the home across the street in a matter of a few days. It was Melissa Husak. I knew from the first meeting, this high energy, take the bull by the horns, very experienced, local and homegrown Peachtree City Realtor was the perfect fit. She came prepared with research in hand, marketing strategy, home assessment, and could explain market demand and potential changes to the interest rate in the coming weeks. My sale was a little unique because I had a buyer but wanted an actionable backup plan just in case. Melissa represented me on my sale and my buyer on their home sale. I have never, never seen a human being move so fast. She accessed their home; suggested changes and got their home on the market with the suggested changes in seven days and had an open house that weekend and their home was sold!! It was a whirlwind experience. We had a glitch at the end with a supposed, improperly signed disclosure report. Melissa handled it; she explained the issue that she already faxed the report, and rescheduled the closing for the next day. She explained that we needed an all clear by 7pm or 8pm before closing date and we would be all good. She was going between the mortgage company, other Realtor, buyers, etc. and kept everyone apprised every step of the way. I have never seen such transparency or energy. It was like watching a tennis match with only one person playing both sides of the court. She is a phenome. Everything was resolved and the closings were held the next day. Melissa also has a soft, warm, gentle and kind side. She is wife, mother and armed with personal stories to support you along the home sale/purchase journey. This move was a scary experience for me because I was relocating out of state for the first time in 20 plus years. She understood the sensitivity needed to get me through the process. I cried more than once because I would, in a way, be starting over. This was more than a simple move for me. Melissa held my hand through the process and has checked on me a few times after the sale. It has been two weeks since the sale of my home and I can say, without a doubt, that Melissa has been the best Realtor that I have ever worked with over one home build, two home sales and two home purchases over the past 30 years. Melissa exceeded; what friends call my unrealistic high standards. I recommend Melissa Husak to anyone wanting an exceptional Relator in the Peachtree City, Fayette, and South Georgia areas.
