Clean bath house, restrooms and economical and clean laundry. Office has drinks, RV supplies, and regular gasoline. There is a pickle board court and tents acceptable in a tent area, not on RV sites. Highly recommend and hope to return. We stayed 1 month in a 26' trailer and there is much to do in every direction you had out of this location. Also, great free WiFi throughout the park.

This place is a worn out trailer park. It certainly is no vacation location. It's loaded with…read morethigh high overgrown grass. People that live here for months (or permanently) don't maintain their area. There is more garbage hanging from RV's in the small area than a flea market. We could swear one site was running a child care facility! RV's are packed in here like sardines. There is no internet service anywhere in this "ranch'. Closest town is about 12 miles away and there are more parks closer to town than this one. We couldn't wait to leave and we booked a premium site! We would not return or recommend. No maintenance and bad management has this place messed up.

Nothing new in them but the price to stay has gone up. The place I stayed in was the most uncomfortable stay I've had since I was overseas in IRAQ for the military. The whole place was very hot and the AC could not keep up at all. Had to sleep in living room on the couch to even stay slightly cool. I was supposed to stay two nights to take care of some family burial stuff and reminiscence on past family gatherings but was cut short because I could not stay in a hot place and get very little sleep a second night. Requested a refund and was but charged a fee to do that. Stayed in town for less price at Wyndham where there was AC and free breakfast. :) Will most likely not stay at BM again unless in cooler months and there are some much needed upgrades. Was disappointed especially after all the years of staying here with so many fond memories with my parents.

Our dogs actually had room in the car because all we had to pack was our own food and personal items! ( And as for food, we hired our daughter who's a chef and she pre made and labeled our meals.) Jacob and his wife are kind, responsive and avid campers themselves. They have thought of everything to make camping fun and easy. Real plates, cups, silverware,French press, cast iron skillets, etc, plus salt pepper and coffee, Adirondack chairs by the fire pit, picnic table and your very own tent bathroom with a camping toilet, fresh towels, clothes rack, you name it! Beautiful ranch in Colorado away from everything and anything. The ranch is located high in the…read moremountains so cell phone connections aren't that great. And that can be a great thing so you can be attentive to what your at the ranch for. I attended a seminar here and absolutely love being in nature, got to see a family of deers each morning feeding. The staff at the ranch were friendly and did their best to accommodate the needs of our group. The facilities are well kept, the bunk beds in the cabins were comfortable and can host 6-7 people per cabin. Food was like school cafeteria food which was okay.

There's no lock on the doors, our heater in cabin 16 didn't work and we were so cold at night we wore hoodies to bed. You don't want to sit on the couch and relax because it's so dirty and old. My children wanted to sleep in the truck because they were scared of getting bed bugs and didn't want to put their bags on the ground or beds. We had duct tape closing holes in the shower. You definitely don't want to walk about in anything other than shoes. The freezer was dirty and the refrigerator showed it was low, but all of our food froze. The only positive thing was the lady in the office was very nice.

Very knowledgeable guides about the West Elk Wilderness, it's history, and it's flora and fauna, and well-behaved beautiful horses to transport us to our 1st class camp. What made it a first class camp was Heidi and Dan's hospitality, the carpeted roomy dining tent with homemade meals, the spacious walk-in walled sleeping tents, which were floored and furnished with cots and mattresses, hammocks to lay down and look up at the stars, a playground, latrine, and an authentic cowboy fire circle. Great memories at a reasonable price. Highly recommended!

This is the perfect place for a family reunion. These are clean cabins that are rented by the…read morenight. The staff was down right nice and very helpful. The cabins have small kitchens with all the plates and utensils you'll need. The cabins all have front porches and plenty of parking. There are tall Cottonwood trees that shade the areas and you can sit and watch the gunnison river and hear it from your cabin. This is totally laid back and restful for the adults. Activities include: playing basketball, soccer, tetterball, or borrow a bike and ride the country roads. that's right for free! They even allow dogs! Your whole family will enjoy this welcome rest. About a 6 mile drive to Gunnison if you want to go into town. About 10 miles to Taylor lake which is breathtaking.

Had a great hike here yesterday! I drove up Saturday, 7-23 in my 2001 Highlander. I made it to the…read moreradio towers and probably could have went further. There's plenty of good campsites along the road. The trail turn off is easy to find, with big stone stairs leading up the peak. What a beautiful trail! You first arrive at a big flowery meadow. The hike isn't necessarily that hard, but there are numerous rocks from the meadow all to the summit. It's a very exposed peak and not one I would think about with storms. It's a pretty flat walk, then the trail climbs left up the ridge between Princeton and Tigger Peak. From here, there's great views south to Mt. Antero. The hike gets harder but never gets worse then class 2. There's a small false summit but overall a great hike! The views you get north and west are unreal, you can see many other peaks. Route finding was tricky but look for rock piles.

I would never give a mountain less than 5 stars because mountains are awesome, however that doesn't…read moremean it's an easy hike. This was my 3rd 14er, so still fairly new to the game and it was definitely tough, but doable. The road up is scary and bumpy with pot holes, rocks, etc. I did it in my old Subaru Forester but it wasn't pleasant. The trail up to the ridge line is pretty easy to make out but still lots of rocks and parts where it's more rock than trail. The trail as a whole is nearly nonexistent except for the rock stacks people make. This becomes very true once you're at the ridge line. This is where things get really ugly. The last 1/2 mile or so to the top is steep and rocky. Straight up scramble and bouldering! Thankfully there's not a false summit and when you FINALLY get to the top it's such an amazing feeling and accomplishment! It's a small area up top compared to others I've done. I did two things wrong: I tried taking a short cut on the way down and ended up soft core rock climbing my way back to the trail. Super scary and more work than it should've been so just take the all trails route. Also leave early! Start before 6 or 7am. I started at 8ish, took forever and it started raining, hailing and thundering. I was so worried but luckily I made it down safely. If you're thinking about doing this as your first 14er I would personally recommend Sherman or quandary. This is tougher and pretty long, super rocky and easy to get lost! But definitely do it eventually because it's also beautiful and there are hot springs down the road that would be fun to do after :) side note a day pass at Mt Princeton hot springs is 40$ & about 5 min drive from 2WD lot
