Then it only got worse from there when they refuse to fix appliances , replace appliances , and when they had to replace my entire bathroom floor in both upstairs bathrooms and replace the toilets and the showers . They also had to take out the fireplace and close it up while I was living there , after using the fireplace as a selling point . Then the pool that they always use as the main reason that you should pay so try Community fees and rent is almost always dirty , under maintenance, or closed . Then even if your heat goes off 28 times and one night they won't replace your furnace for 2 years and you'll freeze every night for 2 Winters. Then they will try to charge you for carpet and paint when you leave , even though the county there and requires the repaint after every tenant and replace the carpet every 4 years , and if the carpet was almost black even though it was beige when you move in , it is in need of replacement if you have been there almost 3 years . So once again illegal charges harassment and filth .

Maintenance is ok (Kitchen sink disposable motor had to be replaced but was not available in stock hence it took time for the maintenance to fix it). They do charge $4 additional for paper bill every month. Moreover the water charge keeps varying. For a flat rent of $982 plus $5 for thrash, my monthly bill was coming to $1020. Electricity is not included in the rent and has to be paid separately.

However, I recently encountered a distressing incident that has instilled a sense of insecurity within me. On May 15th, approximately at 4:30 am, I was subjected to a near-physical assault by an individual residing in the building on my right. Although I was unfamiliar with him at the time, I have since discovered that he has been engaging in persistent harassment towards me & others. On May 18th, I was accompanied by my partner to our building entrance, and upon passing his apartment, he emerged. It was as if he had anticipated my presence. Despite contacting the police twice regarding the harassment, they have been unable to take any action due to the absence of physical altercations, arrests, or any form of communication with the individual. The building office has also been informed of the situation, but no measures have been implemented. I have come to the realization that I am not the sole tenant who has been subjected to harassment. I am aware of three other individuals who have been pursued into their ground-floor apartments. I am apprehensive about my safety and am uncertain of the appropriate legal recourse. This experience is unprecedented for me, and I am concerned that the apartment complex is not adequately safeguarding its tenants. Furthermore, I am unable to identify the individual's name, and I have repeatedly requested that the leasing office provide this information in order to obtain an order of protection. However, they have been unresponsive to my requests. The police informed me verbally twice that they should be able to provide this information, particularly since this is not the first complaint filed against this individual.

To elaborate on my experience - Amenities and features- Each unit is a duplex housing 6 apartments and it forms a huge compound right off Pauly Drive and Lawson Blvd. The main office (off of Pauly drive) is right next to the outdoor pool and 2 tennis courts which also has basketball hoops. Once inside, they have an office area for tenants that has complimentary wireless internet, and a decent-sized gym with free weights and couple of treadmills and other stationary exercise equipment. All of these features are well-kept. Location- It's located right across Six Flags Great America off of Grand avenue. It's located right off I-94 which makes commuting a breeze. Also, they have Gurnee mall on the other side of the Hwy which is convenient. Even being this close to Six Flags, you don't hear anything coming from there. The layout of the individual apartments are spacious and has all the needed amenities including in unit washer and dryer. Only thing missing- microwave. Also, another negative is the loud central air for the apartment. It's loud enough to wake you up every time it starts up! There is ample parking spots for all the units, and they provide you with parking stickers to make sure only tenants are parking there. They also have garage parking but they are very limited and they have a long waitlist for them. This actually was a huge reason for me to not renew my lease. I envisioned parking outside to be an issue during winter months especially when it snows. As for the front office- the front office individuals were always professional and quick with sending help when I needed it. They are polite, and they have social events set up especially during the summer months to help tenants meet and get to know each other. And the best part for me- They returned a substantial amount of the security deposit for a 6 month stay. They mail you an itemized bill of the security deposit and how much they are taking out of it and for what. And couple of weeks after receiving that mail, I received my check. All of that happened within a month of moving out.

I called her a week prior to visiting and she went into an apartment and took photos herself to send to me, eased my mind about the safety/friendliness of the neighborhood and then sent me all of the paperwork to apply. This complex is beautiful and I love my new apartment. The office staff is so incredibly kind and professional. I put in a work order one day and the maintenance guy came within just a couple hours then took time out of his day to show me tips and tricks to my new place (how to work appliances, shut off water, etc). I would recommend these apartments 10/10 times.

    Bottom line up front: Only live at Grand Oaks Apartments if you are in dire straits. Like, you…read moredesperately need affordable housing due to a life crisis. I ended up buying-out of my lease early because of how much I hated living there. PROS: Close proximity to shopping needs (Gurnee Mills, grocery shopping, restaurants, etc.) and the affordable price of the apartment. CONS: Everything else. Here are the key items that got me to move out as quickly as I could. For reference, I had a one-bedroom, first-floor apartment. -There was a constant cigarette and marijuana smoke smell in my building and in my apartment's bathroom and bedroom. I chose Grand Oaks because of the no smoking policy inside of the apartments. -Unreasonable pest control issues, including serious fly and earwig challenges. Residents like to prop open the front door, and thus many flies will enter the building. They'll swarm around the hallway lights and enter under the apartment doors/when the apartment doors are opened. When I was having issues with the earwigs, it took over a week to get any communication back from apartment staff, and I was informed I wasn't on the pest control list... a fee that I had been paying monthly. The earwigs were so bad over the spring/summer that I spent most of my time sleeping elsewhere. -Long communication turn-around-time from staff. When you attempt to communicate with the Grand Oaks staff, you can expect either no response back, or a response back after 7+ days. Be prepared to send numerous follow up emails to them. After you move in (and after they bombard you with notifications to leave a review), the staff couldn't care less about the residents. -Although search sites like apartments.com will list that Grand Oaks has washers/dryers in-unit, there are only a couple units in the whole complex that have them. Odds are your unit will not, and you will have to go to the basement to use the communal washers/dryers. There is a significant lack of amenities at Grand Oaks, like washer/dryers, dishwashers, a complex swimming pool, etc. There are other affordable apartments out there in the area. Save yourself time and DO NOT live at Grand Oaks. I was able to find an apartment at a different complex for around the same price, 2-bedrooms, and washer/dryer and dishwasher in-unit. Best of luck!

From the moment…read morewe saw this online and came for our first visit in person, we were very impressed with everything. Latasha has been so helpful and friendly every step of the way. From our experience so far, this is a positive community. The other tenants have been very nice and this is overall a serene community. We had our first maintenance request put in last night and this morning we had maintenance (Jonas) at our door ready to fix any issues we had (maintenance were also very friendly, kind, and helpful just like management) We were waiting to review after being here for a little bit and getting the feel of the place and putting in a maintenance request to give an honest review. The apartment management, especially Latasha has overall maintained the highest customer service and standards through this pandemic, wearing masks and other protocols. Sometimes we feel annoying calling the office and asking Latasha questions but she is always so kind and ready to help. We are so thankful to have found this little gem. The price point for this place is good in our opinion. Good location with many restaurants, Gurnee mills mall, shopping, hospitals, grocery stores, etc near by all within 5-10 minutes away. It feels like a safe community. The apartment aesthetic is beautiful. Of course there is always something to be nit picky about but for the price point this is a very good deal especially for such a great management team. I lived here for one year while attending…read moregraduate school at Rosalind Franklin University of Medicine and Science (about 4 miles south of The Landings). The staff was always friendly and helpful. The landscaping is well taken care of and our maintenance requests were always promptly attended to. We moved out only to relocate to the city. During our move our moving truck never showed up and we were essentially homeless for the night. The Landings allowed us to stay in the apartment and just pay a prorated amount for the night. If they had not done that we would have been on the streets with our stuff so I am very appreciative towards them. Overall, living here was a great experience. The major cons are with the city of Waukegan and not The Landings (not a large restaurant selection, no sidewalks, just overall not much to do). Also, the work out area is small and can get cramped at times, but you just have to know when the good times to go are. If you are on the fence of where to live in the area, I would absolutely go with The Landings. I have been to other apartment complexes in the area and I believe the Landings is superior to the rest.
